Terrible company

Terrible company. we first moved into the house and a broken light was shattered and not cleaned up on our moving day. we also were not able to use our shower and they didn’t come and fix it for 2 weeks. They tell you they’re going to come help but it takes them weeks to get back. Now i have sewer water surfacing in my bathroom and my whole house smells like human feces while they were surprised to come out today, no one came. If you find a super nice house and they are being managed by darwin homes, SAVE YOUR MONEY, it is not worth it.

I wish I would’ve seen these reviews…

I wish I would’ve seen these reviews before we decided to rent with them because almost every single review is similar to my current situation… keep getting violated on things that is out of my control or has nothing to do with this house at all.. was told I was going to get an amenity card months ago. Every time they come up with a fake violation they threaten me to fix certain things or my amenity card won’t come when it was supposed to be expedited a month ago and they still using fake violations to threaten and make an excuse on why my amenity card is not here… they switch to a company name Nutiliti, and now this company shows the utility bill and usage unlike darwin home and on my electric bill it shows that there is a past due, which means Darwin did not pay last month, and they are expecting us to pay the past due and the new amount when we paid our rent in full, which already included the electric based on the invoice Darwin sent us in the mail… still waiting for a email response and Darwin phone is impossible to find

Absolutely the WORST!!!!

Absolutely the WORST real estate/rental transaction I’ve ever been in!!! They take days or weeks to answer emails. They don’t return calls. We moved into a “move-in ready, fully renovated pool home” and we’ve had nothing but issues from day one. We had no hot water for 9 days because who ever installed the new water heater wired it wrong and it was fried. Took 9 days to fix. We’ve been in our home for 9 months and we have been unable to use our pool for 4 of the 9 months due to mechanical issues, and a pool leak. We had to pay for refill the pool and all the chemicals to refill the 1300 gallon pool twice because the vendors they use can’t fix anything right the first time. Upon moving in and doing our inspection we had torn lanai screens, no hot water. The shelves and clothes bar in master closet was falling off the wall, sprinkler system had numerous broke heads and pipes. Sliding door that wouldn’t lock or close tight, pool light that didn’t work and the pool heater inoperative. Pool tiles falling off the wall. Pool surface is deteriorating. Shower was just painted to look new and paint is peeling all over it. 9 months an still not all this stuff is fixed!!!! They only fixed it part of it because we held rent. They then fixed it and filed to evict us!!!! They charge $10 a month for HVAC filters. We didn’t receive any for 6 month. They charge us for pool service and the pool service doesn’t show up if they do they spend about 5 mins and leave. They cleaned the filter only twice in 9 months. We have security cameras so I watch what they do. They don’t add chlorine or chemicals and they charge is $130/mo! Then we still have to clean the pool and add chemicals at OUR cost. They don’t give a damn about their tenants, they’re only cash cows to them. They don’t return calls. Email response takes days or weeks. The vendor they use are crap and even they have told us they hate working for Darwin Homes. We live in FL. The heated pool was the main reason we chose this home. It’s pool weather year round here. So far it’s been a nightmare due to Darwin. They have no local personnel. Renter beware. I definitely would look elsewhere. They seem great until you move in. Move-in ready, newly renovated my ass!!! I’d give negative stars if I could Update. We have a signed agreement that WE will take care of the pool and will not be charged the pool fees any longer. Darwin is STILL trying to charge us the pool fee against THEIR SIGNED AGREEMENT! These people are MORONS and have no clue WTH they are doing! STAY AWAY!!!!

Darwin Homes is a scam

Darwin Homes is a scam. I live in the home for a year and a half. 2 months before my move out the proper management company I had signed with switch the house over to Darwin Homes. Once I moved out. Darwin homes did not give me my deposit ($1995) back. They charged me for painting, all of the carpets being done and pressure washing the drive way. Regular wear and tear. Then told me I owe $800. I travel a lot for work and barely was home to do any damage. They did not adhere to Georgia tenant laws by conducting a move-out inspection within three days or allowing me to personally assess the alleged damages. When I requested receipts for the claimed work, I received no response. This lack of transparency and disregard for tenant rights is disheartening, and I would caution others to proceed with caution when dealing with Darwin Homes. I will now have to take thus to court!

Darwin Homes is miserable to work with.

