Horrible, Ridiculous, A JOKE!!

I don’t know who these people are that are saying Darwin Homes is the best!!! That is a complete lie. I was a Streetlane Home tenant and never had one issue with anything. As soon as Darwin Homes took over it’s been a complete nightmare. None of my charges are ever right on the website and you expect me to just give you my money. The utilities app is a joke and they expect you to pay $5-$10 fees for them to pay that bill… I can pay it myself without the app. I’m completely frustrated and not sure who to turn to.

Is your life lacking another pointless app? Try Darwin!

UPDATE- Darwin shared my personal email and my home address with a list of other tenants cc'd in an email. I also received 2 other tenant's lease renewal documents that included other tenant's names, addresses, rent information. When I called customer service line, they chastised me for opening the email that was addressed to me. If you want your private information like your home address to stay private AVOID THIS COMPANY AT ALL COSTS. Darwin homes has nonexistent customer service. There's no way to speak with a person or the property manager via app, email or phone. Darwin doesnt seem to have anyone local to my area/state who is familiar with state law. Darwin does not respond to inquiries sent via app or maintenance tickets placed. It appears there is no way to pay rent without incurring a fee. Worse, the app used to pay via ACH withdrawal forces you to share 1 month of banking transactions, SS # and other personal details. Darwin tries to force you to use other app to manage utility payments - Nutiliti. It's not clear whether the app is required or not. Largely this is a pointless app. We love our rental house but since the property management switch to Darwin, we may have to look elsewhere.

This is by far the absolute worst…

This is by far the absolute worst property management company I have ever encountered. If i could rate this company zero stars I would. I would never recommend this company to my family or even my worst enemy. I have called more than 20 times to contact some type of customer support and left a message each time, and I still haven't heard back yet. I had an issue with the recent ACH outage across the nation which caused my check to come later than usual, however I never paid late since I've been renting this property. It seems like this company just charges fees and doesn't get back to you to avoid dealing with customers. I definitely wont be renewing my lease.

TENANTS BEWARE!

Darwin homes has been the worst company I’ve ever done business with. I wish I could give zero stars. First, we went over a MONTH without having air conditioning during the hottest time of the year. Air conditioning, which is labeled as an “emergency” in our legal binding lease agreement. Then our electricity got cut off, because when Darwin homes took over as our property manager, they switched the bill into their LLC’s name. Which would be fine EXCEPT Darwin homes forgot to pay the bill. THEN, and this is the real kicker- our lease agreement (a LEGAL contract) states there is NO GAS in the home. So have we had a gas bill in the 5 months we’ve lived here? No, because our contract states we have “no gas”, it’s all electric. That is, until this last week when, surprise- we DO have gas in this home, and now have to pay 5 months worth of gas bills PLUS late fees. How do they expect us to pay for the “missed service payments” of a service we were told we didn’t have? And not just start paying for it now, but pay for ALL the payments that “WE” missed. Darwin homes clearly doesn’t know how to maintain customers because of their poor business model and ignorance. Even if Darwin thinks we don’t have rights as tenants, we do.

Horrible Company

Horrible Company. Even given them 1 star is too much. I used them summer of 2020 to list my house for rent. The agent that they sent to my house appeared to have little to NO experience,took about 45 photos of my property. Then refused to pick out a few of the best ones. Told me that i needed to do it. Lazy. I told her that showing the house was more important, not photos and ask her to use whatever photos she wanted. Later we got into a disagreement about the clients that she thought should rent my house. Then she got mad and suddenly canceled my contract, leaving 3 realtors waiting to schedule a viewing. I did not know who they were so i called the office and they refused to tell me. I was willing to pay the commission but this was about pay back, not nusiness. So i ask for Alex (agent) license # which they also refused to give me. So I ask for broker info which was also a "NO". I lost 2 mos of trying to get my house leased. Horrible.

Darwin homes is absolutely terrible to…

Darwin homes is absolutely terrible to deal with. I was renting from Streetlane homes which got acquired from Darwin. Since they took over I have been double billed by them and a utility billing company they made me use call Nutiliti. I have since moved out and they have deducted utilities I have already paid for from my deposit along with garage door openers which were left at the house when I moved out. They are billing me for Satellite dish removal for dishes that were on the house before I rented. They will not respond to any form of contact. I will have an attorney take care of this as it is theft and fraud by definition.

Darwin Homes is absolutely the WORST…

Darwin Homes is absolutely the WORST company that I have had the misfortune of dealing with. They purchased our property from Streetlane in August and have since added hundreds of dollars in fees to our account with no explanation and no communication. We attempted to get in contact with them for more than a month, including countless emails and phone calls that nobody has returned. We had to contact an attorney as they have since sent at least 5 eviction notices, even though we have paid the amount that is in our lease. We have refused to pay their random and fraudulent fees and now they are trying to remove us. Our attorney has sent them a cease and desist, and only now does “Andrea” attempt to contact us. We have put thousands of dollars into an attorney to ensure we do not get evicted and do not fall victim to Darwin Homes, as DOZENS HAVE ALREADY HAVE. I invite everyone to read their certified reviews on BBB and to steer clear of this company.

