Love Darwin

We used to rent through a different agency, and Darwin Homes took over our lease. The difference has been night and day. Darwin Homes truly cares about us and treats us with kindness. They are attentive and on top of any issue we have, constantly addressing problems left behind by the previous management company. The previous company did the bare minimum to fix up the house, but Darwin Homes has been diligently cleaning up their mess. Everyone I've spoken with from Darwin Homes is kind and cordial. Andrea, our new property manager, feels more like a friend who genuinely wants to help in any way she can. I feel safe with them and recommend Darwin Homes to everyone I speak with. Thank you, guys!

Do NOT Rent with this company

Horrible, horrible, horrible! Worst move I've ever had. They have a horrible maintenance team and do not make the home ready for move in. I have 10 maintenance requests in, some have been open for over a month. The maintenance team the contract with is so unprofessional and never finishes the work. The last guy went to home depot for supplies and never came back after I took the day off. Its like pulling teeth trying to contact someone in charge and no one responds or provides updates to requests.

Horrible Company

Horrible Company, steer clear. If they acquire your lease, I would run. Horrible communication, horrible assistance for maintenance, when you call it’s like talking to a fake AI person. They laughed at me when I told them I have been trying to get in touch with my property manager for two months as they have owed us our security deposit. They finally gave me her phone number and it was a fake number. They cashed our cashiers check for early termination and confirmed via email they received and cashed then a month later said we still owed it and that’s why they haven’t released our deposit. Seems they like to acquire leases but not provide any sort of quality work or service.

Zero stars if possible

Zero stars if possible! Avoid this company at all costs. Very quick to tell you to apply and even quicker to decline you. We were declined for something so irrelevant and when I call I get told it would be escalated and I would hear back from someone. It’s been about 2 weeks and I have yet to get a call. I email them back and no reply either. I am leasing a home, not purchasing. The requirements are absolutely insane! If I make 3x the rent, never been evicted, and have proof that our rent has been paid on time since 2019 why does credit card collections matter? Waste of money and time! DO NOT APPLY!

I was offer a job with the HOA to find…

I was offer a job with the HOA to find out, that the job was on the line due to unpaid HOA fees. I then attempted to reach out to Darwin Holmes to get it resolved 4 week in and i am still getting the run around being told that there are no direct # to call anyone nor no direct email so i am force to repeat my situation over and over to people who barely speak English. After working pass the language barriers. i am then informed it has been escalated to ACCOUNTING to then fine out all points of contact are on vacation @ the same time. SMH I have a job on the line... i wonder if i am late on my rent will it take this long for some from accounting to reach out to let me know i am being evicted. THIS company is low budget and very unorganized i hate i was switched to them MID lease by EMAIL with just a request to pay portal. i then had to call my old property manager to verify i was not being scammed. "WHAT A WAY TO ASK FOR $2200 payment "I have yet to talk to some one that know ANY THING about anything. THEY are amazing at string you along, with no results

One star is being generous

One star is being generous. They have attempted to automate property management and leasing -EPIC FAIL! Property managers don’t respond, no direct way to contact anyone. It took almost a month to get questions answered about a property I was interested in. Once I leased it and paid, I got a call two days before scheduled move-in date that the property was occupied by squatters. I picked another property had to chase down the property manager for two days to get the lease signed. We drove 14 hours to property arriving at 5am with a 20ft U-Haul - The key pad was disabled and I realized it was occupied when I looked in the window and saw sofas and pictures on the wall. I called Darwin and the customer service agent could not get anyone on the phone to come out. Finally after multiple attempts to contact Darwin I filed a police report and left. Darwin refunded my monies after trying to convince me to pick another property. Never! The way Darwin “manages” property is beyond incompetent. Owners and potential tenants should beware. The response is indicative of the way Darwin does business. First the fact that they are aware of the squatter issue and have not changed the way they do business is telling. There are ways to secure a property. Second, if they know it’s an issue why wouldn’t you schedule to have a representative escort the tenants at move in. It’s dangerous to attempt to enter an occupied property. Finally, no one from Darwin communicated throughout this ordeal. I called customer service several times and they could not reach anyone to help me. Lack of communication and unresponsiveness is what I encountered throughout the process from initial contact until I finally got a refund. And just to show how dysfunctional Darwin is - I received an email with a signed lease two days after I got my refund. And am still receiving requests for ACH to get a refund. I received no concessions for my inconvenience, setting up utilities, internet, address changes twice and having to cancel. No Darwin - your response is lacking and not truthful.

