I am here going on 2 weeks with no…

An update: It is 8/20/24. Still no refrigerator. Still no resolution. I am here going on 2 weeks with no refrigerator. All the food I had recently purchased spoiled. Life and finances are hard enough. I have reached out several times. No one is getting back to me. 2 repair companies have come out and say they are waiting for Darwin to give permission to repair. The only timely response I get is to pay my rent. Rent that cost way too much for a place that is falling apart. I’m extremely unsatisfied with my experience right now. They quickly put someone was coming out and the company never showed up. Nobody is reaching out to resolve this. I’ve sent messages to their email several times with no response. It seems the only matter that is priority is paying your rent..

💥💥💥💥💥💥 Steer far far away from these corrupt pieces of manure, I rented a house for 2 years, started out as renu property, then Darwin homes “bought”them out. I had to pay $1875 for the deposit 2 years ago. Now that I have moved out, they are trying to give back some measly refund. Can’t find their number anywhere. If anyone wants to start a lawsuit I will join right in. 💥💥💥💥💥💥. Somebody please let’s start a lawsuit. Also they take for ever to respond to emails if you can’t get them on the phone. But they will be sure to charge any bogus charges they can and not remove them. They need to be held accountable, because the suck as a rental company. I will never rent from them again and I will encourage anyone I hear looking for a rental company to steer clear of the CROOKS.

AC went out, they said “Deal with it”

Update the vendor cancelled and said we can’t get to you until next week. 4 Days with no AC and an offer to reimburse me for a single cooling fan I bought from ACE Hardware. Current Temp 87 Degrees, Humidity 97%. 2 dogs currently sitting in my truck with the AC on. No hotel, no relocation. This company does not care about your livelihood. AC went out in the house and they said they have to wait 48 hours before they can contact any other vendor besides the 1 they work with. That vendor is booked. It is 99 degrees in my home. They will not pay for relocation. They will not reimburse you if you go find your own vendor. Very unsatisfactory. The customer service has no say in anything, is not allowed to call management, and doesn’t have management emails. They only are allowed to communicate with them through slack or teams. Very hard to escalate an emergency and they don’t seem to care when you do get in contact with management.

A/C unit went out, never fixed; Additional fees

A/C unit went out around July 4th, 2024. The inside of my house was 92 degrees. I expressed medical issues and they did not send anyone out. They said they could not assist until the following Monday. We had to fix the unit ourselves. Furthermore, prior to Darwin taking over for HomeRiver.. they decided to rack on fees. I never paid additional fees due to having renters insurance. All of a sudden 40$ has been added onto my rent over some magical portal they use. I love how I need help and I suffered through the increase in fees and they still did not help me. NEVER again will I EVER rent through this company. Absolute trash. Thank you for taking my money but not fixing anything in a timely manner.. really not fixing anything at all. Love that as a renter, I am fixing EVERYTHING myself. Pay you all for what? God forbid if I move out in May as planned, there better not be any additional fees over some paint. I have kept this house beautiful.

HORRIBLE company

HORRIBLE company . My water pressure and heater are not working properly. We put in a work order at the beginning of July and it’s already going to be August at the end of the week . The only thing they have done is buy a new water heater but the plumber said an electrician has to come out and finish setting it up . I then asked the plumber to check out the water pressure and all he said was “run the water it may have air stuck in there” SIR WE HAVE HAD LOW PRESSURE FOR A MONTH NOW . Taking a shower and washing dishes with droplets of water is not what I pay $2500 a month for . And now we have to shower with droplets AND FREEZING COLD WATER . Who knows when the electrician will come by or when another plumber will check the pressure . Where is all our money going to ? Because it sure isn’t for this house . It saddens me because I love my house . The service is defiantly lacking in this company . I will keep calling EVERY day . Very disappointing that they don’t care one bit about their tenants .

We’ve unfortunately been residence with…

We’ve unfortunately been residence with Darwin homes for 2 years now. They are a horrible company. Twice now they have made billing errors and hit us with a bill of over $1,000 due immediately. When we pay on time every single month. When we attempt to talk about the issue we are told they are “sorry” but we have to pay “along side rent” for their mistake. There are tons of bad reviews on the BBB website and mine has been added to that list!

Having been renting a home from this…

Having been renting a home from this company for the last year. Lease is ending and somehow we overpaid on our rent ($203.70). I emailed to ask why the money was not refunded immediately and was told that it would be given back after I moved out with my security deposit. In NC overpaying on rent has nothing to do with a security deposit. The are two different accounts. No one will email you back and every time you call no one can HELP you. I have never missed a payment and have took very good care of the home. Sad a rental company takes advantage of Disabled Veterans and their families. UPDATE!!! This company has not done what they said they would. Zach Graves had me fill out a form and said the money would be returned back in 2-3 days per email. Called today and was told that accounting was behind. Constant excuses and no help.

