I came to this company after years of managing my own properties. The transition has been smooth and hassle free, Kristen is very easy to work with and her management skills are too notch! I haven't had a vacancy between tenants either thanks to this company, they know how to market a property and who to qualify to make sure the property stays occupied.
Kristen and her team are easy to work with. They have helped us managing our rental properties for over three years. They do interior inspection every 6 months and send us the interior photos. That is really nice . Very good experience.
If anyone ever needs a professional property management team to help you manage your properties, you have to go with Kristen and her team. They are one of the best in the business, and they are on top of it. They have helped me from managing my property, to fixing repairs promptly, collecting rent on time , and helped me with an eviction I had to do. Kristen is very knowledgeable and personable. Easy to talk to. I recommend using them for all your property management needs. They are also good at giving you updates on important issues.
We moved into our new rental house 3 days ago. It was filthy with many broken items and the yard is completely overgrown. We have attempted to call, text and email Darwin Homes and have not heard back yet. We have spent most of the last 3 days cleaning and it still needs a lot more work before we can even begin unpacking. Extremely disappointed after a 20 hour road trip to move into a home that was not ready to rent.
When we moved in, there were numerous nails, screws, staples, wall anchors, holes, and chipped paint throughout the walls of the entire house. Every door had scuff marks or scratches at the base & handle. Two drawers in the kitchen and one bedroom closet still had items & trash from the previous tenants. Speaking of trash, both the recycling and refuse bins were overflowing with trash left behind by the previous tenants, as well as four full large bags of lawn clippings. We couldn’t put our own trash out for two weeks because of the amount of junk left behind. Lastly, the representative for Darwin didn’t even know which mailbox slot went with our house and told us to take our lease to the post office to find out what we were asking. I’ve never had property management be so uninterested in helping a tenant before, and just with something as basic as standard cleanliness and move in information. It hasn’t gotten better since moving in. We do not look forward to finishing out this lease and cannot wait to leave.
Very hard getting move in information! Hard to get any kind of response :-( Still don’t have mailbox keys. No one answers phones nor returns e mails. Honestly felt very on our own with finding anything out. Townhome interior yard was not cut, garage had grass clippings all over it and builders left supplies scattered throughout house, paint buckets and left over rugs rolled up in closet.
Please stay away from this company. Thank God we did our research before moving into the property upon preparing to move in the property ,The property was dirty baseboards not clean dirt including dirt on the floor stains on the carpet . The houses was not professionally clean. When you try to speak with someone from Darwin directly the only thing you will get is a text or an email this company needs human interaction because this company has a lot of problems. Please please please rent from another company or another individual you will not be pleased with this company. It is my opinion Darwin needs to be investigated due to possible fraud activities with potential clients funds. If Darwin is not cleaning the properties before a person moves into the property. What is Darwin doing with the clients money. Read the rest of the negative complaints about this company. This is an honest review be careful when conducting any business with this company.
Pros :) -I like that everything is done digital/electronic so everything was super convenient -I love that the application process was smooth and we were approved on a points system which was easy to understand :) Cons: -We drove to see the house at a scheduled time and the current residence were home -After finalizing the lease and paying the deposit we thought we were done but we received several emails asking us to finish which caused us to worry that we missed something but we were told that everything was done and still continued to get 2-3 emails a day for a few days which was really confusing for us.

Very disappointing. We originally signed a lease under a different management company named Berkshire, but 3 months into our lease, the transferred our account to Darwin. 1 - when we moved in, the place was filthy and damaged. So naturally we took video and very detailed reports on the move in sheet provided. Not to mention, they added “late fees” during a pandemic. Which is illegal - and we currently are investigating. 2 - when we moved out, our contract stated we would receive our deposit back WITHIN 30 days of our leave. To make it simple, we put a $3,300 security deposit down. Outrageous, but we need a place to stay. They did not process our deposit in the time frame AND they didn’t have the proper documentation (they didn’t realize how much our security deposit was). They are charging us $900 for PAINT (after 1 year of living there when the condition on the form AND video was clearly not good) $400 for Carpet (carpet was heavily stained, damaged and coming up) and other small miscellaneous “repairs”. The representative Jessa is trying to say we only will receive $300 back. Which isn’t even the correct math. Their staff can’t even get their documentation correct. This has been a headache. But we hope that others can please reach out to us, as this has probably happened to others and file a group complaint against the lack of professionalism and unjustifiable charges. I invite anyone with similar concerns to please email me directly to bring this company to justice. Bless you all during this pandemic.
We've continued to attempt to contact you through emails and telephone. To this day nobody's gotten back to us we've had to go through our agent but our agent isn't assisting us with the specific questions we have. Darwin was very quick to answer our inquiry to see the house. Even when we had issues (user error) trying to get in, there was somebody there to help us. The application process was quick, and all questions we had were quickly answered through text, email, and/or calling. This company communicates well, and I would absolutely suggest it!
This company is a company with excellence and is always striving to go to the next level of excellence. They are responsible and very professional. It has been a pleasure partnering with this company.
