Customer service was outstanding

Customer service was outstanding. We moved from Texas to Arizona and had already been denied by another leasing company and no one would explain until I annoyed them enough for them to say it was due to not having rental history in Arizona. Even after I explained we had never lived in Arizona and our history was in Texas no one cared to help. The team at Darwin Homes was great within 2 days we were approved and the lease was signed on the third day. Thanks for caring.

Need more local staff and direct phone number

Really like the home however, the underwriting and approval process took a very long time and it was very difficult to reach a Darwin agent. When moving we are under strict deadlines as to when to be out of one place and into another and it was almost impossible to coordinate with speaking to an actual representative. After approval our move in date was pushed back twice we ended up renting a storage unit AND staying in a hotel for a week waiting on appliances in order to gain access to the home. Our move in date finally arrived and I access my keys and enter the home and the appliances are in boxes in the middle of the kitchen after a week in a hotel and eating fast food and being pushed back while we waited on said appliances to arrive we are now in the home a week and had to install the refrigerator ourselves finally someone came to install our stove we learned our dishwasher still has not been ordered and the stove is missing the hood and fan. Everything was very slow paced and delayed and after touring the home and loving it, it took a very negative turn. Had someone physically been here to walk through the home with us they would’ve seen the appliances uninstalled. Running a property management company from another state with low local staffing is the downfall of this experience please hire more local staff or make it clear that Darwin is NOT local and who the point of contact is with these issues. I’m constantly texting the 833 number and when they call me an automated system hangs up. Not a great experience at all

Darwin Homes

Positives: Communication has been very efficient until we encountered an issue. There could be a delay in getting back to us for many reasons, so I won't hold this against them yet. I just find it odd that there was immediate and consistent communication until we had a problem. The application process was easy and we had someone contact us to give us updates during the process. Negatives: The listing states that it has a fully fenced yard and it doesn't have a fenced in yard. Move in expenses are not disclosed on the lease and were not disclosed to us until AFTER we signed the lease. We are scheduled to move in on July 25th because they don't allow weekend move ins. You must pay the upcoming month's rent early if you move in on the 25th of the month or later. This appears in fine print as a signature on their emails, but you can't see this on mobile email apps. This was not made clear to us during the application process either and is not stated on the lease. The only thing that the lease states that we owe prior to move in is the prorated rent. I paid that after signing the lease. I received an email the day after signing the lease explaining the move in expenses and it still wasn't very clear. As soon as we have reached out to our property manager, Christina about this there has been radio silence. We would appreciate some communication regarding this issue. I've never worked with a rental company that doesn't have a list of move in charges as an addendum attached to the lease. Having this would help with any future issues regarding move in charges for residents. I will update this review if they honor the lease and allow us to move in with what we owe according to the lease or if they adjust our move in date. This is a huge inconvenience for both my family and Darwin. This could have been prevented with better communication.

Application/ approval process

I appreciate Darwin’s thoroughness and quick responses and approval times in the application and approval process. Subject to making sure they had all documentation to approve us, they were very quick and professional. Great underwriting team!

I have only lived in the home for 30…

I have only lived in the home for 30 days our hot water heater has been out for over three weeks our pool maintenance guy just texting he’s not showing up because he has not been paid for over three weeks. I am filing a complaint

I continue to not hear back from work…

I continue to not hear back from work order status. Repair co called Darwin rep multiple times with estimates. Moved in mid May been doing laundry in cold water without hot washer valve being replaced and plumber said hit water tank and both washer valvesbare shot. Every time the Darwin people look into it nothing comes of it. Two weeks ago Sigourney@darwinhomes called me to say she was going to close work order out because she didn't understand the status. I explained for 4th time to an employee the work was not approved by Darwin after multiple attempts from Roto Rooter. Never again will I rent from this company. They blame the repair which is a nation corp on top of providing estimates and Darwin said they have to obtain landlord approval. Unhappy customer and still we wait.

wish I could post a picture

wish I could post a picture. Trying to rent out an unliveable home for $1,025. Mice droppings all over the floor and the smell of urine hits you as soon as you walk in the door. Unbelievable. Take this off of a listing now and get it cleaned up before you rent it out to someone and they get sick.

Plan to be on hold and then told a lot of calls are coming in today for some reason!!!

All agents who call you will call from your local area. But will all give you the same 888 # to call them back. When you do the time wait for an agent is HORRIBLE. It will say 16 minutes of wait. Then it will say like 130 minutes of wait time. Instead of giving wait times that constantly change and is not true. Why not give the person the number caller they are in line. Which is a more realistic expectation. Get more people answer phones and questions. No one should ever have to be on hold for over an hour and a half to speak to someone. I also tried the option to have my call back to me. I did it from my personal and work phone. And I didnt get a call back on either of the numbers!

Scumlords

Darwin was great to work with...until we signed the lease. Then they were impossible to reach. The lease agreement shows them as the property manager. We have raw sewage coming out of our shower and toilet and they haven't worked since we moved in. Even though we paid rent ON TIME they disabled our property and won't get us in contact with anyone.

Failure at every step

Very vague about the application process, adding on additional fees without any real explanation. The tenant representative that we were given did not do much in the way of anything helpful. When we moved in, we found that the house had no running water. We put in multiple emergency requests but were told time and time again that help was being sent over, and after 7 hours no one has arrived and no clear communication was given on the part of Darwin. *Addendum* So upon seeing the response to my initial review of the move in process, we still do not have any water in our new apartment. We have been here for 3 days, and have filed 2 emergency claims trying to get the matter resolved. Each time we waited on hold for 2 hours and were told someone would be coming to the house within the hour. Not a single inspector or maintenance worker has once come by the house to help and it has been 3 full days of us contacting Darwin about this issue. We also called the company they claimed they made an appointment with and got a voicemail with no response following the afternoon they were suppossed to be here. We even contacted Rochester Property Authority, who is giving Darwin a legal strike and sending an inspector to the house should they fail to do anything about this issue in the next day or so. If I could give Darwin Homes Property less than 1 star in reflection of our move in process I would.

Waited on the phone with this company 3…

Waited on the phone with this company 3 separate times and Every-time I get a text saying they very very busy and cannot answer the phone but can better assist through text and once I express my concerns I don’t get a text back. I’m only in the lease signing process so it’s very concerning for the rest of my rental experience

Well let's see I've lived in this house…

Well let's see I've lived in this house with my son for 4 years he is 3 all he ever has known is this house same goes for my other kids.But to kick someone out in 30 days that has a child after 4 years of loyalty then to be told bye email to leave not cool at all I know this doesn't affect your great life but this blow was low I will be sure to write the best reviews for you in the future lol also let facebook know how company's run there business how some company's kick people to the street to turn a profit sad what American companies have came to greed well there you have my in put on your company