The most abysmal property management…

The most abysmal property management company I have ever encountered and will ever work with is Darwin Homes, which took over the management of the property I rent from Streetlane Homes in mid August for unknown reasons. Since their takeover, I've been plagued with a multitude of issues, including unwarranted $150 late fees, erroneous charges for utilities during the transfer, and an unjust $390.73 charge for electricity from Nutiliti, among other problems. For the past month and a half, I have relentlessly tried to contact them, sending emails almost weekly and making occasional calls, all in the hope that someone would address my concerns. The late fees were imposed in August, and despite providing ample WRITTEN EVIDENCE that these charges were incorrect, it took over a month for them to partially reimburse me with $100 and a brief explanation via email. When I responded to clarify the remaining $50 owed, I received no further communication. Moreover, I was billed for utilities through the transfer process via the portal, paid accordingly, and was subsequently reimbursed. However, weeks later, they charged me for the same utilities again, showcasing a glaring lack of organizational competence. Additionally, Darwin Homes mandates enrollment in Nutiliti, a dubious utility management company that inflates bills. I faced an unnecessary $20 surcharge on my electricity bill each month, simply because bills were being routed through them instead of me. Despite requesting to be unenrolled and have utility bills sent directly to me, I have yet to receive a response. In a previous instance, I paid my electricity bill directly to the utility company and provided Nutiliti with proof of payment. They assured me that I wouldn't be charged for that bill. However, to my dismay, I discovered a charge of $390.73 for that same electricity bill on my ledger with Darwin Homes today. Perhaps the most distressing aspect of this entire ordeal is their astonishing lack of responsiveness. While errors and wrongful charges can happen, the fact that I've been reaching out weekly without any response or acknowledgment, and pleading for a simple phone call in return, underscores their utter disregard for their tenants.

Charging me things I don't owe and not resolving it

Darwin Homes has terrible accounting practices, is not transparent about what they are charging customers, and will not hesitate to start sending threatening collections emails and charging late fees on the balance of their accounting mistakes. I have always paid the full rent and fees in advance days before the month turns over, and this is the second month in a row that I had something random and erroneous added on the first that lead to late fees and collections attempts. Contacting customer service is always a drawn out back and forth with little to no accountability. I am still waiting for my current situation to be resolved a week after the charges were added in error, and I am SO glad that I will be moving out this month.

Darwin Homes remedied issues

There was a vacant rental property that became a victim of repeated vandalism.After several attempts to communicate the issue to management Darwin Homes eventually established good lines of communication, sent out contractors to review and repair the damaged home. It took a little bit of time, but the problem has been resolved within a month. My only complaint at this point was that the situation required persistence on my part in order to get results.

Darwin homes is a joke of a company

Darwin homes is a joke of a company and I’ve been contemplating legal action against them. 8 days and counting I have had sewage water backing up into the first floor of our house. It has taken them over a week to send a certified plumber to check out the sewage waste backup. The problem has yet to be resolved and we are going on to two weeks of no solution. My girlfriend and I have lost thousands of dollars in furniture, rugs, towels, clothes and toiletries due to Darwin homes lack of effort to fix this biohazard in our house. We have also been living in friends houses and hotels because it is unsafe for us to stay in our own home we pay our hard earned money for. Do yourself a favor and stay far away from this company as possible. They are an embarrassment and a joke.

I was in my home from 7/2012 until…

I was in my home from 7/2012 until 7/2022 my home was sold to a company and then to find out Darwin homes was the new owner of the property. I got a certified letter in the mail stating I had until August 1 2022 to be out the house. Mind you I got the letter the beginning of July which gave me a few weeks to move on top of getting my kids things for school. Tried to reach out no one ever answers the phone you always have to email. Customer service is horrible. I moved out of the home 7/29/22. Darwin homes put an eviction on my record when I was never evicted. At this current moment I’m getting myself an attorney to try to fight this issue.

Hands down the best management company i have worked with. Orlando market is a nightmare. They work with honesty and integrity, more than I can say with any other management company in Central Florida!! Thank you for restoring my faith in humanity during this stressful time!!

DO NOT rent from this people service department very incompetent

My water got cut off call Darwin and a day later they still saying someone will call me back and that the problem was being handle well a lye I had to go to the water company myself and found out the did not paid the bill so I paid it so can get my water back on but I also find out that thre us a current bill for almost 400 on a leak that i was complaining for over a month and took them Over 4 weeks to send someone whi after 5 trys it seem to stop but they never close the hole is open waiting for someone to fall in and get hurt this company don't give a damn about the renters