This company lies and will take your money

Always paid my rent on time or before it was due. I didn’t rent with Darwin but their company took over the home I was renting after 2 years of being there. Decided not to renew my lease. I requested an extension for my move out to finish cleaning and they gave it to me. However no one updated the field team rep and they came into the home and took $600 worth of cleaning and landscape equipment during the time I still occupied the home. The company did absolutely nothing about this. Fast forward a month later when I’m supposed to be receiving my deposit. The photos they used were ones they took when they entered the property when it was still under my possession prior to cleaning and fixing. They never updated the photos after I officially vacated and even though I sent in my own photos showing everything was cleaned, fixed, or replaced they still aren’t providing any kind of solution so I will be going to court. They have a pattern of screwing tenants over I’m not surprised. Take documentation of everything if you rent with them.

Over 40 days ago our pool pump gave out…

Over 40 days ago our pool pump gave out and was reported to the resident maintenance portal. I have contacted 7 local distributors and have found several websites with replacement parts available within 1-3 days. Again, we are now over 40 days for a 400 dollar report with maybe 3 hours of billable labor from a professional. Instead of replacing the whole unit, several times now a handy man has been sent out to just replace parts of the system. The most recent attempt included siliconing leaking parts and replacing the motor without replacing impeller, or shaft seals. This resulted in the new motors bearings failing and needing to be replaced again. It is unbelievable the amount of money being spent to try to save money . If it was fixed right the first time this would not have been an issue. Even worse is we go weeks without any responses, and still are unable to use our pool that we pay nearly 200 dollars a month for maintenance on and nearly a 1000 premium compared to comparable rentals in our area without a pool. I understand property management is a very busy industry however, there appears to be zero regard for customer service. I have faithfully paid this company well over $3000 a month, never been late etc... however unless this is rectified will never lease with this company again. Even further would never recommend to anyone. If this is how they treat an A level customer I can't imagine how they treat others.

I am usually not one to write reviews but I would have to say negative 5 stars. This company is terrible. Please believe the reviews of 1 star it is true! I am still dealing with them to fix my crazy back charges that are no where near correct. With that said they locked my portal so I can’t pay my rent unless I pay all these bogus charges and now they want to try and evict. I have filed with an attorney as this is unfair unjust and definitely unethical on how they do business and treat their tenants! Funny thing is they don’t even own these homes so I’m sure the actual owners would be upset to realize why they aren’t getting their rent money. This company took over the rental company I was with for 2 1/2 years and not one late payment or late fee or any bogus charges ever in 2 1/2 years! That should tell you it’s not the renter it’s DARWIN!!! Unbelievable how they won’t even call back only emails from a different person every time so clearly they are not communicating or even worried about helping someone and own up to their mistakes! I find it comical how on these reviews the response from Darwin is clearly automated and no one is really concerned or reading them. If you find a home to rent and Darwin is the property management. do not do it!! find another home through someone more ethical and responsive and local to where you are!

Worst of the worst

Worst of the worst. I was left with a broken toilet for more than 3 days this service request was an emergency yet no one came to fix the issue. The customer service and service delivery is below any standards of operation save yourself a headache and do not deal with these frauds!!! DO NOT RENT HERE!!!!

I do not recommend at all

The worst company to deal with ever. I do not recommend at all. They raised my rent from $1980 to $2660 cuz it’s month to month My least expired and trying to get in contact with them but couldn’t get a hold of anyone.

All my questions were answered right away

I was so stressed about moving to a new home and Leigha Geer explained every process I had to go through. She explained to me if I find a home by the time my lease was that I would be able to go month to month and how that process worked. She answered every question that I had and for her to give me a call and talk to her person meant a lot to me. I’ve been so stressed out about being able to stay with your company because everybody there answers me right away and helps me with every question and every problem that I have. But Leigha was so helpful and went out of her way to talk to me for 30 minutes explaining everything about my lease about being able to stay with your company. I’m very pleased to be able to move to another home because my mother is sick and I need to be closer to her. All the stress that I’ve been going through and I really appreciate Leigha for helping me. You just don’t understand how much that meant to me. I appreciate being with your company you guys are wonderful and Leigha Geer is just awesome and I just wanted to let you guys know. I will tell everyone how wonderful experience I’ve had with your company and tell everyone to rent from you.

