The worst experience

The worst experience I've had trying to rent a property. I applied to the property and was approved, but due to a pipe bursting and water damage in the home, they told me the start date would need to be pushed. Not an issue, as my move-in date was flexible. I was told that I would be updated later that week with an expected maintenance time and move-in date, which I was not. I checked back the next week, and I could still not be given an update but was once again promised that I should have one in a few days. Since then, the leasing agent has not returned my calls or text messages. When I called into the corporate line and asked to be connected to her, I was told she was wrapped up in some things - and still no call back a week later. Yet, today I received a marketing text from Darwin Homes telling me that the house - which I was already approved for - was now listed at a different price and I should fill out my application because there have been "a LOT of inquiries". I honestly feel like I was scammed out of my application fee and lied to throughout this entire process.

This has been the slowest most…

This has been the slowest most lackadaisical property management company I've dealt with. There have been numerous issues however the latest has been from a tree that split in half to the ground after the recent 2023 ice storm. Today is 2/14/23 and the tree is still there and has crushed the neighbor's shed and is in two other yards as well. I have been going back and forth and there is zero urgency. We have small kids and the neighbors do too. I'd look at having a lease with another company before using Darwin.

I wish I would have found this earlier…

I wish I would have found this earlier ahead of time not even 2 weeks ago I went to go look at a house not only just me my mother went with me when I got there two other people was there looking at the same house we also went to go look at two other houses finally I had got the house that I wanted I paid for their fee for the application and I also pay for the feed to hold the house comes to find out when they came for me to get the key nobody returned my call or my text messages the weekend went by as I was supposed to get the key still didn't get it Monday come I'm calling I'm calling texting this person they never reply back to me at the end of the day I end up getting a call back from someone that was helping me telling me that it was a whole different number I reached out to this person comes to find out they don't know nothing about what's going on didn't know anything about me going to the house or the other people telling me that his daughter was upset with him a whole story I got scandal for money I did a police report and everything this is not cool you do not do this to people that work hard for their money trying to move making living for them and their kids this is sad so I wish I would have saw all of this and it would help me but it still help me it's a lesson to learn we all have to come together and do something about this or they going to keep doing this

They rented a broken home to my family

They rented a broken home to my family. After living in a hotel for two weeks and watching tens of thousands of gallons of water flow into the walls, we were able to terminate the lease. It was a horrific ordeal. We still got stuck with the water bill and a few weeks later they re-listed the property for rest without any water damage mitigation. The next folks will be breathing mold come spring. They are a terrible company and with nobody locally to most properties there is no accountability. Update: in reply to their response. They are lying. They are advertising to have it signed in less than a week and ready in 2.5 weeks. No chance they can do that work in such time. It required removal of drywall and insulation in about 1/4 of the home. And there’s been nobody there for weeks. Totally abandoned. They also refuse to pay the bill for the 26,400 gallons of water that leaked from their broken pipes and that i got saddled with a bill ($446.80).

There were no options for 0 stars but Darwin sucks.! Do not rent from them I’ve been without heat for 6 days and nobody cares I’ve only lived here for almost 3months. They dnt fix ANYTHIN they’re very nonchalant and act like they dnt care.! Thinking about renting with Darwin? FUCKN DONT

The absolute worst rental company

The absolute worst rental company, EVER. Nothing ever gets fixed, they do not care about their tenants, but will lose their minds if you threaten to withhold rent for unsafe living conditions such as the ones we've had since we moved in in July. Edit: their response is all the same on here and every review. They do not care.

