Review summary

Marriott Vacation Club receives overwhelmingly negative feedback from consumers, with many describing their experiences as deceptive and frustrating. Reviewers frequently express dissatisfaction with the sales tactics, claiming they were misled about the nature of the timeshare and pressured into purchases during presentations. Customers report feeling trapped in a system of broken promises and financial manipulation, with many stating that the promised benefits of ownership, such as booking flexibility, are illusory. While some owners appreciate the club's points system and the brand's reputation, these positives are overshadowed by complaints about poor customer service and a lack of support when issues arise. Overall, the sentiment is predominantly negative, with many urging potential buyers to avoid Marriott Vacation Club altogether.

I have a lot of points but I can't get a reservation anywhere I want to go. I've been trying weekly for over a year. There properties are great, their service is wonderful, but they don't care about owners actually being able to get a reservation. There are vacancies in Orlando and Hawaii, but nowhere anyplace else. They have been so focused on selling points that it seems like they have oversold their capacity in desirable locations. Their sales person even told us: "Get a reservation in Aruba or someplace highly desirable and then put it on Vrbo and us the profit to pay your annual fees). That's what everyone has done, plenty of availability on Vrbo but none on the Marriott site.

Disappointed in Marriott

I acquired the Marriott Vacation Club the end of November 2024, the actual mortgage was signed December 1st. I have never utilized the services because there was an issue with booking or no availability. I tried to book the Marriott Vacation Club in Manhattan for my husband's 70th birthday, but was told that there was an issue with the system and I had to book a hotel somewhere else for $500. The problem really starts when I receive two bills 1 for 746.90 for Maintenace fees (prorated for the year) and the 2 for 229.17 for club fees. I am currently paying a monthly mortgage for property that I am unable to utilize. I called Marriott Vacation Club sales office and customer service and expressed that I would never agree to a prorated anything and I refuse to pay for fees for something I can't utilize. They went ahead and froze my Marriott Bonvoy account and have people calling constantly to upgrade so I can utilize the properties. This is predatory at it's best. I was told everything will be frozen until I pay $976.07 for services that I never utilized.

TitleTitle: Misleading Sales Tactics and Refusal to Take Back Timeshare – Feels Like a Scam

appointed with my experience with Marriott Vacation Club. I was misled during the sales presentation, where promises were made that turned out to be completely false. I was told I could easily cancel or resell the timeshare if it didn’t work out, but when I tried to return it, I was met with resistance and complete refusal. The representatives were friendly during the sales process but became unresponsive and dismissive once I expressed dissatisfaction. I feel trapped in a contract I no longer want, and Marriott Vacation Club has shown no willingness to work with me or offer a resolution. This experience has been emotionally and financially draining. I trusted the Marriott brand, but this feels like a scam. I urge others to be extremely cautious before signing anything. Do your research and don’t fall for the high-pressure tactics.

Ma Marriott vacation club very unprofessional…

Not Only was I booked up for a vacation for a year and when I went to make my dates I was told I wasn't eligible! I was penalized because of their error as well as they made me wait the full 10 days to get my money back it's 7 to 10 days to get your refund and I waited the full 10 days today is the 9th day I still haven't received my money tomorrow the 10th this is ridiculous unprofessional as well as it's so many hidden fees I lost $200 a year ago with this vacation club and I took it as a loss and still booked with them and here I am again going through more I guess it's my own fault. I would not recommend this company for anybody their thieves

WARNING

WARNING: Think twice before signing with Marriott Vacations. My wife Val and I fell into their trap on 2/11/24 at the Orlando office after meeting with sales rep Mike Perez. What started as a referral from family turned into our worst financial nightmare. THE LIES THAT HOOKED US: Promised 2,500 annual points + 5,000 bonus points - Access to "hundreds of resorts" through Interval International - Told we could book Disney World resorts starting January 2025 - They compared it to "real estate" we could pass to our children or sell back - Failed to mention the $400+ annual service fees or that our package would become "obsolete" We put down $3,505 and opened an AmEx card for bonus points, with strict instructions not to pay extra on the mortgage or lose everything. THE REALITY: Complete radio silence from our sales rep despite repeated calls. Then came the ambush - what was supposed to be a 90-minute "owner Q&A" on 11/26/24 turned into a 3-hour high-pressure sales call with Beth Rieber demanding we upgrade to Platinum. She revealed our 2,500 points were worthless and that we'd been intentionally undersold from day one. By 2/14/25, they flat-out told us our package was obsolete, and 4,000 points were now the minimum for decent bookings. When we asked to cancel, they said we had to pay off the entire mortgage first. Then they literally ushered us out. ZERO customer service. ZERO transparency. 100% predatory tactics. We've never used a single point or service, yet they continue harassing us to upgrade before we've even experienced what we bought. This isn't timeshare ownership - it's financial entrapment designed to bleed you dry through endless upsells. Save your money and your sanity. Go anywhere else.