Darwin Homes is miserable to work with. I'm trying to go on every platform I can to make sure people are informed as to their practices and lack of customer service prior to deciding to rent from them. Recently, I was provided a lease renewal proposal that included Darwin Homes moving the utilities for the house out of my name, into theirs, and charging me a "setup fee" as well as a "monthly convenience fee" to pay for the utilities I'm already paying for. Additionally, Darwin Homes requires a tenant pay $120 / year for quarterly air filters (which I've only received 2 in the past year) shipped to your home. These aren't customer centric benefits that are solely based on extracting as much money as possible from tenants. The above items and a lack of responses to service requests make Darwin Homes one of the worst companies I've ever dealt with.

Never ever rent from this incompetent…

Never ever rent from this incompetent company! Unless you live in central Florida and dont care about having any air conditioning in July! Im going on 8 days without a/c and tomorrow is the weekend! I will let yall know a secret… Darwin doesnt have their own maintenance company but instead they have to search for a vendor that wants to work with Darwin. These vendors know it will be a couple of months before getting paid for the job and that property management will then pay the vendor what they think the job is worth and not what the vendor has invoiced. So who wants to take a repair job from Darwin? Anyone? My next rent will be going into the court registery because that is how we do things in Florida.

Response time is horrible

Response time is horrible I call , they tell me someone will return my calls weekly and no response I send emails daily and no response that way either. Different agents who answer give me different answers every time

I have had the worst experience with Darwin Homes

I have had the worst experience with Darwin homes. It is impossible to reach anyone at Darwin Homes. I have been trying to get in touch with someone to pay my rent. No one would call me back, message or email me. When i call their number it keeps repeating the message. I decided to overnight the money to them. USPS show it was delivered the next day. It's now over a week from them receiving the payment. My account continue to be charged $10 a day. My rent payment still has not been added to my account. I then come home to find a truck in my driveway. A lady here taking pictures of the house to see if its vacant for Darwin homes. Darwin homes can communicate this action but not call me back. I will be talking to an attorney.

This company is the WORSE

This company is the WORSE! They do not care about the residents and don't do anything when you put in a work order. They quick to call you when you are 1 day late, but you can't get them on the phone, when they charged me $400 for no reason!

I have had the worst experience this…

I have had the worst experience this realty company. I moved in around November and spent my whole month including Thanksgiving without hot water while the temperatures were 50 and below. I then was being stalked and harassed and sent them case numbers and injunction in process stating I had to move for my safety . I sent multiple emails and called but still no response, just a run around! Every month a different person would respond to the email without any knowledge. I requested that someone call me directly several times and nothing. I finally moved out and and all of a sudden I’m being sent a bill for $8000 !! This is insane ! I haven’t lived there in 4 months ! I have emails threads of me informing them and them responding saying ok. So why the bill? And why has the company name changed now? I’m going to be moving forward with legal help this company is disorganized, negligent, and thieves with the attempt to scam!

When I first moved in

When I first moved in, I couldn't turn on my water because the outside water faucet was leaking. It took them nearly a month to fix that. They offered a hotel but never called me back about the hotel. I have been asking them for compensation and I was never compensated. They kept saying they would put in a ticket for it and take it to property management. I would receive no call from property management about the compensation and I would have to keep calling them and they would just say the same thing. Property management finally called me after a month or so and still say the same thing which is they will have to put in a ticket for it. They eventually switch the property I rent to another company. I tried getting in contact with them about my compensation but there was a problem with their phone lines. Also When I moved in there was no trash ben. The recycle ben was full junk and the top was broken.

They stole my money and switched over…

They stole my money and switched over to American avenue they won’t return my emails or calls they won’t give me my credits back so I’m pursuing legal action at this time I have tried so many times to contact them. They don’t fix anything they are so unprofessional and a waste

The water-heater flooded my entire…

The water-heater flooded my entire basement on 05/27/2023. It damaged the AC unit, my washer, my dryer, clothes and my freezer. It is now an electrical hazard. The basement reeks of mold and mildew already! AC don't work... I called Darwin Homes immediately (same day), but they won't bring anyone out until June 2nd. We, (my son and I), don't have water to wash ourselves. We don't have water to drink. We can't cook or even wash anything. It is an unsanitary state to be in. My son and I are at a relative home, due to the recent unstable conditions. Yet Darwin Homes have the nerves raise the rent by 13%, come July 2023!... In addition, they sent a renewal notice on the day my current contract ended (April 27th), in lieu of following Georgia law, that states a renewal must be sent 60-days before lease contract expiration. I've had snakes come in, ("somehow"), through the basement. My son and I have killed two. I submitted a maintenance request, which is not showing on the portal. Most likely coming through the hole in eaves, rear of the home. The kitchen floor is sinking in. The floor was supposed to be repaired. For whatever reason, when I called to check on the status of repair, Darwin Homes cancelled the workorder!

