Absolutely the worst property…

Absolutely the worst property management company that I've ever had. I'm an owner and I couldn't even get any live person to respond to me after many calls and emails. I have a city citation for some exterior repair needed. I've called and called and emailed as well. No one calls me back and I have no idea what's going on. The only live person you may get is an answering service who can take a message but again no one would return my call. I've requested to terminate my contract and again it's been ignored. It's a black hole. I don't know if the company even exist.

home rented… huge regrets

We have been living in a home rented out by Darwin now since September. Our lease required several fun things 1. To pay the utilities through a company they have, which is an addition 12 bucks a month PLUS tax lol just to use the service they demand in the lease, then if you don’t pay those utilities with your rent you are charged 50 dollars a day until you do so. 2. They also require you to pay a 15 dollar monthly filter service fee. However, not once have we received a filter! 3. When we moved in the landscaping was horrific. Weeds were as tall if not taller than the house. It took over a month to finally get them to come and do a horrible job on the landscaping. I then had to hire someone else and pay over 200 dollars to finish the mess they never cleaned. They even had the nerve to try to tell me that the landscapers had already completed the job before they ever came. Endless time has been spent, calling and emailing this company. There is no reply. They can care less. Termites didn’t get taken care of for over 60 days. This place is terrible. Please save yourself the headache and look elsewhere

This place is bullcrap

My husband filled an application out. He got a phone call the next day about the property we looked at. PAID MONEY FOR. And we were suposto move in by the 1st of this month. Now we are being told we have been scammed. We have keys and a lease signed for the property. And don't know what to do now as all our money was out into this place through this company. In my opinion I wouldn't rent or own a property from this company I think this whole place is a scam if you ask me. And yet we are still going to move into the property and wait for them to evict us the legal way as we have documentation proving we own it and the keys that give us access to the home.now when I called to ask questions noone could answer my questions at all. And say that they see our application on file but then are telling other people they don't have an application on file for us.

This company scammed me out of a property took my money you can never get a hold of nobody there's no live person to talk to and when you do get a hold of somebody they do not help you out or they do not call you back this company is a scam and they will steal money from you and try to evict you trust me I would not recommend this company to nobody the worst company on the planet they should be shut down

Barely legal practices, 100% irresponsible actions

It's hard to give even one star. My wife and I have been looking for several months for a home, and we saw one on several sites that had just dropped in rent price. We applied, confirmed the monthly price, and were approved for the house. We were sent the lease, again confirming the monthly price, and we signed. The landlord signed as well, and we paid our deposit. The next day, Darwin called and told us that there had been a "technical error," and that the actual house price was $500 more per month, putting it out of our price range, and that they needed to void the lease. Needless to say, this is an inexcusable and shameful mistake, and there is no justification for this 100% avoidable mistake. Do not make the mistake of renting from them. A company this careless does not deserve your trust or your business.

Not recommended

The company Darwin homes sent to me several email inviting me to apply and locked in the price and after I applied they raised the price of the rental from 2175 to 2890. This is not fair business practices. They are cheating the customers through Zillow, Realtor and others platforms

Would give 0 stars if possible

Would give 0 stars if possible. We moved in June of 22 to no working A/C, no fridge and no stove on a day that was an “office holiday,” which also happened to be a Friday. We should have turn and ran then. Less than a month later, I am showering when I hear water splashing elsewhere in the house. I find my kitchen flooded. Please note this was a one bathroom house. I would not have a working shower again until November. In July, we were offered hotel accommodations and declined in favor of a $34/day rental concession that I was told to put in writing and send to the residents email. I proceeded to spend 13 hours on the phone over those serval months, making over 100 total calls to Darwin for them to call me back 3 times. each time I called I was told that I had no submitted a request and they would do it. I would ask for them to copy me on the request to ensure it was put in and I was denied and told it was against policy. I have emails, portal messages, and text messages from that time of me BEGGING someone to care. It was not until we quit paying rent in October (after submitted 5 written notices via email and the portal and was well within our legal protections to do) that someone called us to demand payment and sent someone out to fix the plumbing. We were told that the rental concession was not valid since it was sent in an email by me and not by one of their representatives. They offered us $500 in rental concession after 5 months without a shower. That wasn’t even enough to cover the gas money we had spent having to drive elsewhere to care for our basic hygiene needs. We attempted to negotiated several times and even noted that the offer for hotel accommodations was written in an email by them, and offered to take whatever their allowance for that would be for the five months we were without a shower. This is when they put a demand for payment on our door, dated from before we were even in talks about rental concession. Next came the eviction notice. Our lawyer worked with their lawyer to release us from our lease, drop the eviction, and agree not to pay back rent in exchange for us not countersuing. I began keeping records early on because I knew by the way they acted that this would eventually turn legal. All I had to do was bring in my GIANT folder worth of evidence and call logs as well as a copy of Kansas City’s tenant bill of rights. We vacated the property 1/19, ten days after our first court appearance. Our case was dropped on 2/27 officially but it was recognized that we had transferred the utilities out of our name, cancelled our renters insurance, and moved out. Yesterday, we received an email stating that there may be a leak on the property and our names are still attached to it. I log into my portal and they are still charging us daily late fees and rent. I cannot get in contact with anyone as now their phone number just hangs up if there’s no one immediately to answer your call. I’ve sent portal messages, emails, texts and received no response. The day that I moved out of that house was the happiest day of my life, I thought I was free from having to deal with Darwin ever again. Yet here I am. I am posting this here as this is the only place that Darwin seems to respond to. And I need someone to contact me and remove my information from that property ASAP. Do not ever ever EVER rent from this company. They have a track record of buying homes for cheap with known plumbing and mold issues and renting them out to people in states that don’t have strict renter protections, luckily my city does. If you don’t believe me, just look up the Facebook group “Darwin Property Complaints.” EDIT: I have now been denied my legal right under Missouri law to speak to my property manager multiple times and been hung up on by the supervisor 3 times.

