If I could give this company a negative…

If I could give this company a negative star I would !! PLEASE STEER FAR FAR AWAY FROM RENTING A HIME WITH THIS COMPANY. I moved in March from my home that was not even managed by them . Darwin homes aquired the property in March as well while my previous leasing company was completing the move out. When I say this has by far been the longest move out process I've ever had to experience! They do not allow you to speak to the property manager she emails but do not communicate properly . Here's it is almost June and I've been waiting on a simple deposit. On top of that they are trying to charge me rent for a month I didn't even stay in the property . I'm happy they aren't my leasing company . I just want my deposit settled properly so that I could move on . Worst customer service and experience ever ! Who ever goes through them I definitely feel sorry for .

Very confused and upset

Very confused and upset. Our property management company changed during our lease. At first Darwin seemed helpful and great. Now we have a serious safety issue and no one is helping. We keep getting told by Lessen that they can’t help us and are waiting on Darwin. Darwin is not replying now. Both Lessen and Darwin customer service have escalated multiple times stating a maintenance manager will contact us and no one is. It is very concerning. Everyone has been kind but say all they can do is escalate. We honestly just want to live safely, quietly and be good renters until our lease is up. We don’t want much - just for this safety issue to be resolved. First left a voicemail on 4/12/24. Have called and emailed numerous times since with no resolution. It is almost the end of May.

It took multiple calls to get the job…

It took multiple calls to get the job done, it was done in May when scheduling started in April. First two folks showed up and basically said they couldn't do the job, last person finally finished the job but even my kids opinión was that it was rushed and not well done. We still have things that need to be fixed and still have to pay rent. It's been a nightmare to deal with repairs when in Florida are supposed to be fixed within seven days. I will call management again on Monday but it just happens that there's no supervisor available ever. Very poor experience.

SCAM! Very corrupt company STEER AWAY AND REPORT!

I can guarantee you any “good” review on here is extremely fabricated. I can not stress ENOUGH how awful, dishonest and fraudulent company is. They will leave you without BASIC necessities, for example WASTE disposal ( just a drop in the ocean among other things) give you their backside to kiss and charge you loads and loads of money for it. This is a nightmare for a property management company a complete cesspool of scamming and nickel and dining every which thing. I will be avid in warning everybody AGAINST it and report them whichever bureau that can put a stop to them preying on families. There is not a single thing remotely okay about this company. Steer away!!!! Sadly a lot of properties been bought out by Darwin so many of us had no choice.

Ceiling leak

Recently we have been dealing with leakage problems in our rental home through Darwin homes. Our property manager has been in contact with us helping us move this process along. Although Thomas rugg has been of MOST assistance to us. He has called me personally when I was struggling to go through Darwin homes emergency number making sure our matter was taken care of promptly! He has been texting me personally, making sure this issue was taken care of correctly. I can’t say enough positive things of Tom. He truly loves his job, and wants to make sure his customers are taken care of.

If there was less than a one star…

If there was less than a one star rating that’s what I would give. This company took over from my last management company. I moved out within three months of them taking management responsibilities. I cleaned up the house better than what I moved into. I was told that there was nothing else I needed to do. No lockbox was left on the outside of the house, so I left the keys on the counter and locked the doors. Fast-forward a few weeks, they took 400 and some dollars of my deposit and and said that they had to replace outdoor door hardware with no other explanation.I of course disputed this and come to find out instead of contacting me because they didn’t have keys to their own property, they broke into the property and destroyed the locks then Charged me for it. They also charged me $15 for a HVAC filter that I literally changed the day that I left. I Turned them into the Better Business Bureau, which they did nothing. All they did was provide a medium for us to go back-and-forth them, saying it was my fault that they had to break into the home their own property that they don’t have keys to. It was the most ridiculous experience I’ve ever had.

RUN VERY FAR AWAY

This is the worst money hungry company I’ve ever seen! I’m looking for a new place now so I won’t have to deal with this company anymore! They took over our original lease and it has been a disaster since then! My rent is due on the first but sometime I don’t get paid until after, if your even 1 day late they’re threatening you with eviction! SMH it’s so awful! No one answers and they charge you for EVERYTHING! I’ve literally gotten a lawyer because I am fed up with this scamming company! PLEASE DON’T RENT ANYTHING FROM THEM, THEY’RE AWFUL!!!!!!

Great communication rapid process

Amy with Darwin Homes was amazing. Communication and speed of acquiring the home was fantastic. She answered all of our questions and guided us through the process step by step. Viewing the home was also very convenient with remote lockbox access. Excited for our new home. Thanks again Amy!