Customer service is a chore to work with, timeshare is an awful value

So I have been TRYING to work with them to cancel my timeshare. It has been extremely difficult to do this though. I get nothing but generic template messages. It feels like they are just dragging their feet hoping I will go away. I just need the email of a person with authority over there who is really going to address my issues and help me to cancel my timeshare. It is unbelievable that a company of this size could be so deficient in basic customer service.

Outdated and neglected properties not what was promised

I have to give Marriott Vacation Club the lowest review score possible for their dilapidated resorts, lack of transparency about what we were getting into, and the poor handling of our request to terminate our contract. The majority of the Marriott resorts we have stayed in, aside from Ko'Olina, simply failed to live up to what is expected of a luxury brand. During a recent stay at the Sabal Palms Resort for a conference at the Marriott World Center, the 2-bed room was subpar, not even matching the quality of a basic hotel unit. The carpet was worn and outdated. The kitchen sink had visible caulk along the edges. Multiple poorly repaired holes lined the walls. Both the chandelier and the ceiling fan blades were covered in thick layers of unsanitary dust, which was proof of the lack of proper cleaning. My coworker, who joined me, was equally shocked by the appalling condition of the resort. When we signed up for the MVC, we were under the impression that we would have access to hundreds of Marriott resorts. However, it was later revealed that our options are actually significantly limited, as the full inventory of Marriott resorts is withheld from us until we reach a certain point level. This critical info was not made clear when we agreed to it, which feels deceptive and misleading. We are currently paying $300 per month in maintenance fees, but it is evident from the poor upkeep of the properties that these funds are not being used appropriately to maintain the resorts. This ongoing cost, coupled with the poor condition of the properties, makes it impossible for us to justify continuing with the Marriott Vacation Club. Due to these major issues, we reached out to Marriott to request the cancellation of our contract. Any fair company would see this as the bare minimum to make things right. Instead of addressing our concerns, we were told the contract must be paid in full before any cancellation can be processed. It is unreasonable to expect us to continue paying for a service that does not align with what was promised at the time of purchase. Are they intending to keep us trapped in these rundown “resorts” forever?

Very Disappointed

My wife & I had been going to the Marriott Cypress Harbour for the past three years & before that we stayed at the Marriott World Center. Last year as terms of our sales presentation agreement we were provided a $300 gift card. Our intention was to use the gift card on our next visit. Little did we know the gift card Marriott provided expired within five months. At no point was the card ever activated or used. When we arrived for our sales presentation on Sunday March 2nd we explained the gift card issue with the representative/greeter at the front desk and she would have a Manager speak with us. The Manager spoke with us and advised she would see what she could do. We went through our sales presentation and the sales rep began the presentation by mentioning if there is one thing about Marriott is they will make it right. Well the presentation concluded just before the 90-minute mark. The sales rep stepped away and since we were now waiting after the 90-minute mark with no pricing let alone an update on the card we proceeded to leave. As we were leaving the rep and a Sales Manager come back and the Sales Manager advised he had numbers to go over with us and when I asked about the gift card status he advised there was nothing he could do but would have someone speak with us. Yet now another person speaks with us to advise there was nothing that could be done but we were welcome to pick up the gift card for attending this presentation. This presentation left us with a very poor image of Marriott and how it treats loyal guests. As a result we will no longer be choosing Marriott as a vacation option and will review and advise others of the same. Rafael Garcia from Corporate followed up and offered us 40,000 and then 50,000 Bonvoy points towards a future stay. While Rafael was very professional with email responses this offer does nothing to provide us with righting the wrong from the $300 gift card. An offer of Bovoy points and addressing the gift card would have been a serious way of addressing the issue.

Marriott Vacation Club representatives…

Marriott Vacation Club representatives made multiple statements regarding ownership that have proven to be false or misleading. The timeshare was pitched as an investment that would maintain or increase in value. 2,000 points would be sufficient for a week's vacation every year at a fixed price. We could easily use our points at any Marriott Vacation Club properties and the properties were exclusive to members only. All fees for the year were included in the closing costs. The timeshare had resale value and could be sold if needed. Sounds great right; all turned out to be lies. Shortly after our purchase, we received an unexpected bill for approximately $586 in HOA fees, despite being told that all fees for the year were included in our closing costs. When we immediately contacted Marriott Vacation Club to cancel our contract based on this misrepresentation, we were informed that we could not cancel. We made multiple written requests to cancel without seeking any refund, but all were denied. Years later, Marriott finally offered to take back the timeshare only if we paid the loan in full, which remains impossible for us. Seriously, this world is upside down!

