Terrible customer service

Terrible customer service, can’t get a hold of anyone, my AC was down for 6 days, got repaired and has been down again for 2 days and counting. So many issues with billing, getting repairs done correctly and in timely fashion. No property manager or management to speak with. Only a third party maintenance company, can you ever speak with and even that gets difficult. Our AC was out 10+ days in the summer in Florida, less than a year later dealing with the same incompetent company Darwin, they recently got sold to Pagaya which is just another cover for Darwin, they didn’t even announce that to residents. Do not rent from Darwin Homes or Pagaya, terrible tech company that has no business in residential real estate. Foreign companies should not own property in the United States, they do not value Housing laws or people

The water heater in our house broke &…

The water heater in our house broke & my room was completely flooded. There is mildew & mold. We have put in maintenance requests over a month ago. I’ve had to sleep in the living room & they are impossible to contact directly. They do not help you. Another time a safety issue had occurred & they would not do anything to get the locks changed for several months. It’s like requesting help from a wall.

I recently experienced a hardship…

I recently experienced a hardship regarding paying my rent and Krystal in collections was so helpful kind and patient . I thank her for her excellent service while my family was experiencing a rough patch . Hopefully everyone I encounter in the company will be just like Krystal . I look forward to many years of residency .

TERRIBLE!

Our experience with Darwin Homes has been terrible. First of all, they never gave us keys to the house we are renting. When we moved in, there was only a garage door opener and mail key. When we reached out to Darwin Homes (which is impossible to do by phone because no one answers) they responded by email stating that WE could pay to have the locks changed. We are in the process of purchasing our first home, and gave Darwin Homes our 60-day notice to end our lease early. We have to pay a fee for breaking the lease, which was expected. Darwin Homes posted the fee to our account online and told us via email that we had until the day we move out to pay the fee. Fast forward a couple of days, and we received an Eviction Notice for not paying the fee, which stated that we have 5 days to pay it or we will be evicted. We are supposed to have until April 21st to pay the fee. There is zero communication between anyone who works at Darwin Homes. If you're thinking of renting a house with Darwin, run the other way. Fast.

I have been waiting OVER A YEAR to get my investment monies out of DARWIN INVESTMENT MANGEMENT, the company are linked to UTMOST INTERNATIONAL, both companies if I was you, I WOULD AVOID WITH A BARGE POLE AS THEY ARE BOTH USELESS AND REFUSE TO PAY OUT THE MONEY OWING TO ME I HAVE HAD TO RESULTS TO GOING TO THE OMNIBUS MAN FOR THE ISLE OF MAN TO GET UTMOST TO PAY OUT. PLEASE LEARN FROM ALL THE ANXIETY AND STRESS BOTH COMPANIES HAVE CAUSED NEVEEEEER NEVEEEER GO ANY WHERE NEAR THEM, THEY ARE BOTH CROOKS

DENY APPLICATION EVEN THOUGH I QUALIFY

I'm a current resident of Darwin Homes. I was not offered the opportunity to renew my lease due to "owner having other plans with property". I decided to complete new application with Darwin Homes for a house in the same price range. I was deny for the house even though I qualified for the home and provided supporting documents. I was sent a email implying that I was lying on documents. I tried reaching out for more details but was completely ignored. Every time I have called Darwin Homes during my leasing experience I have never got a direct answer to my questions. They stated someone is going to call you back but didn't happen. Horrible Experience and Worthless Company!

Horrible

Horrible. No communication. Terrible response times. Have to reach out and get multiple people involved to resolve anything. Keeps adding charges for gas and I have no gas in my home.

Worst customer experience ever

This is the most inept property management company. They require you to overnight rent payments once your portal is locked after payment late, then intentionally refuse to post your payment upon receipt in order to demand next month's rent be overnighted as well within 7 days. With no clear explanation as to why, to justify charging attorneys fees for eviction proceedings that are never filed. No legal documents from said attorneys ever sent. This is done in order to make more money off tenants. Avoid this company at all costs. Horrible company with terrible customer service.