HORRIBLE!!! STAY AWAY

This has been the most TERRIBLE experience I’ve EVER had with a management company! If I could give negative stars I would. It is extremely difficult to get a hold of anyone and absolutely no one communicates back when they say they’ll “call back”. I have been without AC for a month and the property management has sent out 4 different people for “estimates” - mind you there has been 1 to 2 weeks in between in each person that comes. In between the time of when the contractor comes to do the inspection and after they leave to get approval from the property management, there is complete radio silence. The management company never follows up until I have literally sent them an email every day on the hour. This has been such an exhausting situation and no one at Darwin Homes seems to care. It has been over 84 degrees inside the home since the temperature is also rising outside and they couldn’t care less that their tenants are suffering. They do not want to give you any contact information for the property manager/management at all because they know exactly what would happen. I would NEVER hire them myself.

Stay away from this company

Stay away from this company. If I could give zero stars I would. They are money hungry and will nor communicate I'm a timely manner. You literally have to bug them daily to get them to respond. And they have no intentions on giving you your full deposit. They will nickel and dime every little thing when you move out. Be sure to take pictures and videos of the place when you move in and move out. My rental company was turned over to Darwin. NEVER AND I MEAN NEVER WOULD I USE THEM ON MY OWN!!!

Do not use this rental company

Greetings, This rental company is the absolute worst! It is extremely difficult to get in contact with management. I’ve been calling for weeks in regards to a matter that’s been going on for a while! I had no heat for months, had to use space heaters and gas stove to warm my home. I have 4 small children. I was told by April that I would be credited for my gas and electric bill due to the issue & never received the credit. Spoke with the property manager Hannah and then she stopped communicating with me. This is still an issue I’m trying to resolve. Their customer service representatives have limit access and all they can do is put in a request to have someone give you a call. This whole experience has been a huge disaster! Do not rent from Darwin Homes!

BEWARE. WILL SCAM YOU OUT OF YOUR SECURITY DEPOSIT.

BEWARE. THEY WILL TRY TO SCAM YOU OUT OF YOUR SECURITY DEPOSIT. When I arrived at my home there were dead animals in my back yard, closets, AND attic. DECAYING. Leaving blood stains and remains in the sheet rock above my garage. All the insulation around the attic had been consumed by these animals (looked about the size of a possum), and there were holes in my AC ductwork. Residents in my home became ill, and this is probably related. The backyard was a WRECK, broken limbs everywhere, unkept. The floors, tubs, etc were uncleaned. Mop water was coming up BLACK even after 3 passes of the entire home. Door knobs were broken. The fridge water had not been connected. We had calcified particulates in the water when they did hook it up and they still marked the job done. Had to reopen. Windows were left unsealed. No cabling to any internet hookup in the home. There was a bee infestation they were slow to respond to IN THE HOME. The sprinkler system leaked causing massive water bills. Oh, and because the insulation had been consumed by animals my electric bills were huge as well. THEY DIDN'T REMOVE THE FECES, THEY BLEW INSULATION OVER IT AFTER I REQUESTED MULTIPLE TIMES TO REMOVE IT. Response time was slow, but I was patient through all of this, and all of these issues were resolved after 6+ MONTHS. Some personally by me. I CLEANED UP THE YARD, I CLEANED THE HOUSE METICULOUSLY. And when I left the property it was cleaner than it had ever been. Spotless. The yard was managed. The only evidence I left of living there were some nail holes from portrait hangings. AND WHAT DO THEY TRY TO DO? THEY TRY TO TAKE $1300 FROM MY SECURITY DEPOSIT TO REPAIR DRYWALLS AND PAINT, CLEAN THE PROPERTY, MANAGE THE YARD, AND REMOVE TRASH! I already reached out to residentsatdarwinhomes.com before their comment on this review; their response was that they had other more important maintenance requests to deal with and they would get back to me later. It was at that point I wrote this review and filed a complaint with the BBB. Since then they have stated they will return my full deposit.

Absolutely the worst company I have…

Absolutely the worst company I have ever rented from. I have spent 5 months unable to use my master bathroom shower due to a leak. 8 different people have come to look at it and still nothing has been done other than bust tile. There is mold under it and ceiling damage from the leak as well. I cannot get ANYONE to contact me directly and emails go unanswered. Yet my rent still went up regardless. This company I will never rent from again.

Move in on a monday?!?!?!?!

We originally applied for a home that said it would be ready on May 4th and were approved. We got an email stating we could not move in until May 6th, which is a monday?! Who sets a move in date as a monday? I have no help to move during the week and they will not allow us to move in on the date the home was supposed to be ready

Horrible

This is the worst company I ever rented from. They went up on rent by 500 in 2 years. Customer Service is none, I leave messages for a return call but no response. They add on extra fees you can't use state utilities. They add all in one thats too much. Don't rent from them