We received a mailer from Marriott…THEIVES

We received a mailer from Marriott Vacation Club (MVC). It advertised $199 now and 12 months to choose and take a 4 day/3 night stay for a sales pitch in Florida. We love Marriott properties, have their credit card, ect. We paid the $199 in 2/2025 and recently tried to book our stay online. MVC website gave us a pop-up after we put in our offer code and last name stating that our offer was no longer valid, call this number. I was a little upset that the offer we paid for was no longer valid. The number they gave me was to the sales department, and I explained the situation. MVC proceeded to tell me that our offer was still valid, but we had to book over the phone. This immediately felt odd, and I asked why. "That's just the way it is." Becoming less enchanted, I asked for a refund of our $199, we no longer were interested in their offer. MVC stated that we had 15 days from payment to get a refund. This was disclosed no where and MVC stated it was in the welcome email. There is a disclaimer in fine print on the offer letter that after purchase of a vacation package, there is a 15 day window to get a refund, not for the $199 to reserve the 12 months to decide when and where we were going. To wrap up, the disclosure that they would take our money and run was in an email that was supposedly sent (we did not get it) aka, disclosed we would never get our money back AFTER we paid them. Stay away, far away.

Deceptive Sales Pitch, Taking Advantage of Elders

While at an “Owners Update” on my Marriott Vacation Club Membership, I shared with a Salesperson that I was recently widowed, I explained that this visit was part of my grieving process as my late husband, and I had vacationed at one of Marriott’s resorts in Hawaii. Despite acknowledging my vulnerable state, they proceeded with an aggressive sales session that lasted over two hours. I was urged to merge two of my existing Marriott timeshares into a new ownership with promises of financial savings, priority access to oceanfront villas, and added flexibility through Club Points. I was also told that if I couldn’t use the property, an external firm would be available to rent the weeks for me. These claims, which were made verbally and supported by handwritten calculations, were never reflected in the actual contract documents. I was assured I wouldn’t pay more than I already was and that the contract would be easily transferable to my son upon my passing. However, they failed to mention that my son would inherit the ever-increasing maintenance fees. The entire experience was rushed and disorganized. I was hurried through the signing process. I was even encouraged to open a new Marriott Bonvoy American Express card to help with closing costs, which has only added to my financial burden. The Club Points are extremely difficult to use, limited in their transfer options, and expire if not used within a confusing system. As an elderly widow, I feel I was taken advantage of and coerced into a contract that is neither sustainable nor beneficial. The never-ending maintenance fees and high monthly payments are unaffordable, and the misleading nature of the sale has left me with deep regret.

Marriott does not Care if You are Happy, as Long as You Pay

We sent a letter detailing our experiences that match all of the other reviews here, we were kept for hours, made extravagant promises of the vacations we would enjoy, and ultimately caved and agreed to purchase additional points so we could get free to enjoy a little of the vacation we were on. We tried for two years to use these “wonderful” things and actually got to take one extended weekend at an overcrowded resort because it was the closest location we could get to. The Marriott response to our letter requesting the contract be terminated was a phone call in which we were told that we were stuck with it because it was our word (the customer) against the company, that our math concerning the ridiculous amount of money the useless points would cost us (over $100k for the payment terms) was wrong (I am an engineer and my wife was a teacher and is now becoming a nurse). We were told we had 10 days to back out and should have done it then because of course I should have wanted to spend 4 additional hours reading all the fine print instead of vacationing, and of course I didn’t have to go back to work when I got home, because who does that). We were told they would buy the timeshare back from us (but neglected to tell us it had to be completely paid off until we actually tried). The woman we spoke to told us she was “one of seven people in the company” who “reported directly to the CEO” but sorry, we don’t actually care you had a bad experience and there is nothing you can do to even cancel the automatic withdrawal of $500 a month for the next 15 or so years unless you call our finance department because you have no power. Oh, and if you do stop paying us, we will foreclose on you and ruin your credit. So, for an additional 1.5 hours after work I listened to condescending remarks and received not even an apology for the deceptive tactics and highly negative experiences we have had for the last two years.

Timeshare was a HUGE Mistake, Treating loyal customers AWFULLY

We are timeshare owners and we feel utterly stuck with this thing. After being lifetime Marriott Platnium Elite members and very loyal customers for years and years, Marriott’s sales reps lured us into this trap with an offer for a $199 Vegas stay last July. While there we were subjected to an unbelievably manipulative presentation that we were tricked into agreeing to thanks to some VERY shady behavior. They kept us there for hours and never once told us this was a timeshare, they called it “Vacation Ownership” instead. They pretended like they gave us some big discount, but now we are saddled with high costs that are unmanageable on our fixed income. We’d spent nearly 1000 nights with Marriott before getting dragged into this timeshare, but the horriffic experience of being tricked into this and the uncooperative customer support from the financial services team has been heartbreaking to us. We just wanted to undo this mistake we were unfairly pressured into making, but so far no one has been any help in letting us out of this timeshare to rectify our dire situation.