Self Guided Tours in your home, hidden pet rent, difficult customer service

My wife and I found a decent house and applied. However, it wasn’t until after we paid the application fee and got access to the lease that we were told we had to pay a high pet rent fee. I understand pet rent is becoming normal. We pay it at our house now. However, it’s more than double what we pay now and also more than the other 3 homes we applied to in the surrounding area. To the point that it makes the rent higher than similar homes that included a garage. We were told the pet rent was in the listing, but I printed off the entire page and the only thing there was the pet fee and a sentence that said to check tenant requirements. When I check those requirements, it said nothing about pet rent, only that additional requirements may be included on the listing AND the lease. It was only on the lease after we paid the application fee. We also called about an addendum in the lease that says they have the ability to use the smart lock on the home at any time for self guided tours while we are living in the home. When asked about this, we were told they don’t practice just letting people in the home, which I believed, but refused to put that in the lease because it’s a national lease they cannot change. i believe they do not practice just letting random people into your home unattended, but the way the lease is worded would allow them to do so. I’d like it to say they retain access to the home at any time because I understand it’s their house, but we must be given a 24 hour notice if someone is coming over for a tour and that they won’t do this until we give our notice or they won’t do it at all until we move out. We decided not to follow through with the home because of those two things and that we have found homes in the area with a garage and with their pet rent it was only $10 more a month. BUT also it was a pain communicating with someone to voice those concerns. We had a total of 5 individuals from the company message us and it was all through one number that when you call takes you to a call center that can’t do anything except tell the real person you need to contact to call you back when they have a chance. That didn’t sit well with us having to make a bunch of calls through a middle man to reach our leasing agent.

Trendy Thieves

This must be a going trend as I already contacted Channel 5 action team . These company have found the best way possible to not return hard working ppl their deposit . The rushed and used unlawfully practices to get you to move out your home -i,e, cleanings and inspector coming by daily as intimidation to rush your move, as if moving isnt stressful enough. Even as you advised them the day your planning to move .Darwin waited past the 30 days promise of return of security deposit and still have not returned my deposit. Rochelle Lanford property manager, never returned calls , she very unprofessional and rude and not informed how to do her job properly .Darwins ( a company that took over my lease) - came up with a. long list of ways not to return my deposit, their claims was small paint and regular maintenance to turn-key a home they charged out landish fees for cleaning a property that was suppose to be professionally cleaned as someone new enters a new home. They also cut trees, and made me responsible for items that the previous company left on their own property -stating it was trash and I had to pay for it removal . I wish I could recommend one star. At all Cost STAY AWAY FROM DARWIN HOMES/ROCHELLE LANKFORD as they are liars/ thieves and use all type of trickery to extort money from you .. All others please contact me as I am exploring options on how to sue them for these type behaviors ..

I rented a home from a company that was…

I rented a home from a company that was bought out by Darwin Homes midway through our Leasing term. Upon the termination of our lease at the end of the Leasing term Darwin Homes Charged us nearly $900 most of which pertained to items that are Subjective to the inspector's (or homeowner's) opinion. The subjective charges were for pet odor, and paint touch-ups that were according to the company more than "Normal Wear and Tear." We had a professional Maid Service and Carpet Cleaning Company come out to clean the home and to my and others noses smelled no pet odor after such services. In, regards to the paint touch-ups the company could not provide me with any documentation or tell me what their definition of "normal wear and tear" was nor was it defined clearly in our lease. Additionally, the company tried to charge us for items that were already installed at/on the property when we moved in. Luckily I had pictures saved from when we had moved into the house 2 years previously and was able to dispute these things. Lastly, when I tried to contact the company to discuss the charges, they refused to call me to talk about it and only responded to a few of my emails. The company eventually stopped responding to my emails and, given that we were told it would go to collections if not paid within 30 days it would be sent to collections, we were forced to pay their charges before we were settle the entire dispute. IF ZERO STARS WAS ALLOWED THATS WHAT THEY WOULD GET!

I had nothing but maintenance issues…

I had nothing but maintenance issues and overpaid for a house that was falling apart and that they knew was falling apart. I missed out on work constantly having someone coming to look at toilets, multiple dishwashers and a whole day because someone had to be in my home to redo the ventilation. At one point they had to clear the sewage line from the previous tenant and even that still didn’t work and techs kept letting me know things were breaking down because the home was old. Initially I got laid off and was still able to maintain the home however I missed several days for months at a time during the last 5 months of me living there due to maintenance. I advised them if I can’t work I don’t get paid. Also, they are allowing Rhino to still bill me even though I moved out over a month ago and should not have to pay. I really did not want to move and I really love the layout of the house but to keep overpaying for an old house is ridiculous Do you have Mian that doesn’t care about anything except for the money And not their tenants comfortability. I’ve never had an experience like this it has been horrible. Now they are trying to charge me a Legal fee even though I moved out of the house. I do not want to pay fee. No one compensated me every time they had to come to my house to fix something that should have been fixed before I moved in. I want the fee removed.
