Dishonest practices

Dishonest practices, poor customer service. Telling people they must "wire" money when you have ACH etc is dishonest. Your "concierge process" does not work.

My experience with Darwin Homes has been second to none. I fell on hard times during the pandemic, they understood my situation & stayed patient with me. ESPECIALLY Dawn Wilson, she treated me like a person instead of a number, responded fast to my emails & all, I really appreciate Dawn Wilson & Darwin Homes!!.

My house was dirty upon moving in

My house was dirty upon moving in. I had Rollie bugs and roaches all over the floor. The fence wasn’t put together. I am highly disappointed.

No AC On Move-In Date

No AC On Move-In Date Every once in a while you come across a company you wish you hadn't. In this case, that company is Darwin Homes. Rather than tell a sob story, I'll just tell you the facts and let you decide if this is the type of company you want to do business with. (1) Darwin Homes threatened to cancel my application unless I changed the status of my Emotional Support Animal because the vendor of their choosing was backed up and taking a while to diligence my application. They agreed that they were in the wrong but I never should have been threatened in the first place. (2) Upon arriving to my apartment in the middle of summer in Austin I found out that the AC was not operable despite the apartment being a 2020 new build. As Darwin homes closes at 5, and in their opinion not having AC in 95 degree heat (while moving in) was not an emergency I still do not have functioning AC one week later (although they say I should get it next week). (3) I have suffered numerous out of pocket expenses which Darwin home refuses to reimburse because again, in their opinion not having AC in a Texas Summer is not considered a necessity. I hope the information above allows you to make an informed decision and not suffer the same issues I have. . I only wish I had known

This portal is very bad

This portal is very bad. To make an electronic payment, they want my user name and password for all my Wells Fargo accounts. To pay by check, I have to mail to Oregon and they only gave me 3 business days notice. To pay by cash there is a limit of $999 which is lower than the rent amount. So they basically give me no reasonable way to pay rent. Also, they are charging me additional $500- and after 45 minutes on the phone, they said they had to call em back. Two days later, I have not heard from them. I also emailed them through the portal and still have not heard back

Darwin homes is the absolute worst…

Darwin homes is the absolute worst rental property management company ever! They refused to rent to us again because we were “annoying tenants” since we had to call anytime there was an issue with anything in the house that we weren’t allowed to touch. We paid our rent on the first of every month and NEVER missed a single payment!! Here is a list of a few things that happen while living there. First week we moved in we didn’t have any hot water and they told us “it’s not an emergency, and to get over it” we have 2 children. Then several weeks later we smelled smoked from the wires in the wall they still proceeded to say “not an emergency, someone will come out when they can” which that should have been an emergency! Then around Thanksgiving time the toilet in the master bathroom flooded and so they had to shut the water off, well the vendor that came out was very rude and disrespectful when I asked him where is badge was to show he was with a company he got aggressive with me, he also brought 2 other people with him one being a teenager, one of the men was smoking while at our house, no one had a mask on, at this point I was pregnant and felt very uncomfortable with a stranger in my house during a pandemic with no mask on. He then proceeded to say “I think there is a pipe broken so I’m shutting off the water for a little bit” I was fine with that but then in turned into almost 24 hours with no water at all! He came back out that evening and lied to us about the handle being broken to turn the water back so he left, they showed up again the following day late that afternoon and just had nothing but horrible nasty attitude and didn’t care. Then when it was time for us to move out Ashley was being very very aggressive and harassing us, she would call and text us late at night from her personal cell phone threatening us to get out or she will give us an eviction letter, they tried to leave us homeless and had no care in the world that we had 2 kids, and another on the way and the fact my husband is a disabled veteran! She called my husband about 5-6 one evening while he was working and wouldn’t stop even after we asked nicely, then we had people sit across the street and watch us!!! We left the keys and garage clickers in the mail box when it was time to leave, Ashley then proceeded to say they weren’t there but yet the owner was already in the house, the neighbors saw the owner get everything out of the mailbox. This company needs to be shut down with how unprofessional and rude they are to tenants! Anytime I called to speak about the security deposit and pet deposit I got the run around game, I gave them over 30 days to send it out! I asked for the highest supervisor to call which her name is Katherine and guess what she refused to call me back! Something truly needs to be done! DO NOT RENT WITH THIS COMPANY!!! They do not care about you or your family! They are only in it for the money!!

This review is particularly directed to Dawn, from Darwin Homes, who went above and beyond to get a serious issue caused by the resident portal involving my rent payment. For some unknown reasons, the portal withdrew two payments on the same day, but recorded only one. So, when the month ended, it started showing a balance of one rent as if it was late. Dawn was on top of the issue from day one, and kept his calm and support even when I lost my temper. He tracked down the issue until his last resource, and was finally able to get it resolved. Thank you, Dawn, for your respect to the customer!

This company is beyond my expectations…

This company is beyond my expectations very nice and professional team . Top service at affordable price $99 per month , not like my previous management agent I felt like in few years he will share my rental income 50/50. 😝 😂

Jayson was able to explain to me that our duplex is under new management. He was very insistent that I understood so we wouldn't incur late fees. It's always scary to have change, but, he eased my concern.

Outstanding pre-move services

We were kept up to date throughout the application and approval process and notified by email as soon as we were approved and about any changes. Our lease was sent to us quickly and we were able to easily read and sign. Then a signed copy was immediately sent to us. The portal is easy to read and navigate. And they offer help finding exactly which utilities are available at the new home.

This is the worst experience I have…

This is the worst experience I have ever had with a property management company. We moved in one month ago and did not have hot water for the first 2 weeks we lived here. After several attempts maintenance finally came out and now we have warm water, but the issue was never truly resolved. The basement started flooding shortly after. It took several attempts-maintenance requests and phone calls- to get a response. They finally sent someone out who did the most laughable job I have ever seen in an attempt to fix the issue. We called immediately after he left and said that clearly this was not going to work. They assured us they were confident in the job the did. Lo and behold, two days later and the basement is COMPLETELY flooded with standing water that continues to seep in. We can not get ahold of any management or maintenance people as our belonging sit in the basement, continuing to be ruined. If anyone reads this from DARWIN, PLEASE COME FIX OUR HOME

A ridiculously frustrating experience

This was one of the most frustrating experiences I have had in years. There was a complete lack of comprehension of the contents of the documents provided for verification. Then , when we were still jumping through random hoops, we were told that the application had”timed out”. As we were paying upfront in cash for a year in advance these were all moot anyway. The whole process was ridiculous. I would highly suggest further training to increase the likelihood that employees actually understand the goals of what they are doing and are able to go off script.

Keys were not left in the lock box

Keys were not left in the lock box. The movie in instructions were completely wrong. I should have been provided the deadbolt code up front not after waiting on hold for nearly an hour
