House is not properly licensed or inspected

I am seeing if Darwin Homes will get to me faster but come next Monday it will be a week I have been here and one set of issues that are very important I am having is that the home I am living at in Kansas City Kansas is not licensed or inspected and I thought it was so they will need to get that taken care of or it will affect my living situation so that is why I am seeing if I need to get an attorney on this matter.

Avoid Darwin at all costs

This company is horrifically managed. Despite endless issues with the property we rented, the company is evasive and refuses to get anything done in a timely manner. Additionally the company didn’t have any local presence or a direct contact. The majority of local contractors they used for maintenance requests let us know the company is blacklisted because they refuse to pay the contractors they hire. Property owner was also suspect and Darwin was unwilling or unable to assist us in matters involving the owner. Edit- see all of the other one star reviews with the same empty apologies from Darwin. ZERO STARS

This is what is happening now-They still charging me late fees and daily accumulating while I wait for someone to get back to me. I have asked to speak to corporate and no reply.

This is what is happening now. I have been charged unfairly with late fees. This past September they allowed us to pay our rent with debit instead of it coming out directly from my account. Wen I used thier new system, I thought it went well until I get late fee notices for everyday of September. I started calling them from when the first late fee came in and was told that "someone will get back to me". I have yet to speak to accounting and all I am getting our emails from a woman who thinks that I should be responsible for all these late fees. I tried and tried and tried to reach out to someone to discuss these fees and I kept being informed that they are busy or on the phone and that someone will get back to me. MEANWHILE, the fees kept stacking up! So finally, I had to send a loud email stating that no one is returning my call about these fees that are adding up daily. Finally a woman from collections admin decides to contact me, told my husband that they would take care of this after I sent her proof that I had paid on time but instead of doing that, she tells me that I have to pay all the late fees from September if I want all of October fees off. I don't believe that is what is suppose to happen! That those late fees are my responsibility for NSF that should have never happened if my payment went in before that occurred and in order to remove October that I would have to pay all of Septembers fees! What kind of company fights you tooth and nail for somethin that is clearly their fault. Everyday that I waited for someone to take care of this, late fees just kept adding up. You would think that they would have stopped them while they reviewed my proof of evidence of being a good tenant, paying on time. It is sad that I have this mental anguish from them and cannot focus on my family because they are digging thier heels. To this day in November, they are adding daily fees. Horrible Experience!! Someone above Michelle from Accounting admin, Please respond to this message!!! Also, they never sent anyone to fix the broken fence and took almost 6 months to send out a person to fix my ceiling fans! They need to own and stop taking money from others that clearly take care of their own financial responsibilities.

I want to give this company a zero or…

I want to give this company a zero or -zero. My son and daughter are room mates together in a house of theirs. Their toilet stopped flushing and then it started filling up in the bath tub when they used the toilet. Both of their bath rooms are unusable. Has been this way for over a week. Then a maintenance man came. Couldn't fix the problem cause he was a Mr. Fix it. Not a plumber like they was told was needed. Nothing been fixed. Can't get ahold of anyone. This is NOT livable conditions. Have paid rent every single month. They always pay the 2nd week of the month because that's how their paychecks fall. Well a few months ago the day the rent was sent in. They had somebody out there putting a evition notice on their door. So 2 days after rents due they want to start yelling eviction but when your tenants are living in unsanitary. This is just plain gross. This company deserves a zero rating. When this house was rented it wasn't owned by this company a few months after move in Darwin took this property over and it's been problem after problem. Time to get ahold our Lawyer to get this problem taking care of.

Impossible to get a response from a "representative"

I have tried repeatedly to get a copy of our lease agreement and have been unsuccessful. I have gone thru support in the resident portal, called every number I could, and started a chat. I still do not have a copy of our lease agreement that I need for business purposes with the state of Oklahoma. I will continue to pursue Darwin with the help of the state since they are now involved. I have records of all phone calls I've made. Wait times that are much longer than stated, that either go unanswered, answered one time with zero help, or asked to leave a voicemail and no response. This is the third rental company I've been through in this house and it is by far the worst.

This company is absolute dog water

This company is absolute dog water. When we moved in we found mold in the basement. After about a month of calls and multiple people coming to look at the mold and take pictures a guy came. He did a bit of work, tore up some of the carpet and walls and took pictures to send to them to give them an estimate. After over a week of hearing nothing we called Darin again and they said the maintenance request was complete. But no it was obviously not complete the mold is still there. So they told us they would get back to us again. We haven’t heard anything yet. It’s been almost 2 months since we started dealing with this. Absolute nightmare. Also love when I call them for support and they give me a five minute wait time only to not pick up after 45 minutes of being on hold. Very upset with this company. Guess we may have to call town code enforcement because this is a serious health hazard and they refuse to listen to us and fix the problem.

WORST RENTING EXPERIENCE EVER.

