Highly recommended

I recently rented a single family home from Darwin. Jennifer was my leasing agent specialist and was extremely helpful and professional and was able to answer any questions I had about the property without even having to ask any questions at all. She greeted me at the front desk and was professional and courteous and remained professional when dealing with many tasks going on in the office. If you currently own a property and were looking for a property Management team I'd highly recommend the services that this Property Management Company provides.

Responsive Support

As a renter, everything has been very easy and we have loved our new home! Jessa and Mike have been super helpful, with any questions I have regarding my lease. I am very pleased with their customer service all around.

Every experience has been awful

Every experience has been awful. From long response times on getting issues fixed, to taking literal months to get money back that was owed to us by the home owners. Complete opposite of the original management company we had when moving in. One repair service that was hired just showed up unannounced at noon (we work nights). Completely unprofessional. It's taken months to get a working ice maker and we still have a leak above and short circuit in our master closet! It is like pulling teeth to get anything done and when they do actually get something done, they hire the lowest bidder that does a half-rate job.

Very professional

Very professional, the agent was always on time. It was pretty flawless in terms of checking in and checking out. On our check out day, we needed to leave earlier than scheduled and we were accommodated without any issues.

Very Communicative!

Emily helped us out a lot to find the property we need. We communicated mainly via Email and Phone and it was very easy and fast forward to reach out to her. Very customer service friendly and supportive. Emily needs a raise!

Mike made my move-in super easy

Really great company. The process was fast and easy, I was able to move in within 2 weeks. Shout out to Mike for the smoothest and quickest process!! Couldn’t recommend them more.

Not impressed

We had called several times about issues with the house and each time we called they had no record of our calls or maintenance issues. We had to finally ask for a manager. We were ten days in the house before the kitchen sink, garage door, and dryer electric breaker were fixed. When we started our lease, day 1 we found multiple tacks, nails, and bad paint patches on the wall...just not impressed with this property management. When our lease is up, we will be moving and not using Darwin again.

Sewer Water

Our house has flooded with sewer water 4 times since September 2019. I will not file on my insurance policy to have a house cleaned to met the standards for living conditions. There is sewer water still all over the floors that has not properly been sanitized. I will, however, write google reviews and post on every social media site I find Darwin Homes on. I will also be consulting with the Texas tenant association and an attorney to see what our legal rights are as tenants. I also wanted to add this is not a good time to not properly sanitize our home with COVID 19.

worst property management… EVER

This is the worst property management company I have ever had to deal with and I’ve been a renter for over 15 years. Any time I have a maintenance request I usually I have to ask several times before I get any response from Darwin Homes. When someone finally does reply, the reply is usually if it’s my fault I will have to pay for it. Which does not make me feel very secure or taken care of. Instead it makes me feel weary or like I’ve done something wrong. The home I live in was built in the 1960s. It’s old and naturally problems will occur. This winter my heater wasn’t working and it took several requests before I received a response. When Darwin homes finally responded they said try changing the filter and if it’s my fault I’ll be charged. That scared me so I decided to not have it looked it. 2 weeks later my heater is still not working and I decided I can’t live like this anymore. I call again to have it looked it and say I’ll take the risk. Turns out it wasn’t my fault and something wasn’t wrong with the heater. I feel like Darwin homes bullied me into not taking a service call the first time and therefore I had to live without heat for 3 weeks this winter. This blows my mind considering I pay rent for a service and apart of that service is to have my house maintained. It also makes me wonder if the land owner knows this is how you go about treating their homes and renters. 100% the worst service I’ve ever received from a property management company. On top of that, my old roommate, who is no longer on the lease, called Darwin homes to discuss her deposit return and y’all actually discussed money with her! She still receives emails and updates about the house even though I’ve asked the account services team repeatedly to stop sending her communication. My name is the only person on the lease and therefore I should be the only person y’all should be communicating with especially about money and deposits. I feel like every time I try to call I can never get a hold of someone and when I finally do talk to someone it’s always someone different. When y’all switched systems without announcing it until a week before rent was due and my payments were set up automatically. I was on vacation and assumed my rent was getting paid. I came back to find out I now missed rent and had a late payment. It took me 4 phone calls talking to several different people to finally get the charge removed since this was a system issue. If I had any suggestions to this company, it would be to have a better account services team. I find they are usually unresponsive and rude. I also feel like I have no idea who is actually taking care of the house. After reading the reviews, it seems they treat their home owners very well and their tenants terrible. Home owners, please keep this in mind. I am usually discouraged by this company to call in maintenance calls which means your house is not getting fixed. I get little to no service when it comes to this company. I also found the address of the home owner of the property I live at and will be writing them directly to let them know the services I have received. I encourage all tenants to do the same.

Attempt to Enter with no notice

My son came rushing into our bedroom and said someone was breaking in. The maintenance guy was trying to use the lockbox that still hadn’t been removed, 12 days after we’ve moved in. He said they didn’t tell him anyone lived here. The keys have already been changed so he must had been trying for a while. Good thing we changed the locks because he would had just walk in while we were sleeping.
