This is an incredibly incompetent…

This is an incredibly incompetent company. I’m not sure who is running things. The reviews here seem to show they are amazing at selling homes. But they apparently are the worst with rentals. Our rent was $700 more than the last month. I am paying for 2 electricity bills it seems? I’ve tried calling but I have received no answers and I’ve been emailing a lot but still never got an answer for anything. I’m beyond frustrated.

I have had a horrible experience with Darwin Homes My property managers name is Kylie Krueger We have not been able to use the toilet or the sinks or any of our water because our septic is backing up for the past two days And they say they’re gonna call and they never do What a disappointment No professionalism whatsoever

Stay as far away as you can

Stay as far away as you can! This is the most disfunctional company I have ever seen! They manage to mess up literally everything they touch. We rented from them and the entire duration of the lease was a complete nightmare! Believe all the negative reviews, we've all made the same experience

Darwin Homes has exceeded my expectations in every way. From the first interaction, their staff demonstrated a genuine care. They promptly addressed any concerns I had, ensuring that my living experience was comfortable and hassle-free. The maintenance team deserves special mention for their attentiveness and quick response to any repairs required. I highly recommend Darwin Homes Property Management over all other property management companies.

RENT WITH ANYONE ELSE

This Company has given us nothing but issues since our property was given to them. It took over a week for our refrigerator to be fixed with no replacement until we called 17 times within the week to complain. We finally spoke to our property manager after requesting a call back and never hearing back until i said i wanted to wait on hold till she was available. Then was promised 2 $250 credits to be added to our account as a result of them not completing the job in a timely manner. We only ever saw one credit and the reasoning is because they now want us to reach out to our insurance to cover the rest since they don’t want to, and said promising it before was an “oversight”. If I can tell you anything, DO NOT RENT WITH THEM. They do not do their jobs and the property managers don’t care to do their jobs. If I could afford to terminate my lease early with no repercussions, I would because I am constantly miserable spending days on end on hold with their customer service. Rent with literally, ANYONE ELSE!

My experience with Darwin Homes LLC was awful

My experience with Darwin Homes LLC was awful. Let me begin by saying I am a white-collar professional that held a high-paying position, but it was outsourced to another country. I was approved for rental assistance in AZ; however, the county could not disburse my assistance to DH because they are under investigation for fraud by the IRS and other governmental agencies per the Maricopa County Human Services Department. In addition, their vendor paperwork is not correct with Maricopa County. They also charged me for a satellite dish that was on the home, but it was not my satellite dish and was there when I moved in. They also charged me to change the shades that were on the exterior garage lights, but again, they were like that when I moved in. They also charged $60 for two small air filters. The ridiculous charges continue. Darwin Homes has several lawsuits against them throughout the country. All you need to do is a little bit of research. Awful company. Stay away from them.

Nightmare of a Management Company

Worst management company I have ever had been in contact with. Little to Zero communication to fix issues. Every time you call the number for help, you get someone that cannot help and just “makes notes” to fix the issue. I have been promised a call back for 2 months from the property manager Rochelle Lankford. She never returns calls, takes weeks to respond to emails. I have two roommates on the lease as well. We have had continuous AC issues since June, multiple companies have come out and each company says the last did nothing to fix the issue and that we need a new unit, and our thermostat in the house has been broken for over a month as well. Thankfully somehow the AC is currently working however, who knows when that’ll break again. Our refrigerator broke for an entire week and the management company did not care about fixing it or the fact we lost hundreds of dollars worth of groceries and had to pay to eat out daily because we had no groceries and could not buy new ones because there was no spot to store them. The maintenance manager Remington promised us a $250 credit for that inconvenience and the Property Manager said she approved that credit and would give us an additional $250 for lost groceries and that the full $500 credit would show on our ledger in the next few days… two weeks later rent is due and that credit never appeared. My roommate and I called multiple times to speak with Rochelle and she did not return a single call back. She then emailed and tried taking half the credit back saying it was an “oversight” and the correct the process was contacting our renter insurance for loss of groceries, and if our claim was denied she would then give us the additional $250 credit she originally promised. We go through our renters insurance and they of course deny the claim, we provide her the paperwork showing that, and now she tries to say we have the wrong insurance.. when we literally have the exact insurance that we were told to get when we first rented the property and that is included in the addendum of our lease agreement. Now rent is due again and she is nowhere to be found, no answer via email, I try calling and I’m put on hold for over 2 hours without someone updating me on if she is ever coming to the phone. I try to ask if I could talk to whoever is above her because she clearly promises things and lacks communication, and I am told by the customer service representative the only way to speak with property managers supervisor is to request that directly through the property manager first.. which literally does no help because that person is near impossible to reach in the first place. We have new issues that we submitted for including mold in the garage, broken garage door, and half our fence fell (from the hurricane), and no communication from this company on a timeframe when things could be fixed. The main thing we’re waiting on however is that $250 that was promised and Rochelle is refusing to now give. We were forced to pay this extra money with our rent that was promised to us for the company dropping the ball and not fixing our refrigerator that they provided with the property. At this point I feel like we will never get this fixed. In conclusion, steer clear of this company and any rental that is processed through them. They are the absolute worst. Slum lord is putting it lightly.

My spouse and I just bought a home form Darwin Homes. It has been an amazing experience since day one when we walked into the home. They were absolutely incredible to purchase with! I honestly cannot express how very excited and happy we are. We couldn't have found a better company, their staff is also exceptional. Thank you again. Five stars all they way and we highly recommend Darwin homes.