I have tried to find a phone number …

I have tried to find a phone number to this company with no luck. I have tried to lig in for maintenence and advise as of today from the storm here in Dallas Ga a tree has falling onto the roof of the house and patio. If someone can reach out that would be nice since there is no way to notify you to come out and access for property damage. The maintenance portal do not work but i can get notification via email that rent is due. Address 32 Devynwood. Thanks

This was the most difficult process I…

This was the most difficult process I had ever been through. The website clearly says that you can send in an offer letter but they still proceed to send countless emails to your supervisor to verify income. As an HR professional I understand that, that is highly inappropriate and I would never fill out nor give them them the information they are asking for in the email they send. The offer letter should’ve sufficed and even then when I tried to raise a question a ticket had to be submitted and no one EVER called me back after it was promised to me SEVERAL times someone would call me back. I had a very basic question that the reps acted as if only the leasing agents were able to answer which should have not been the case. By far the worst experience I have ever had and I do not recommend going through the process with Darwin and I see why this particular home has been on the market on their website for over 50 days because they make the process a lot more difficult than it has to be by not reaching out to people and doing the proper follow up to at least help someone who is interested in their rental properties. It’s truly ashamed and unfortunate because I really loved the rental property and would moved in within days of being approved.

Much appreciated improvement

This is a second post of mine. The first was very different than this. I have seen improvement with the communication with this company. We signed another lease with them. I had the pleasure of working with Leigha Geer for the lease and a filter issue we had. She was extremely pleasant, helpful, and prompt with her answers and replies. We were missing a shipment of filters. She said give her time to look into it. She came back very quick that, yes, the company did not send it. She got it ordered again, fixed the issue and credited us the amount we paid. This was all done in less than a day also. So thank you Leigha and Darwin for improving the experience this last year. We do appreciate it a lot!

Positive experience so far….

So far I have not had a bad experience with Darwin homes. The leasing process was fairly quick and my leasing agent Tiana was the best! Anytime I had a question or concern she was very knowledgeable and would have a response to my answer.

I would never live under Darwin properties again.

When I initially moved in my home there was a different management company but towards the end of last year it changed to Darwin and it has been the worse experience I’ve ever had with a rental company. I’ve gone thru a serious of life events and I am very open if I need additional time to make a payment. I have only been late within the same month never ending the month with a balance. In January I informed them I would be making my payment on the 18th and it was stated it would be noted to my account. When I went to make my payment that day my account had been locked an additional $150 fee was added. I did not have the $150 but the exact amount of my rent and would not have it until my next pay because I had paid utilities as well so I could not pay with a cashier’s check or money order that it now required. And because I would not have the $150 until after the 25th I had to pay both January and February together. I firmly believe that my account was intentionally locked on the same day I had intended to pay because I have not received ANY legal documents via email or mail, and nor has the other person on my lease. They have made it extremely hard for me to pay and now I have to pay additional funds for a cashier’s check and shipping fees. My lease will be up in March and this may be a possible ploy. There are several homes in my neighborhood that have been open for MONTHS and I don’t think they are aware that the house was open for months before I moved in. Although this is nice home there are some things that are not going to be appealing to most renters so to possibly lose out on receiving rent at all for a few days when the economy is already tough for most consumers is appalling, and I’m sure the owners do not know they are making it more difficult for their tenants. Something that could have been resolved in January has now unnecessarily extended to February because one person decided that a tenant who have lived on the property for over 12 months needed to pay an additional $150. Then it takes forever for responses.

Andrea McMillion

As a first time renter with Darwin Homes, I would say that my experience was just ok until we had to forcefully move due to severe maintenance that needed to be done. This was a property that Darwin took over from another company but Andrea made sure that we were assisted every step of the way. Although it took over a month (vendor issues), she made sure to continue to update us and made sure that we were included in every detail. She has been a big help in the process and we are very grateful for her.

Tiffany has been amazing to work with

Tiffany has been amazing to work with, she makes everything so much better than it has been in the past. She always gets things done in a timely manner as well as has a quick response time. We choose to renew or lease due to the fact Tiffany has taken care of all our needs and concerns with the home. She makes sure every issue we have is resolved. Customer Service is Key

I had an issue with my account, and I was having a hard time getting it resolved. Andrea McMillian contacted me and hopped into action to provide quick resolution and expectations on my account. Not only did she resolve my issue, but she followed up to ensure everything got resolved and all of my questions were answered. I really appreciate all of the help that she provided.

DON'T !!!!

Moved in yesterday. Last night tried to take a shower. Water backing up in toilet and sink. Put in a maintenance request last night, called this morning. They sent a plumber and he said there's a tree root in the main sewer line. He has to get approval for repair. it is now 11 pm, still no plumber and sewerage is backing up into my 86 year old mothers bathroom. Been on hold with emergency number for 25 minutes now. I would have to say DON'T RENT FROM THEM! Thieves!!!!