Extremely unprofessional staff

Extremely unprofessional staff! I was told by 1 of the staff members “then just don’t move” when I simply asked about the mailing situation on a property that was a main road. I gave them inaccurate financial information accidentally & when I sent the correct information they flat out rejected my application (& I’m also active duty military so there would’ve been absolutely 0 issues with rent payments). I will NEVER even look in the direction of any property listed or managed by this company ever again!

I just moved in literally yesterday

I just moved in literally yesterday. I return home from work to a maintenance work truck parked out front with one male inside. I proceed to bring my children inside to a horrible smell meeting me at the door. Upon entering the half bath I found feces in the toilet and a used wet wash cloth left on the sink also with feces on it. Like one how and why did the maintenance man enter my home and secondly why did he take a poop in my toilet and leave his nasty towel behind. I pray this is not the beginning of a nightmare. I am horrified.

Darwin Homes Greedy for Money

Every month I pay on 5th and this month I decide to pay on the 1st. Darwin Homes Management send an email on the 6th stating I am late. Adding more late fees $630.00 !! It doesn't make any since, when you pay on time (Hope Taylor Property Management) !

I’ve been dealing with rats and…

I’ve been dealing with rats and complaining about them since March 17 ..I continue to pay my rent , meanwhile they was sending people out who was half way fixing the problem. It’s rats running in the attic , a whole at the top part of my roof .. I been living in my house since 2017 … When I renews my lease last year , they said they was going to send someone out to cut down trees and branches that was growing over the and gut the cutters … still nothing .. I’ve sent pictures and videos of rats and how they eating up the doors etc .. These people are taking they time moving me to another property. On top of that every time I renewed my lease , they never asked me about my income .. this go around they ask for my income and then when they got it , they raise the rent … I’m just over it at this point and I’m done talking to people ….

I’ve been living in this property for…

I’ve been living in this property for almost a year and I have to say that the company is horrible. They charged us for something that we didn’t even use. (They waved it after a battle with them about how fraudulent the charge was for a services we didn’t use) the air conditioner at the beginning of the lease was broken and they fix it after a month. We are back to the same issue again, at the end of this month the air conditioner will have 2 months broken and nobody has fix it. We pay rent on time and nothing. Seems and feels like they don’t care about their clients. The motor on the garage door is broken and nobody has fix it yet either. Try to find another company that actually can take care of their properties and take care of their clients. Edit: I don’t actually think that you guys have done the right moves hiring this people to come and fix the air conditioner or the garage door. The guy has been here 7 times and it’s always another excuse. I sent a couple emails to different people this evening to address the issue. If the issue is not fixed. We will have to take a different way with you guys. The guys had been here every night even at 10 pm just to complain that is late and he can’t do anything plus he keeps saying that is another issue. We don’t think he knows what he is doing plus Darwin homes tell us one thing and then he comes to tell us other thing. I don’t know who is lying anymore plus there should be a new unit in this house and nothing. It has been over a month with a house in the 80 degrees almost everyday. This is just horrible and we do not recommend this company and you cannot get a hold of anybody in the “emergency line” and they don’t even know what is going on. They always say that they will give me a call back and they NEVER DO.

If I could rate Darwin Homes 0 stars I WOULD!!! TERRIBLE SERVICE. No customer support. they NEVER listen to your needs. If you are thinking about renting or buying with them, THINK AGAIN!

To be completely honest

To be completely honest, I would need to be able to use negative numerals. Since I can't, one will have to do. We rented from Darwin for a year. During that time, nothing ever got fixed. Our basement flooded every time it rained. We had black mold. One bedroom was not connected to the HVAC. The upstairs bedroom and bathroom both leaked through the roof that they said was brand new. The back door had been kicked in and we had to secure it and winterize it. It was overrun with mice and cockroaches. Busted windows, water leaks, you could see the outside all around the doors. Every time we sent in a maintenance report, someone would come, wander around, assure us they would return and disappear. Four days after we moved in, a lady from the office (B.D.) called the police and reported that the house had been burglarized because I was in the house. I could have went to jail because she had her head in her bu**. I am a 60 yr old, disabled, war time veteran and I would rather sleep in a tent in the desert than return to this house. Now that we have moved out, they keep sending me emails trying to get me to pay rent. We were month to month and asked to vacate by April 1. We did. Now all I want is my $2050 security deposit that they have.