Unacceptable response to hurricane damage

Due to hurricane Helene THERE IS A TREE INSIDE MY HOME!! YES INSIDE. today is the 5th day and I have been calling and emailing them and i feel like I keep getting the run around. I keep being told they're escalating the problem but yet nothing has been done. Rain water is coming in when it rains and there are more storms heading towards Florida as we speak. They keep telling me they can't reach the vendors but how is that possible?? If 1 isn't working out, get another one!!! I would not be renewing my lease woth Darwin and it sucks because I love the house we live in. I guess we're supposed to keep living with a tree inside the house and hole in the roof and rainwater coming in and damaging the house for lord knows how long. Unacceptable

Just the beginning...

My roommates and I moved in less than two months ago and the problems have multiplied. We have multiple leaks in the ceiling that have not been repaired no matter how many times we report it, our smart lock stopped working and we have no physical keys to access our house, our dishwasher has been broken since we moved in and every attempt to fix it has been a fluke. They have mailed parts to the wrong technicians in whole other cities, aren't able to give us information or assistance with resetting the garage door code so we can use our garage, my shower door has been without a handle since before move-in and there has been no attempt to fix it.

Our downstairs a/c went out here in Az…

Our downstairs a/c went out here in Az with temps over 100°s! Someone was supposed to come out on Friday from maintenance and then we were told we had to wait for a specialist and then crickets. No one was calling us back! I finally reached out to Darwin on Sunday and I quickly got a call from Ashley, who went above and beyond to rectify the situation. She gave me her direct number and made sure I was contact by someone today. She even offered to get us a hotel for the night. My ac is now fixed and props to Ashley at Darwin! You’re the best!

Great experience

I rented with Darwin and I have had zero problems. All maintenance requests we handled in a timely manner. During the first half of the lease, the maintenance requests were handled by different vendors (mom and pop shops). Darwin has since switched to Cinq Home repair for their maintenance which is even better where you are called, texted and emailed with the technicians info before they arrive. This is great when you're a mom of small children and don't like having strangers come by. The property management team has been great. They are professional, courteous, knowledgable and helpful. All of my questions were answered in a reasonable time. They were understanding of my personal situation and worked with me when they could. Had I not had my own financial struggles, I would have renewed my lease.

We bought home from Darwin homes and it was a delightful experience. It's a new construction home we booked in July 2023 and got possession on Aug 2024. The journey was good, and we got regular updates about the construction, and different teams helped us understand every aspect. The quality is good and admired by our friend and family. Definitely recommend Darwin homes.

Deposit not returned

First and foremost I hate to even go this route but I have exhausted all means up to this point. I vacated a Darwin home rental property on 28 August 2024 and was told I would receive my deposit within 14 days. As of 26 September 2024, I did not receive my deposit. I have sent at least 10 emails seeking immediate assistance in this manner with no resolve. How can a company not have a phone number were a complaint can be escalated or to speak with someone to resolve a matter. When it was time for me to sign my lease they were the nicest, accessible, and responsive people. Darwin responds with they mailed a check to on 11 September. Why would you mail a check to me? You did not receive my deposit via mail, and I provided the Darwin ACH form that was sent to me for the security deposit to be refunded the way it was sent to you. This validates Darwin’s unprofessionalism. In fact I never provided an address to send a check to so how could this be true. This is senseless.

I was lucky to be offered such a beautiful home. Top notch quality and finished. Darwin Homes was an absolute dream to work with no matter how many odd all questions I had. They had an answer to everything and tons of knowledge about all the products and services that they offered. The best property management company. I highly recommend them!

THE WORST F******** COMPANY EVER!!

THE WORST F******** COMPANY EVER!!! NEGLECTFUL, AVOIDANT, DISHONEST, AND UNHELPFUL!! THEY DONT WANT TO HELP YOU OR APPROVE ANY REQUESTS EVEN WHEN YOUR TOILET KEEPS FLOODING THE ENTIRE DOWNSTAIRS WITH POOPY WATER!! WE HAVE A BABY IN THE HOUSE TOO AN NOBODY SEEMS TO CARE!! CANT TAKE A SHOWER, CANT FLUSH THE TOILET, CANT DO F******* ANYTHING!! NOBODY WILL CONNECT ME TO SOMEONE THAT CAN HELP SO EVERY SINGLE NUMBER YOU CALL IS USELESS. This has been a 3 WEEK LONG PROCESS!! “Waiting on property manager to approve, waiting on maintenance team, waiting on vendor.” F*** THIS COMANY AND IM GONNA F******* SUE YOU DUMB F**** FOR CAUSING ALL THIS DAMAGE TO MY BELONGINGS! I CANNOT WAIT TO GET THE F*** OUT OF THIS GOD DAMN F****** HOUSE BECAUSE THIS COMPANY IS EVEN WORSE THAN RENTERS WAREHOUSE!! At least when we had them, they actually got the septic truck out to come pump the septic tank in a timely manner. NEVER EVER EVER DO BUSINESS WITH THIS SCAM OF A COMPANY THEY DONT CARE ABOUT YOU, YOUR MAMA, OR YOUR BABY! All they care about is MONEY MONEY MONEY.

Awesome team

Had one home with Darwin and needed a bigger one for my little ones. Ashley Williams help make the process easy to just transfer to a bigger house. They really do what they can to help out. Def recommend using them
