Since Darwin Homes was bought out by the owner of the home I rented for 3 years, Pagaya LLC, the customer service has been atrocious. We received a letter stating that there would be no renewal due to the house going up for sale. It was a 60 day notice. After moving out I inquired about my security deposit. I received a long monetary assessment that had unusual fees. Also received screen shots of portions of our contract. One was the portion that states that we can't take them to court and the other stating we were required to give a 30 day early termination, which I don't understand. We didn't want to move in the first place and begged to stay. They added 90.00 per month from 2023 to 2024 on to each rent payment after we moved out. In the 3 years we lived there we only paid late once an that was the last month. It was paid and the late fee was paid.They also never notified the Rental insurance company that we moved out. I kept having to pay it. People watch out for this company. I am getting everything set up to have them investigated by the Federal Trade Commission and the Florida Department of Agricultural and Consumer services for the what they call justifiable fees. Please keep track of everything. Emails, screenshot your rent payments, maintenance issues. You may not be able to take them to court but you can have them under a microscope.

After having to fight TOOTH AND NAIL to get a simple window repair, darwin homes would now like to charge me utilities despite the fact that I have already been paying them in my own name for months. Fraudsters, scamsters. Run away from them.

Andrea, Wonderful to work with great with details and has a great understanding on the rental business as a whole.

They are SPECTACULAR! Their attention to detail, the knowledge of the area, and the communication with us are superb. They have orchestrated renovations for us and have a team of contacts that have been amazing as well (i.e., decorators, painters, etc). They have also been proactive and thoughtful for making recommendations. We live in the UK, so it's been extremely valuable knowing we have someone we can trust to take care of everything. Only wish we could give them 10 stars!

I came across Darwin Homes property management and found absolutely professional and helpful agents here. I really appreciate the positive and uncomplicated way they have. After quite a few negative experience with other letting agencies and landlords, I can say, that they are an exception in that area. The quality of the maintained apartment and I felt at home immediately from the beginning. Also, the offer the right value for the money. The other tenants in the building were very pleasant as well as living together. Thanks so much!

Doing business and renting through Darwin Homes manager has been one of the best decisions I have ever made. They were quick, efficient and the communication out of this world. One little issue arise, and they took care of it immediately and without hesitation. The houses that you will rent from them are in amazing condition and honestly it feels like my home sweet home. I write them five stars because that is the service that they provided and the condition of their homes are my dream come true.

The experience was actually the easiest I've experienced. Every question I has was answered swiftly. The approval process took 48 hours and I retrieved my keys a day later. It was quick and really easy. They have completed the move-in inspection and easily paid, see my lease, and complete any maintenance request. Thanks, Darwin Homes, for a great experience!

I've had a fantastic experience with Darwin Homes Property Management! From the moment I signed my lease, they've been nothing but professional, responsive, and accommodating. Their team is always prompt in addressing any concerns or maintenance requests I have, ensuring that my living experience is smooth and and hassle-free. Highly recommend Darwin Homes for their excellent service and dedication to their tenants' satisfaction!

This place is misleading. They have you pay the 55 fee and don’t disclose there is a credit requirement. Instead they state if credit is low you’ll have a higher deposit. It doesn’t even disclose its credit based. They also say they do credit building. Which makes no sense if they deny people with low credit scores. We would never even wasted our time looking at the property if there was a credit minimum. Ours are high 500s and they denied us. This place is a scam. They are making bank off just the application fees

I'm trying to get an issue resolved and I can't even get anyone on the phone from management ! I keep emailing but no one is contacting me back for days... I've been living at my property for three years and now I'm feeling like I'm being robbed for my money . I moved into this house before this new company took over and I had issues that rolled over to my new lease. I'm trying to resolve the issue and now I'm being charged for maintenance in my own rental property... i'm very upset.

Darwin homes is a crappy company who allows their renters not to properly have accurate renters insurance!! I was severely attacked by a dog on Darwin homes properties and Darwin homes is refusing to cover my claims!! Shall I post pictures of my brutal attack?!?

Move in experience was a breeze special thanks. I have to be honest there were a lot of major and minor repairs that should've been taken care of before my move in. I have had maintenance requests that were handled within 48 hours or less. Overall I'm very pleased with my rental home I absolutely love the neighborhood and Darwin Homes Staff everyone is always so friendly, professional, and willing to help resolve any issues that I have had.

I had a fantastic experience renting with Darwin Homes Property Management. Their service was exceptional, making the entire rental process smooth and hassle-free. I was so impressed that i recommended this company to my friends. They have since moved in and are loving their new home and the friendly agents. We highly recommend Darwin homes.

A lot I can say about this “company” moved into the house 5/31/24 have had multiple issues with plumbing half of the electrical in the house did not work. They did not pick up my trash for 2 1/2 months even though they bill me for it. They charged a maintenance fee for a vendor to come out. I really don’t see how that’s my responsibility when I pay rent and the house was defective when I moved in. Now I have been calling since Thursday 8/29/24 Friday Saturday, Tuesday, Wednesday, and here it is Thursday still have heard nothing. I was Emailed and told by the property manager, Krystal That she would have to fit me in on her schedule and I only get a 15 minute slot to discuss my issues. 🧐 last time I checked you work for me I get as much time as I need to discuss your issues with your property. Done with these people. Going to court.

We are very happy with the maintenance service that have been provided. They are very efficient. They followed up as soon as they got a request. They also contacts us after they have sent someone to do a repair. The maintenance staff is friendly and professional. We had a bathroom and electrical problem and they were taken care of right away. Darwin Homes Property Management is great, we know we are in good hands.

Customer service was Superb! They were efficient and sufficient! They mastered all my concerning issues in a speedy manner with graceful professionalism! I must say the Darwin Homes pm communication system between the tenants, property management, vendors, and owners are as perfectly organized as you can get for such a large property management company. As a very long standing tenant, the job always gets done. I'm impressed!

Andrea McMillian and Ashley Williams have really set the bar at Darwin Homes over the year I have been renting! Both have made themselves available to me so I know I can rely on a personal experience and not just feel like I am being pushed along to an automated system. I have experienced a few urgent maintenance related concerns, which is to be expected when renting, and Andrea made my case a top priority and offered accommodations so my family and I were not left in an unsafe situation. She has been quick to ensure my needs are being taken care of, even though I am probably one of many tenants leasing a home under her portfolio. Ashley has been incredible partnering with through our lease renewal process. I am not a lease expert, so I require assistance in breaking down the different lease terms and expected increases. Ashley has taken time out of her day over these last few months to help me break down each line item that was being adjusted on my previous lease and help me understand how each of those changes were being applied in my updated charge. I have read many reviews and seen many horror stories surrounding property management companies, but I have had all of those concerns squashed by this incredible duo! I am an anxious type and these two have done nothing but ease my concerns and follow through on everything we have discussed. Thank you both, it has been a pleasure getting to work with you this year and I look forward to continuing our partnership for this upcoming year

Just moved in with this company and to be honest it was a rocky start. A tree fell on our house within the first week of moving and our deck was destroyed. It did take a while to hear back from the company and we lived with a tree on our home for over a week. That being said, after finally getting in contact with our property manager Ashley and her reaching out to the maintenance vendors, we eventually got everything we needed fixed and the ability to call Ashley and get help when needed has made us finally comfortable and happy in our Darwin Homes!!

Ms.Marcella was very helpful. She listened to my problem and took the time to help me out. Is hard now a days to find someone that will listen and honestly help you. I am forever grateful.
