The staff at Darwin Homes is friendly, respectful, and easy to work with. I've enjoyed living in a rental where I have such nice people to answer my questions and help out.
Our house was not cleaned before we moved in, things that we stated that needed to be fixed were not fixed, and we did not receive accurate copies of our keys. Severely disappointing and frustrating to have to deal with this all right before we moved in. Would never rent a house from these property managers again.
When we first moved in we were under MDA realty property management. I absolutely love Darwin Homes attentiveness to its tenants. The only downfall is they never answer their phone; however, are always prompt when responding to emails.
The only thing I would say needs improvement is the wait time on the phone calls.

I give three stars because it took three weeks for my exhaust fan to be repaired.
House was dirty upon move-in. Took over a month for mail keys. Had a water leak leaving ceiling wet and a big brown stain-claims there is no leak. When you call for something they say they will call back... but good luck. They call back when they feel like it. Took a month for the lockbox to be taken off. I sent an email of all of the things that were not right or lacking and they only touched back on certain points. I was super excited to move in and really thought they would be easy to work with but so far it’s been quite a pain.
Never would recommend to anyone I hate to have go on social media wherever I can and put bad reviews. I gave 1 star because there is no 0 stars.

I worked primarily with Tiffany and she was excellent! She was very responsive and easy to communicate with and did everything she could to find me a quality tenant. I would refer my business to Tiffany and Kristen again.
The switching of companies sucked. Service from the new company also sucked, and I was treated very poorly as a resident by the rep of the campany. Unit was very dirty when I moved in, now it seems like I'm going to get billed for it if I don't clean up what should've already been cleaned by the company.
We are new renters coming from a negative experience. We were pleasantly surprised from day one at how professional and organized this property management company was. No surprise fees and every question was answered, they were friendly, and thorough. Elizabeth and Emily were awesome to work with through the whole process. :)
I recently moved into my single family home from out of state - the lease signing process was very quick and easy. I had a few issues first moving in, and Jennifer was helpful in following up with my maintenance requests. The resident portal is extremely user-friendly and convenient!
I am very disappointed at how unreliable and uncommunicative this company has been. To start off with, we have had to call multiple times to see if we were even approved or a candidate for a home we applied for. After a week of calling we finally got an answer and a lease sent to us to look over, we submitted out deposit and lease back within a few days. As we finally got permission from the property manager to look at the home during the pandemic, we saw MANY concerns with the home. The home was FILTHY. Scratches from previous tenants animals that ruined the door frames, nails, screws and holes in all the walls, scratches and dirt covering the walls. This doesn't even begin to describe the damages we saw. We raised our concern and was told that the house would be cleaned and ready by the "move-in" ready team. Mind you, this was two weeks before our scheduled move in date. The day comes where we get our keys to start moving out stuff into our new home.... and not one thing was cleaned or repaired. The home was just as dirty when we first saw it and every nail, hole and scratch was still on the walls. They claimed that someone did go out to clean it but the pictures I took did not show that anyone has done a thing. I sent many pictures on a google drive ( yes that many pictures) to the company and expressed our frustration. We weren't able to move our stuff in that day because we felt dirtier than when we walked in. If I knew this would be the condition of a home they expected me to move into, we would have never signed a lease here. It took many, many calls and emails to get someone to clean the house again for us. This is 4 days into our lease that we still weren't able to move in. They sent one lady to deep clean a 3 bedroom home, she was very nice and was walked around the house to show her everywhere that was exceptionally disgusting. After she left, there was a minor improvement, but there were still so many areas that were sticky and dirty. There is a huge hole in the wall in the garage and one of the pillars on the back patio is rotten, and yet still no email back with an update to repair these severe damages, with the pillar being a hazard to fall on one of us because it isn't attached to anything currently. The lease states "AS-IS" condition, but morally this is not a condition that anyone should ever have to move into. Getting fresh paint, holes or nails and screws repaired and filled and a deep cleaning are things are fall under the category of "move-in ready". It is VERY evident that this company has a different definition and doesn't care about the homes or tenants that occupy them and pay the bills to the investors and them. During such a hard time of a pandemic you would think they would care a little more about the cleanness and care for the future tenants. They clearly want to save any penny they can by skipping out on maintaining a home for tenants to rent out. As a investment property owner myself, I would NEVER do this to ANY of my tenants. Safe to say, I would not rent a home from Darwin Home again.
Worst experience we've had. First, we were informed very last minute that the owner of our rental would be selling. They apparently sent out an email within the 60 day time frame BUT did no follow up until 30 days later which was also the last 30 days of our lease! The email was sent straight to our junk mail being from a 3rd party. They did no follow up via phone or email when their intent to not renew document wasn't signed soon after they sent it out. We were sent an email as what they called "a friendly reminder your landlord is selling". We were completely surprised because just a few weeks earlier we had called to find out how to renew our lease and were told that someone was supposed to reach out to us. Again, nothing. So their reminder email was actually a first notice for us. Due to the current Covid-19 pandemic and paycut we wanted to know if someone could come and do a walkthrough of our home before our move out date so that we can get our security deposit back ASAP to afford fees that come with moving into a new home. They were the ones that told us a walkthrough would have to happen first and that they could help us find a new home since they already had our security deposit on file. When we responded asking what our options were in doing this they never got back to us. We sent another follow up email asking if someone would please come and do a walkthrough if we had everything packed up and still no response. During all of this we have applied for a new rental (with a different company) and they sent out an email to Darwin Homes to verify our rental history. They got no response as well. The new company then called and even NTN called. They were told by Darwin Homes that the email was in their spam folder and would be forwarded to the leasing team. This was on Thursday (5/7). Then Friday they were contacted again and told it would be done. We then called ourselves again and spoke with Jessa (the one who originally sent out the reminder email) she said it was in the resident spam folder and would be forwarded and done that day (5/8). It was NOT. Jessa also stated that she is not the one that handles security deposits and was typing up an email to send to them. (If something is not in your job description that does not mean don't respond at all when residents are needing assistance.) Online shows that Darwin Homes is open 7 days a week from whatever times. So we called Saturday to try again to get them to respond to our rental history email. We were only directed to a hotline. They apparently tried to reach out to several team members, none of which answered. No surprise there. Today is Monday (5/11). The realtor we are working with still has not received a response from Darwin Homes. This is a requirement when applying for a rental home and you would think a property management company would be efficient at this. All of our previous landlords were private owners and they all responded immediately after receiving the email. Our realtor is now having to submit our information to her property manager and owner without a reference from our current "landlord". We were able to provide her with copies of our current lease and payment receipts just to have any kind of proof that we have been living here. Luckily we have great rental history and really hope this negative experience with Darwin Homes does not ruin our chances at getting approved for a new rental home. A formal complaint will definitely be made. We have honestly been disappointed from the start from coming into a dirty home, to having our realtor have to file a complaint to the board of realtors about the previous property manager then switching companies. I could go on with a list of things but will save that for our formal complaints to HUD and BBB. I can only imagine why the property owner decided to sell. Having to move in the middle of a pandemic and then dealing with an unresponsive "landlord" is extremely disappointing.
