Edit: they will only patch problems. Any repairs that cost more than they seem acceptable they will not repair. March: The windows FRAMES continue to be an issue. In addition to the air that comes through the framing gaps, I am regularly having to use insect killer due to insects coming through the 1/4 inch gaps in the frames. I currently have tape around the frames inside and outside to temper the bugs getting in. The proposed solution was not a solution due to the windows being a form of egress-weather stripping would pose a danger and therefore the contractor refused to caulk. The windows are in good condition. The frames are warped. My windows have been drafty and the company has chosen to not remedy the complaint. I’ve asked that if they won’t repair the frames - if they could at least caulk the gaps. One vendor put painter’s tape over the gaps. They’ve suggested that I purchase curtains or put more tape. Their stance is that it’s an older home and older homes are cold. I use the oven on the first floor to offset the draft and aim a space heater at windows in one of the bedrooms to offset the draft. My energy is going out the window literally. Once they've answered you and given you a solution (in my case lack thereof)-they ignore your emails. Natasha Wright
Contacted concerning to Touring a home listed for rent on thir website. Got an immediate text message that stated did not qualify. Sent email and called requesting additional information. This home has been on the rental market for a long time, now I understand why. Asked about an extended rental agreement, email I received stated only allowed 12 and maybe 15. I don't see how the owners of the homes this company manages make and money at all.
The transition of tenants from Streetlane to Darwin Homes, we all can agree has been an VERY EXTREME process. Their are alot of similarities in how both companies practices it seems. In light of these ongoing instances, I can honestly & truthfully say that my current appointed Resident Service Manager Andrea M. has taken accountability due her unfortunate and misleading inheritance of this Streetlane to Darwin Homes transition. After coming in contact with her and having long communication and conversation it was worth it. Andrea definitely deserves appreciation & gratitude for her professionalism. She is the breath of fresh air needed for these difficult times. My family and I would like to thank you Mrs. Andrea ( As I reference her) for assisting us with our current and future interactions. You ate greatly appreciated!
I just want to give a kudos to Mrs Tiffany van every. I had a horrible experience with maintenance process to no avail but after Tiffany got involved she made sure to address my concerns, she maintained a open line of communication with me and did all within her power to resolve my issues. She accomplished in 3 days what I’ve been battling for months. She was very kind and courteous and went over and beyond her duties. She turned a bad experience and compliant into a 5 star review and Darwin should be proud to have her a part of the team. Thanks Tiffany
The Rental Company was changed and i had to renew my lease...They started to cancel my utility accounts, since that was in their new contract, to be held in their Name. I wanted it to keep it the Way it was and after a long Back and Forth and cancelations "April" was able to reverse everything back and made sure i get the paid Fees credited. She was awesome and very understanding, took care of everything! I highly recommened to ask for her, with any issues at Darwin Homes Metro Atlanta! Thank you again April for your Help!🙏🏽 S.

So. I know a lot of negativity comes from these management companies buying up the homes and then messing around with the tenants. Our home used to be owned by another management company that Darwin took over. I have to stay… I haven’t felt more taken care of or appreciated as a renter in all my life. Darwin have been incredible especially Jessica Stahlman. I messaged about an issue with the flooring around the holidays and she sent me the info to book someone to come out. I said to myself I’ll do it after the holidays and without fail she has constantly checked in with us to see how things are going. Good customer service is so hard to come by especially these days. I finally have trust in the people we are renting from. I love love love Darwin and I will 100% recommend them to everyone. And for whoever is listening Jessica deserves a ridiculous amount of praise and acknowledgment for her willingness to go above and beyond.. Love yall
Jessica Stahlman has been a godsend! She has made sure that all of our questions and concerns have been addressed and answered! Jessica will be the reason we are renewing our lease. I cannot thank her enough for her time and patience, as well as professionalism. It asks for date of experience, there is not one date, but multiple dates she has helped. Thank you again Jessica!!
Our property manager Andrea does a really good job of following up on our needs. From account issues to work orders being completed we can count on her. She makes our experience better.
It's been a very hard experience with Darwin Homes. I won't say that I would reccomend them. However, Ashley has been SUCH A BLESSING. She really fought to be an advocate for my family and I. I appreciate her greatly and very much look forward to finishing out my lease with her support.
I had no heating and air for exactly 1 month. I pay $2000 a month for a home with no heating and air. Don’t lease from Darwin homes you will be sorry. EDIT: There have been 3 submitted maintenance requests and 3 different companies have come to look at the A/C. There are now 2 pending estimates for you to approve. I know this because I call you. We had Darwin take over the property we were renting from Streetlane Homes. Streetlane was non communicative. Claimed every issue was cosmetic and fixed nothing. Every service request since Darwin has taken over has been addressed without issue or argument. Recently the house we were renting drain pipes completely collapsed. It took about two months to fix but mostly due to it being the holiday season and really a chaotic time. They were communicative and fair in arrangements needing to be made. They did such a good job, we went out of our way to ensure another property with this management company when this lease is up.
They treat tenants poorly and refuse to cooperate. They do not return phone calls nor emails. They took over my home and it had been nothing but issues for 3 months. There was never an issue with the previous property management for 2 years. This has been a nightmare. If I could give a 0 star, I would do so.
Darwin Homes recently acquired the management contract for the home I live in at the time I had an extended contract with a benefit package that included the air conditioning filters However, the filters were never delivered, but yet I had to continue to pay for this package This went from April to December and I was continuing to pay the benefit package, even though I had not received the AC filters Finally, the manager for my property, Kylie Krueger got involved and I have just received the first package of filters Not only did she get them to send me the filters, but she also got them to give me credit for the filters not delivered. I have not received the credit as of yet, but I imagine it will be forthcoming. After months of fighting to get this done It took just one person at Darwin Homes to get it done thank you very much Very commendable
Darwin Homes is always getting bad reviews but my 2 year rental history with them has been nothing but excellent service and management and maintenance. Yes it’s hard to get them on the phone but if you EMAIL Them they are quick to respond to your request, problem, or question. I have had excellent response time and very good communication with this company. Anybody that’s writes a bad review or any negative opinion is not contacting them correctly. If all of you just follow their protocol and email ALL QUESTION AND REQUESTS you will be very satisfied with renting from this amazing rental company. I have nothing but excellent experiences with this company. Definitely rent from this company.