This company is not legitimate

This company is not legitimate. We did a walk through on a rental they have listed. They lowered the price to $1850 to get tons of people to apply and keep their application money.Now after 180 contacts on this one home they raised the price to $2400. per month. I tried to call the number to speak to someone and they do not have any live person ever to talk to. The email name and number which was sent to me is not legit.

Took our money and leaving us in the cold

This is the worst service and help around!! I am scheduled to move this week!! I was told last week Friday about the situation. It's now Monday and still nothing. No call from a property manager. No options for issue. All because you let squatters gain access within 9 days of us walking through a empty home. Now you say you have to do the legal route. What about my legal rights? What about my family's upcoming displacement. No one is claiming responsibility, but you definitely took that payment rushed us to sign a lease now, you stall out!!! You are wrong for this. Where are we supposed to go!!??

Darwin homes is an annoying and fraudulent property management company. They steal money from you and give you the run around about it until you just give up trying to get your money back. Either that or they just ignore you. Avoid them.

SLUMLORDS. AVOID AT ALL COSTS!

This is hands down the worst property management company I have ever dealt with in my 10+ years renting. I moved into a Darwin homes property in September of 2022. When i moved in there were MULTIPLE appliances and issues with the property that were not addressed. In October of 2022 the hot water heater failed and it took Darwin 28 days to get us a replacement. No hot water counts as a maintenance emergency that needs to be addressed within 24 hours and it took them AN ENTIRE MONTH! Not once did they offer to rehouse us or put is a hotel. No, they let us suffer and refused to do anything, I had to get my local city council involved and they had to threaten Darwin with a $100 a day fine until they fixed anything. As soon as the city threatened with them fines they fixed the problem right up! The cherry on top is that they offered us a $250 rent credit for a house I couldn't live in for an entire month. This is just the beginning. Since then I have had all kinds of issues with my Darwin Homes property, the worst being the plumbing issue. I have had septic backup in my basement over 50% of the time I have lived here. They force me to live with literal poop and the methane gas that goes with it building up in my basement and will not fix the actual problem. Time and time again they send a plumber to snake the clog and the plumber will tell you that the issue lies deeper and that they've submitted bids with Darwin and that Darwin refuses to accept them. I type this review as I currently am waiting on a maintenance request for this very issue. This issue happens once every two weeks and they have sent over 10+ plumbers to temporarily unclog the plumbing it but refuse to put down the money to actually fix the issue. DO NOT RENT FROM THIS COMPANY! THEY ARE SLUMLORDS! I HAVE BEEN LIVING IN LITERAL FILTH FOR SIX MONTHS AND THIS COMPANY WILL REFUSE TO MAKE REPAIRS UNLESS YOU GET THE CITY INVOLVED. Absolutely horrible experience. 0/10. Cannot state enough how sketchy and slummy this company is.

I tried to view a property today

I tried to view a property today. They say to type in a serial number off the lockbox there is no such number. Tried to call the number for if your have " trouble". It rings twice and then it says no one is available and hangs up. Bad business.

This place makes NO sense

This place makes NO sense. Wanting you to put the utilities in your name when the utility companies are saying the property manager has to get ahold of them in order to do so. Demanding payment for rent when you can't even get the utilities in your name, If you can't do this then you can't get house insurance. And after all of this stating money is owed. It seems like a straight scam.

Terrible at maintaining properties

Aside from their customer service reps, Darwin Homes make it extremely difficult to get in touch with anyone in regards to maintenance. They are terrible at scheduling and even when it's an emergency there is no urgency on their end. This company is one of the worst I've worked with when renting. Stay clear of their well put together website, it's just a facade.

If I could give a 0 star

If I could give a 0 star, I would. This is what they truly deserve from all the horrible reviews that are left about them. My story starts and ends with a 2 hour drive to view two of their houses. We arrive at the first home and the electronic padlock is dead. We cannot get in. I called their customer service number and waited for 30 minutes; no one answered. For the other house, I never got a text about the tour on the day of viewing. In short, Darwin homes will waste your time no matter what it is. I wouldn’t rent from this pathetic company if it were the last rental agency on earth.

Save your time & most importantly money!!!! I wish I read the reviews before them taking my money for applications and not helping me move forward with them. They’re money hungry, unprofessional and you can never contact anyone.

Do humans even work here?

What a nightmare. Trying to move out of state and selecting homes to rent from this company was the biggest mistake ever. Talk about stress and tears. For one, I have YET to speak to anyone over the phone. It's impossible! Everything is automated, you can't explain a damn thing or ask any questions. I have been trying to reach them regarding FIVE homes I was interested in the past few weeks and have not received ONE response. Time has run out, so I took the plunge and just applied for one of the homes with the most pictures and had the most information (as I don't have enough time to fly down to see it). I am the victim of identity theft so my credit score is a little off, but I have all the documentation needed to show that. I make more than they ask and I have flawless rental history. I submit everything, even sent additional emails with more documentation since I was unable to get a single human on the phone. Paid the application fees. Just to wake up this morning to an immediate denial and the emails I sent them show "unread". They didn't even check my documentation. But they had no problem taking my fee. The only number they provided me with was TransUnion. At least that customer service rep was helpful. Back to square one and I have no time. As if moving wasn't stressful enough... UPDATE: Darwin responds via Trustpilot, for all to see, stating they would be willing to speak with me further. They state they also emailed me to discuss my situation... I have yet te receive said email and I STILL have not received a call back from this company.