If you are thinking about renting or…

If you are thinking about renting or buying a house with Darwin homes do not! I have never been a part of something that is so screwed up. Their company is so unorganized and trying to get someone to help you is a lost cause. They have done little to nothing to help me with the issues that have happened in the house. When I try to meet with someone in person and they tell me that it’s not allowed… I will never ever use Darwin homes again and I will make sure to tell everyone I know to do the same

Regretting this move immensely

Hello,  I am attempting to get some type of help with my plumbing issue at the property listed above. My 2 children and I moved here on 12/26/22 and am still stuck with feces, water, and urine in the toilet , tub, and pipes leaking  in the basement. There is an active maintenance request for this issue which the latest attempt on an update was given on 01/06/22 stating that it is a waiting game for approval etc. I am attempting to get some active communication and a forth put resolution or next steps. I have contacted a legal representative for advice to determine my options. I am also prepared to utilize my and my family's media outlets to bring attention to this issue. This is very unsafe and uninhabitable.  I need some type contact from leadership to enlighten me on when this will be handled. Any information you can provide would be greatly appreciated.  Thank You,  Nikita Cole

I gave the key of my house for Darwin…

UPDATE 2: I AM STILL TRYING TO GET OUT OF THE FINANCIAL HOLE DARWIN PUT ME IN. AFTER SPENDING MORE THAN 15K, I STILL HAVE TO CHANGE THE AC UNIT THE TENANTS BROKE (LEFT IT TO RUN WITHOUT A FILTER), PAINT THE ENTIRE PLACE (STILL REEKS OF DOG POOP - IMAGINE SLEEPING IN A HOUSE LIKE THAT), DO A PARTIAL DESTRUCTION OF THE GARAGE TO REMOVE THE DOG FECES / URINE THAT GOT ONTO THE WALLS... DARWIN DOESN'T CARE. Update: 1 Darwin responded to this review but the email they asked me to get in touch with them doesn't work. What a joke. To Darwin: you know exactly what happened. If you have a solution then call me. If not, please... let's save our time and do what you need to do to fix this problem. Please go to google reviews of Darwin to look at the pictures I am talking about in this review. Pictures do more justice than words... but the stench I am living in in my own house is more than justice but horror everyday of my life... Read on and learn. I gave the key of my house for Darwin to manage as a rental property. Two years later I got back to my house in what can only described as a nightmare. The house was destroyed beyond recognition. It took me months to bring it to a level where a person can live in the house but still has a ton of renovations that need to be done thanks to the poor management of Darwin homes. When I asked them why they didn't report of any damage in the house, they said it was good when they visited it but anyone can see the damage isn't done in a day or two but slowly deteriorated over time. The tenants were raising dogs in the house and the living room, the kitchen, the garage was all full of dog feces a cleaning company said part of the house has to be demolished for the stench to go away. The carpet around the house was all full of dog poop and urine and the smell can only be described as something from a horror movie. Darwin sent me the list of damages that need to be repaired and was over 16,000. Imagine this is a house that they took over to manage and make sure it remains in good condition. But what I got isn't something I would wish for anyone, thus my review here. To make matters worse, after the tenants left Darwin refused to secure the house and was left open for weeks. Finally they put a fake key lock at the front and left the back open. When I asked them if they can please secure it, they said they don't have the key and they don't have anyone who can do it I have to pay to change the key. So please be warned. These are some of the pictures / videos of the state of the house I got after Darwin's hand was placed on it. Darwin said it isn't their responsibility because they are not insurance agents and they capped the responsibility to 10,000 which I received (30% of it went to lawyers). Now I still have to get the management fee they agreed to refund since the tenants left but my emails are getting ignored and no one is responding to my request. Even after all this - I still have to change the fridge, the stove, the dishwasher, the AC, the carpet, paint the house, the walls damaged (punched holes), the ceiling with water damage about to collapse... all under the watchful eyes of Darwin but did nothing about it. Then asked if the tenant who signed for the rent would be responsible for the damages. They said someone called them and told them the tenant has passed away. Dead. Gone. I asked for the information of the tenant but they wouldn't give it to me. I don't know if they are going to send her the bills for all the damages or not but no one is talking to me at Darwin so it looks like she was a lucky tenant who left without taking any responsibility for the damages. When I rent a house or an apartment, I have to pay for every single dent or scratch let alone 16K damage, but no Darwin doesn't seem to take this seriously. Even more depressing is all the mails that were coming to the house were not even for the tenant who signed the lease. It was multiple people who lived there, had cable under the names and so on and so forth. I asked if the tenant had signed the lease and they have seen her at the house and they said everything was done electronically so they don't know. This is Darwin in a nut shell. I wanted to share the pictures of the damages but I can't share a link so I will try to speak with Trustpilot if there is a way I can make it available for people to see. You will see the maggot filled fridge, the flies in the house, the warms crawling around the kitchen and the garage... scary stuff. Stay AWAY.