I currently am renting a home through Darwin homes and my experience has been horrible. I’m currently 7 months pregnant and in the 2 months of living here we have experienced raccoons in our attic that we’re able to come in our laundry room, black mold on ceilings in multiple rooms, no heat or A/C, and a GAS LEAK that the hvac company they sent not only didn’t catch but never called back to fix our AC. I have been sick for weeks only find out i had been inhaling gas for weeks on top of the black mold growing in our home. Darwin homes has done NOTHING to fix these issues and have not returned any of my calls or emails. That have not even offered me relocation and will not respond after my insurance agent, lawyer and myself let them know my home is inhabitable. I am trying my hardest to get out of my home for not only my health but my child’s and NOTHING HAS BEEN DONE. I wouldn’t recommend this company to anyone and will be sure to let anyone looking for a home to stay away from this company

Inexcusable

So, what went wrong. Sadly, reading some of the previous reviews it's very much the same. The home wreaked of pet urine as soon as you walked in. Infested with roaches in every appliance (fridge, dishwasher, stove, microwave), mold in the fridge, mold in the microwave. Pet stains left in two of the bedrooms, and "crunchy stuff" still in the carpet. One of the doors was broken and just left open on the fridge so it was condensing and essentially just running water out of it onto the ground. Carpets that had literally been chewed up by (I'm assuming) the previous tenants pets. Toilets that didn't work and plumbing that leaked. Our list goes on and on, but just like so many of the others, we could not get anyone to respond on our move in day, via e-mail or customer service. They blamed the home owner as being "slow to respond" but when the home owner actually found out, they reached out to us to find out why they were asking for another $5000 for repairs as they had JUST PAID $8000 before we moved in. Somehow, even though they asked the home owner for more money, they still don't have a plan to fix any of the issues, they're still "reaching out to vendors". If you're asking for more money, what's it for? We've had 2 different "vendors" to the house to take pictures and report the issues and one Darwin associate to fix the shower and we're only today (a month and a half after they were notified of all of the issues) going to discuss with the owner a plan for resolution. I'm assuming at this point they forged our move in check list as we never got one yet one of the representatives said we had. I asked for a copy of that to be provided to me but, funny story, they couldn't find it. Yeah, cause we never were sent one to complete. I truly feel bad for the home owner as they have very much the same issues I'm reading here. Very little contact, as much "we didn't know" as they can possibly manage while pocketing everyone's money. At this point, I'll be sending much of the same information to the BBB, and as many outlets as I can. I know there are probably success stories out there, and I wish I could say that I was exaggerating our experience, but not only has the owner been in contact with legal representation but we have as well. Know your rights people and stay away from Darwin, everyone.

Nightmare company!! WARNING

I lived in one if their properties for 7 years and it changed companies between companies just about every year maybe 2. Darwin Homes took over the property, because Renters Warehouse would never answer a service call. I had no lease with Darwin Homes period and after move out they sent me a bill totaling over $7,000.00 for installing new carpet, painting, painting the bath tubs, painting the sinks, etc. I steam cleaned that carpet atleast once a month, had to pick paint chips from my kids hair after giving them a bath, and they think I'm paying for that? Bwahahhahahahahah DON'T RENT FROM THESE INEPT PEOPLE!!! THEY ARE LIARS, CONS, AND THIEVES!!!

LIARS & SCAMERS

We have been having some issues and miscommunication recently, so I’d like to clear some things up. Twice now, maintenance teams have been sent to the property without notice or any update to the work order; We had made it clear in the past that we need a heads up ahead of time so that we can either be there or make sure there is a way to get in (because we lock the doors). There is also still a large hole in the wall above the oven for the hood/vent, and this has caused the smoke alarms to go off every time we cook. The following is a list of things that are still wrong that I haven’t put work orders in for because I was more focused on safety and function maintenance requests. -Upstairs does not get any cooling due to the ducting (it’s 100o outside) -the bathroom water comes out brown/black every time we turn it on. -the electrical breakers and bus fuses are highly outdated and cause the power to trip far too much. -humid and moldy in all of the upstairs, probably because the attic and crawl spaces doors don’t shut. -drain under the kitchen sink is leaking (I work in the repair industry, so I sealed it, for now, to not cause water damage to the property). -An extreme amount of bugs inside and rodents outside. -front yard is full of debris (human hair, cans, bottles, coolers, trash, etc.) -The front door does not close, and most of the interior doors are not able to close due to being painted over carelessly. -MAIN WATER LINE FLOODING THE BEDROOM, SHOWER SHOT HOLE THROUGH WALL, AND I HAD TO PAY OUT OF POCKET FOR AL OF IT! -We have no idea how to pay utility bills as I set them up with your free service, I have no debt and always make payments on time, so I wouldn’t like to start that now, As well as a few others. I was willing to look past many of these things and find my solutions to the problems on my own, but if we plan on living here for a long time, I thought I should make it clear that the lack of communication and disregard of the lease terms were not acceptable. In addition, I have a hectic schedule at the moment and should not need to take time out of the day to worry about people I don’t know showing up at my house and whether or not things are getting fixed correctly. I am not the type of person to send emails like this very often, and I understand that everything being perfect is too much to ask for, and I’m willing to work with you on that. I also understand that your teams, as well as the service industry, are very busy at the moment as well. I am only asking for the information necessary to make your job, mine, and the maintenance jobs more manageable and knowing that some of these repairs are on the schedule. If there is a property manager or landlord that makes these decisions, I’d love to be able to work with them on these issues. I work in the repair industry, so I may be able to help with some of these issues. P.S. In the lease itself, we were promised washer and drier hookups, I did the measurements and had a plan on a place to put them, and now we are being told that there is no way to have them installed. So we HAVE to do something about this either financially or getting them in the home because this costs us a lot more time and money to do laundry.

