I am very impressed by how friendly and quick Darwin team helped me get into my new home as im writing this review im eating pizza sent to me by the pathway 2 homeowners program helping renters become home owners! I was skeptical at first after reading some bad reviews but those reviews so far does not give them the credit they deserve.

Amazing! This company has been nothing short of amazing to work with. We've worked with 3 other management companies trying to secure a rental as we take advantage of this market and sell our home! All other companies have been slow in responding and processing applications, often times taking application fees on homes they've already leased out (we found out after the fact!). So frustrating! But not Darwin. We started the process with them early one morning and by noon our application had been processed, verification information had been submitted and we had a lease sent to us for signing! It was so easy and such a wonderful experience compared to those we previously have had. After signing, we've had great communication with the Darwin homes team as they help us get all of our move-in documents taken care of! Couldn't be more impressed so far in their professionalism, speediness and support!
This company has a straight forward process and was really helpful for us moving to the US from UK 🇬🇧 they talked us through end step where the other companies we had tried just sent us an email to say we had been declined and no explanation and nobody to speak to resolve our situation, then Darwin Homes came and took over and everything we easy. great company and great staff
New to Florida and very frustrated over the rental process we found this was the smoothest and fastest process in comparison to other property management services. I cannot say enough about them and their awesome customer service. Customers are truly first with them!

We are super disappointed in our move in experience. Our unit was definitely not inspected before we moved in, which is standard procedure for any rental management company that knows what it is doing. The yard was neat when we toured but overgrown to knee height when we picked up the keys. The painters painted over dirty cabinets and drawers, there is literally another person's hair imbedded in the paint in the bathroom drawers. The paint in the kitchen cabinets peeled off when I wiped it with a damp rag, because they painted over grease. The floor was beyond filthy, probably from all the people who toured the house while it was vacant for 3 months. The icing on the cake is the water heater was broken when we moved in. It then took 4 days to get a technician out to look at it and an estimated 3 more days to get the part. The repair technician can't be scheduled till the part arrives so that's at least another 24 hours on top of the 3 day wait before we can take a hot shower and sanitize dishes. That's 7 days without hot water! I am mind blown they do not have a standard process for inspecting units before tenets move in. Even if they don't care about making tenets happy they should at least care about their own bottom line. This is costing them money in multiple ways: 1. Assigning vendors after a tenet moves takes more resources than when a unit is vacant. 2. Paying weekend rates for vendors. We moved in on a Friday and the part will arrive on a Friday. Walking units at the beginning of the week gives time to schedule vendors and order parts during normal business hours. 3. Unhappy tenets leave negative reviews which deter renters. This ultimately can hurt how much they can rent their units for. 4. Homeowners look at reviews when deciding on a mgmt company for their home. All of this could have been avoided if they walked their units with a move inspection checklist 3-5 days before move in. That is property management 101 stuff. Do better Darwin!
I live in a Darwin Homes and my and family have had sewage water backing up in the shower and tub for 2 days now and telling us that this not and maintenance emergency we can use our bathrooms in the house right as I write this review I have call them like 6 times and put in 5 work order in on line and only one person have reached out to me and said they tried to get someone out to look at because it not any emergency
The company was really great with looking after due to me relocating from the UK to the US made the move quick and easy, tried other companies and just got turned down and now feedback or explanation.

Management is terrible!
The entire team was incredibly professional throughout the entire process. They worked diligently to help us move in earlier than the planned start of the lease which relieved a giant burden of stress financially and personally. They responded quickly to any concerns I had and always double verified receipt of our paperwork and financials.
Darwin Homes has been managing my rental home for a month now and they did not know someone lived her and still have not received a copy of my lease.
It's a good business but very hard to get ahold of the right person and very hard to get the rent to them