I have only lived here a month and has…

I have only lived here a month and has had nothing but issues. I have put in orders, I have emailed so many people, I have reached out to my property manager, made calls and NOTHING HAS BEEN DONE NOTHING HAS BEEN FIXED!! I think it is odd that you have a call center outsourced from America. They don't do anything, they don’t send the correct people out, they cancel my work orders and now the property is becoming dangerous because of sewer backup and not to mention the soft floors and black mold. A part of the house really isn’t useable. From what each maintenance man has told me Darwin does not have a good reputation in KY. You guys are known as a ghost company that doesn’t pay on work orders and people are scared to work with you. Regardless of who lives here, the issues will still need to be fixed. The people hired to work on these homes should be ashamed for the work that they are doing. Walk-through should ld be helpful to have a real person here to do walk throughs and inspect the properties. Maintenance has either been sending people who are not qualified to do the job or the work order is not getting approved to fix the problem. I just would like someone to come to fix all the issues so I can live happy in my what should be my new home.

This company is unprofessional

This company is shady and unprofessional, it seems that every time a person has issues they have to wait on hold for ever over 45 minutes to 2 hours at a time. They lie to the tenants about issues going on with their homes and their portals when time to pay the rent. In July 2022 I noticed the system was incorrect with the payment for my when I bought this to there attention, I was told no it is correct you owe $176, I informed them again my rent is $1250 each month and I pay that so their system would not take the $1250 it only took the $176, two days later they tell me you are being charged a late fee how is that possible I paid on time. debate yet again with their staff, the system then allowed me to submit the remaining balance of $1074 they in return sent the funds back to me even after I asked them not to do so. Now in November 2022 they people (this is nice considering what I truly want to say) Oh you owe us money $1074 from the error which you system and you caused this entire time, I receive a set income period there is no extra money, so please understand you screwed up on your end and you wait 5 and half months later to try and correct the problem. Now we in December 12, 2022 and because I still only get what I get for funds you tell me I have 3 days to pay you because I VIOLATED OR FAILED to perform my terms, no you all violated me and failed to listen the first time, you prolonged the process and now you want to play a game one the phone by not answering or keeping people on hold. Let's see who has ever been given a 3 day notice to surrender the premises, always seen 30 days not 3? Darwin's Home property management very unprofessional and unethical especially since the only thing they have a problem with me is I am RIGHT and they CAN'T ADMIT THEIR FAULT, FAILURE, and THEIR ERRORS. Let’s use your words against you for the facts because this statement below is untrue and the lies will not be allowed, I HAVE ALL MY EMAILS your people sent during that time of your system error and even where I told your staff you know the unprofessional ones who are never in the office, can’t answer the phones, or better yet always on the phone with others from 9 a.m. to 6 p.m. sounds a lot like you guys are trying to cover something up. I will not allow you to lie any more at all. DARWIN’s Home Property Management entire system is broken I attempted to submit the right payment on the July payment again on time, you folks on your web portal said I only owed $176, I called you all out on your broken system then I paid the actually balance to what I know was the correct amount due from the $1250 which was $1074 which your unpros sent back to me even when I said no it’s the part of my rent your system would not allow me to pay when the $176 was paid. ***SLUMLORDS!!!***