Darwin management company horrible

We moved in this house July 5, 2022 everything that I was told would be done was not. The house was real nasty , there was bugs, spiders, ants. Darwin management never answered there phone or they would have answering service they never returned your calls. We all took off from work for this move and we had to stay extra day in my old house so we could clean this house it was so nasty.. they had handy man to paint horrible job more paint on the floor told they about it they lied and said I agreed to move into this nasty house. Many things not working electrical still broken they call someone he state they need approval haven t heard anything. The switches in the garage need to be changed out and it go out all of the time. I fell one night hurt my arm real bad and hurt my back real bad. Nothing is done. Some of the faucets in the master bathroom still not fixed. They will call someone sometime to fix stuff and they never come back. Wood pieces still broken, paint still on the floor , yard front and back a mess. I have asked for my money back numerous of times and out of this lease they say no. It’s been triple digits degrees in Houston. They don t care .. you only hear from them when it’s rent time they take everybody money and treat everyone awful. I read all reviews there are so many they all have the same problem that we are having. How could a company stay open and treat all tennant horrible. This company rated zero. I have had high blood pressure from the stress since living here. I will say again I will not have a stroke from this company. I want my money back. Asap and out of this lease. They are all liars about everything. The handyman they had stole the keys it go on on. Bad horrible company they scam and a con.

RUN RUN RUN

RUN RUN RUN! The absolute WORST rental company I have EVER experienced. They are horrible with communication and no one knows what they are talking about. I would call so much my number got blocked from the business, yes, BLOCKED! Anytime I call their number the call immediately drops, this only happens with their phone number. I’ve been in my he going on 1.5 years and the AC has been broken the entire time, leaving my Evergy bill to be $600 monthly! My account is charged over $300 a month for late fees THAT SHOULD NOT EXIST! I have been given an eviction notice and have been on time!!!! IF YOU VALUE YOUR PEACE AND MONEY, PLEASE DO NOT RENT FROM THIS COMPANY!!!! HORRIBLE HORRIBLE HORRIBLE!

Very disappointed

I Have been paying rent since the 6th and two days later still no refrigerator, stove or dishwasher. We were told they would be delivered by the end of yesterday and now you’re saying you don’t know when they will be delivered, that’s not good enough!! Also no one is emailing me back! Very unprofessional and you all make it impossible to get ahold of anyone to speak with. Very disappointed!! I will never rent from Darwin homes again!

I am give 1 star because there's no option to give 0 I'm disappointed I been complaining for months the floor of the washroom is broken from humidity so do also the floor of the hallway the kitchen ceiling have a big hole they keep saying we will fix it and they never do for months we been calling and they hang up on me all the time on of the last room every time it rains floods they never Care 5310 Clover Ave Louisville don't rent this place or anything from this company we been here 1 year finally moving out do not sign anything with this company.

I have been without hot water for 72…

I have been without hot water for 72 hours! I have called the company 10 times and have not been able to get any help or response back. I’m highly disappointed. I read their reviews prior to getting this house, I should have listened. Horrible experience.

Poor Craftsmanship

Whoever you have doing the finish work at this home takes no pride in their work. Shotty work all around, poor paint job, no sanding, dirty hand prints on the walls. All this for $1845 a month.

This is the worst company to get anyone…

This is the worst company to get anyone to assist you with repairs at the home you are paying good money for. Have been with out hot water from the day i moved in and even on the day had trouble getting the keys but Darwin had no trouble taking my money. 8/12 move in and still no hot water. Dishwasher does not dry after the wash cycle. Looks like I need to contact the Attorney General office and now trying to locate the owner based out of Nevada.

This is absolutely the new way for…

This is absolutely the new way for slumlords to operate. I have had nothing but trouble, and nothing has been resolved. My house has cockroaches, mice and snakes in it and they sent a man in a cut off shirt with a bottle of pest away he bought at Walmart. If you have the option of moving into a Darwin run property I would suggest that you instead burn 1000 dollars and live in your car. You'll be much much happier.
