Better vocal communication would be nice

Better vocal communication would be appreciated instead of simply email which takes longer to communicate thru, and having all your phone numbers go straight to voicemail does not help a new resident who is moving in and has questions, but luckily they are helpful when they do answer your questions and concerns

I called many times with issues and was…

I called many times with issues and was told I would be called back either that day or within a couple of hours. However, NO ONE would call me back. I kept having to call you back. Then I would get someone new and would have to explain everything again. EXTREMELY frustrating. There seems to be a HUGE disconnect within the organization.

We had an overall great experience with…

We had an overall great experience with Darwin Homes. They were a pleasure to do business with. Everyone was very helpful and kind. Dawn Wilson always went above and beyond for us and I can't say enough great things about her. Definitely a 5 Star company!

Singing my lease seems like its taken…

Singing my lease seems like its taken longer than necessary. I have singed it and then it kicks back and I have to redo it again. Every little action seems like I have to sign up for some new application. Sending money there's an application, pet deposit there's an application. Its too much. Too many different people contacting you about a single property.

I have moved 5 times in 4 years. The customer service is the best I have ever had!

Having moved 5 times in four years I have had a lot of experience with different rental companies. Moving is stressful enough as it is so dealing with rental companies that don’t respond to your questions or maintenance requests or companies where if any small request that you ask of them falls outside their “company guidelines” and the deny it just makes the experience that much worse. I have to say that Dawn and her team have been the most responsive and understanding rental company that I have interacted with. I am not one that typically writes reviews but after some of the horrendous experiences I have had in the past I felt that their good work deserved some praise. Just to mention a few things that they have already gone above and beyond on: * They have someone who will contact you at the beginning of your move and after giving them a little background info they take care of transferring over ALL of the utilities and closing out your old ones. I thought I was going to have to pay a hefty fee for this but it was free. * They were willing to reimburse me for some minor changes that I made to the appliances even though I forgot to request their permission up front (which I recommend you do) * I had setup my auto billing incorrectly and was 15 days late on my rent which normally comes with a 10 dollar a day fine. After they reached out to me I realized the mistake I made explained what had happened and they dropped the fine. No rental company has ever given up the opportunity to collect a fine in my prior experience. I would strongly recommend them to any of my family or friends. It is so nice to be able to talk to Dawn and have an actual conversation where she is willing to listen to my side of the story instead of the typical robotic responses I have received from landlords in the past.

Smooth Transition

Darwin agents helped make the process smooth from beginning to end, from scheduling a tour to getting the lease signed. It all took less than a week and we will be moving in next week. I look forward to the next year or so.

Excellent staff, but read the lease carefully

The staff was kind, efficient, and responsive to all questions. However, we struggled in our decision to sign because of the Indemnification Clause of the lease, which an attorney in our family call’s “the most one sided and draconian indemnification clause I have ever seen in a lease, especially a residential lease.”

Seamless application process, thorough but with a positive approach

The online system was very user friendly, one of the best. Easy to read and did not feel aggressive as some of these contracts tend to be. The representative communicating with us was very efficient and responsive. The whole application process was seamless. We felt that the Darwin was representing the best interest of the homeowner by doing due diligence, but at the same time, handling us well as potential renters with common sense logic. Thorough, but with a positive tone. There is even a service to assist with utilities set up, and the online payment system was extremely easy to set-up. This is a great start, and we hope the excellent customer service continues.

Worst move ever

I have never had to deal with a move on like this. I don’t like that I really can’t talk to anyone. I have left messages emails and text messages and most of the time I didn’t get a response. This is so unprofessional, I held up my end of the contract. I can’t believe I’m in this situation to where a manager would not talk to me. I have been so patient and I am thinking about contacting my attorney. I’m still not satisfied

Do Not Rent From Darwin

Active duty military who has rented properties around the world for the last 15 years. Absolutely the worst rental company I have ever dealt with. For two years, they have been non-responsive and failed to get maintenance dispatched to our property in a timely manner. Their subcontractors did poor work. When the hot water heater blew up, the repairman got frustrated and literally abandoned the project before it was complete without telling us. We notified them in February that we would be moving out 2 months early, and provided military orders. They never gave us move out instructions until I reminded them again at the start of April. They then claimed they didn't know we were leaving, and drew up our notification paperwork saying we failed to give them 30 days notice. They are refusing to allow me to be present at the move out inspection, and are also claiming to have never received the move-in inventory sheet we sent in after we moved into the property. Around the time we started fighting them on this, our rent suddenly didn't go through on autopay (it's gone through without problems the last 9 months - convenient that the autopay didn't work after we started complaining to them about the move out process). They never notified us that they didn't receive the autopay, and simply started to assess late fees. Their San Antonio number does not work - it gives you options, but every time you choose one, it gives you an error message. You are never able to talk to a real person. They respond sporadically to emails, and it's always a different person responding each time. We thankfully had the actual owner's contact info, and had to go through them on almost every single repair or issue. The only way Darwin responded to us was if we contacted the owner, who would then call and yell at them. Do not rent a property managed by Darwin - they are the worst property management company I have ever dealt with, and they have proven to be dishonest in their dealings with us.

Overall an easy experience

There was a slow start trying to gain access to the property to look around before submitting an application. Once the application was submitted, everything else was processed timely and hassle free. We are first time renters and appreciate the ease at which this transaction was accomplished.