***SLUMLORDS!!!*** Unethical property management company!! They have not fixed my HVAC since October 2022. I had major electric outages in January and they sent unlicensed technicians to do repairs after a licensed technician does an estimate. This time, I reported their fraudulent vendor to TDLR (Texas Department of Licensing and Regulation) because their unlicensed tech told me there’s “nothing wrong” with my unit after 2 large companies give them an estimate. There is a language barrier with customer service, and they barely reply to emails. I have to send 1 email, wait 1 day, copy and paste the same email to support@darwinhomes, maintenance@darwinhomesand resident@darwinhomes to finally get a dry response that has no solution. This company does not care about their tenants and will refuse to let you terminate a lease. They asked me to purchase heaters weeks ago and still haven’t reimbursed me. They definitely are experts in deceiving the law and their tenants… this factor may be great if you’re a slumlord looking for a slumlord-supportive property manager. ****If you are a tenant who has been treated badly, I recommend you report unlicensed technicians to TDLR, Ask maintenance vendors for their name and license number when they come to your home for repairs so you don’t have random creeps coming in your home, Report Darwin to BBB, Send certified letters ASAP because the mailing address listed in your rental agreement will just keep getting forwarded, report them to the Texas Attorney General, and last but not least… TREC!! (Texas Real Estate Commission) so they are properly investigated for being the unethical company that they are!****

Great Management Company

MRH managed five townhomes for 6 years. They did an amazing job. They never performed a job that didn't need done, maintenance/repairs were always done right and priced low, they were always responsive to calls/emails, I had no issues with reports, and they gave me no bad tenants. I have no complaints. There were several years when most of my units had no repairs performed because I had good long-term tenants that would contact me with issues first. When Hurricane Harvey hit, all my properties were flooded, Wojciech had them fixed them up quickly without me even paying for it, which was a godsend. They did file a lien on my property when I didn't pay, but that's what I deserved... lol. That work was done cheaply as well. I can say one time one of my units went without a tenant for 3 months, but I called them out of concern and they had it filled the next month. I really have no complaints actually. It was a pleasure dealing with them... or not, because you never had to. I attached what was a typical statement looks like, and it shows 11 months of rental income with nothing but management fees! Thanks Wojciech, I think you're the man!

DO NOT RENT!

I had a terrible experience renting from them. Getting someone out to do maintenance is next to impossible. There’s no property management to call, you just call an 800 number and they send you back and forth between people until you get so frustrated you hang up. Please save yourself the torment and rent with someone else.

I moved in my home on a November 1

I moved in my home on a November 1, 2022 there are squirrels in my attic multiple squirrels.. they find the cheapest ppl and have them do a poor job ..I have called this company each and everyday and no help at all.. they give you the one around and at the moment I defintely wouod not refer them to anyone. My next step will be to call the city and fox 6 news so that they can actually see the squirrels and all the holes in the roof

This company is terrible

This company is terrible. It’s a terrible property management company from an ownership Point of you as I have heard, and first-hand knowledge that it’s terrible when it comes to tenants. Right down to the emails that are sent, the number one o call marked “Cell” is not a cell number. It’s an office number that goes into a recording that basically hangs up on you. Trying to find somebody to talk to this company is impossible. Trying to get bills managed in this company is impossible. Trying to get anything fixed through this company takes months. We sat without air-conditioning for over three weeks with my entire family huddled in one room with a window air conditioner that I had to put in because they couldn’t fix the air-conditioning issues. We had a plumbing issue, that needed to have a snake run down the line. They sent out a young kid not a plumber just a maintenance guy who took the P-trap out and cleaned it. Didn’t know how to run a snake down the line. The problem persisted for over two weeks. Flooding the property twice. Darwin didn’t change anything didn’t fix anything I had to call my own plumber to sneak out the line. They are a pathetic company that don’t care about their properties or their tenants.

House was not properly inspected

We just moved in 24 hours ago and paid $3500 to move in and the house we moved into was not inspected at all. I have contacted Darwin homes multiple times via phone and I have gotten no where. They blame it on vendors not being available but really, they are just an awful rental company. We are currently in a house with no heater in Tulsa, OK and it is currently below freezing as we are in our winter months. Our back door is also shattered, it was shattered upon arrival so anyone at anytime could walk in because it doesn’t shut and the lock doesn’t work. To my understanding it looks like someone tried to break in. Our backyard fence is also broken down so the $900 pet fee I paid to have my dogs here with a backyard was pointless. I am writing this review to warn others that when you have issues as a renter that are life threatening, Darwin homes does not take that into consideration. Please stay away from this rental agency at all costs. I couldn’t imagine anyone else going through what we are going through. At this point we will be getting an attorney involved to sue Darwin homes for taking our money and putting us in this condition and risking our safety.