They will rob your security deposit

Avoid this company like the plague! Don't get sucked into their "we are your friend" advertising because once they get you in you can forget ever reaching a person. They make your front in experience so good with the quick lease process and easy system and everyone helping you. But their real colors show once you move in and more importantly when you move out. They are the devil in disguise and they know it. We moved out May 2024 (Georgia) and 30 days later got our security deposit back. They took all this unnecessary money. It has been a bear to dispute the charges and it's now July and still no resolve. Their phone number always goes to a help desk that are just a bunch of note-takers. You will never speak to a property manager. If you have a problem it's impossible to get it resolved because the emails go into a pool of people so you never deal with the same person. So I have had to explain my issue over and over again to a new person who just gives me the same "someone will get back to you" line. We have disputed our security deposit for months now and can't get a resolve because nobody will even CALL US. We care constantly given the run around like this company doesn't exist. Yes their homes are beautiful and that's what sucks you in. Don't believe the hype. You better take pictures and video of EVERYTHING when you move in and for the duration of your lease because they will rob you of your security deposit. They have a policy statement on their site that talks about a landlord cannot charge you for normal wear and tear. They lied because they will. No matter how great the walls look they will charge you over 300 for painting the whole house. A sliding door's wood swelled and caused it to stick. We didn't damage it but they charged us. They haven't provided documentation for anything they charged us for. They sold the property right from under us so we had to move after only being in the property less than a 1 year. They offered to sell it to us...funny that's the only time I actually spoke to an individual by phone. But we couldn't buy it because there was no way we could get our affairs in order in 90 days to buy the house. Lastly maintenance! They hire these raggedy cheap companies. Twice people came who couldn't speak English at all. Don't fall for the front in beauty because once you sign your name to that lease the devil shows up!!!! They no longer care for you as a resident. Read the reviews!!!!

Please run from this company!!

Please run from this company!!! I started my lease with another property management company and the owner transferred to this property management company mid lease. I would have never chosen to be under Darwin Homes. I have had back to back problems. When a raccoon got into my attic as a result of the home being old they took weeks to repair the damages. I could not even live in the home during that time. When my garbage disposal stopped working and the vendor that came out said it was due to tree roots that had been there way before I moved in, they charged my card (without me knowing) hundreds of dollars claiming that it was my fault. When I finally was able to separate from this company and get my security deposit back they had taken over half of it charging me for a variety of things that were in that condition when I moved in. They blatantly lied and used my security deposit to repair damages that were literally there when I moved in. I could sue them and take this to court but I just don’t want the headache that comes along with that route. So I make this post as a warning please do not rent any Darwin Homes. They never answered the phone for their residents. They do not care about their residents. And they are money hungry scammers that will charge you for anything if they think they can get away with it. And if you don’t want to take my word for it just simply look at all the other terrible reviews they have.

This the worst company i have

This the worst company i have. Don't rent with this company. The over 5 day to fix my A/C the temperature outside was 98*F. Every time something brak. It take 45 day to get fix.

Don't ever rent here!!!

Don't ever rent here!!!! Property managers will never get on a call with you. You put in a work order they send 5-6 companies to you to fix an issue and go with the cheapest ones and then meanwhile you wait weeks to get your issue fixed. They told me 2 weeks before my lease was up i had to move out and claimed they sent me a letter 3 month in advance. Meanwhile i requested to renew my lease 30 days prior to my lease being up with no return response until I followed up. Then their response was i had to leave

Darwin Homes was amazing to my family…

Darwin Homes was amazing to my family and I for two years! Especially April! Always quick responses to the very few issues we had. Flawless move in and move out experience. I have to admit with the poor experiences family and friends had with other property management companies previously, I was prepared for the worst, but DH was a MUCH better experience than I anticipated! Highly recommend! Would definitely rent a Darwin Managed Property again in the future! THANK YOU DARWIN HOMES!!

Dear Darwin Homes

Dear Darwin Homes, renting out unsafe, unhealthy, unsanitary and absolutely horrific homes to hardworking Americans with children and refusing to communicate over the phone to get matters resolved and refusing to clean and repair anything in the house! Your shameful company denied my family the basic human rights and broke several landlord/Tennant laws! Please fix this ASAP!!!! We are contacting better business bureau and anyone and everyone else that will actually make this right instead of ignoring us! Shame on you!!

Horrible Horrible

My air has gone out 3 days in a row. I’ve yet to hear back from anyone from the main office or maintenance. This is insane. Rent is too high for be in the heat.

False promises and unacceptable management

Haven’t had power in my house for a week, every time we reach out all they say is “we’re sorry about that” and give promises of a call back the same day and never actually do. This is the third or fourth time something like this has happened to us, not only is it unlivable but it is also a fire hazard and nobody cares. I’ve never had to put rent in escrow because of how bad a management team is, but that’s going to be happening as well. I can’t begin to explain how frustrating is it not being able to live in my house comfortable because of a rental company. Beware.

2+ weeks w/o ac in FL summer

My AC has been out since 6/21, its now 7/5 and still no response about when it will be repaired. All they've said is that the work order is pending client approval basically meaning that they cant get in contact with the owner of the house that i'm renting from. At this point, I'm going to withhold my rent if its not fixed on time. Going on 3 weeks without AC in the florida heat with no logical answer is insane. My home is unlivable, why should i pay rent? I dont understand what I'm waiting for if they don't know who the owner is nor can anyone get in contact with the maintenance manager who I've also tried contacting and wont respond. I understand that now its a holiday weekend but this has been going on for awhile. I call Darwin and Lessen at least twice daily and i get the exact same responses from different people. Maybe try switching up your scripts or actually attempt to help the client you're receiving money from.

Darwin homes has the best agents I worked with April and Lizette I had a positive experience with them. They made everything easy and smooth. Very caring helpful and understanding. The move in process was very smooth because of them. They communicated very well. They were very professional and reliable I can recommend them to anyone.
