Terrible Management / Can't account for monies spent...

- General terrible mismanagement of our building ongoing for past 2 years -Crabtree can't seem to account for various monies spent on our account, or accurately split the service fees between the flats and commercial units here. They are over charging the flat owners for all service chargers and charge nothing to the owners of the commercial units and the flat that the landlord is leasing out -They withhold information even info that leaseholders are legally entitled too -They have not set up a cleaning contract in almost 2 years of moving in, so we have had 3 cleans of our communal space during this time - They did not set up a pest control contract for 1 year so we were over run with vermin - They did not organise council bins or collections and let rubbish bags pile up on the floor in the bin store for months and months -They refuse to reply and fix known issues at our building -They refuse to refund our money (we are owed more than they are claiming we are owed) -The ignore us when we request an explanation for discrepancies on our account -They have not arranged any Fire safety equipment tests in circa 2 years since residents moved into the building - The whole team from top to bottom is rotten - they all ignore us pretty much every time we contact them via email and there is never anyone available in the office conveniently -They never come to inspect our building - we would see them on cctv if they did -Crabtree ignore our formal complaints -We have had to lodge a complaint with the property ombudsman instead -Currently we cannot dispose of our rubbish as the bin store door has been broken for over a week and crabtree ignore our requests to fix it (this has happened many times in the past 2 years) -Should be shut down, the whole business they run is a scam - what a bunch of crooks - Be worried if you end up with this lot as your management company

Naqeeb - A truly great property manager.

My property manager is Naqeeb and I’ve got to say he is the most helpful and efficient person I have dealt with not just as a property manager but in any profession. Nothing is too much trouble and he is always professional and courteous. He is a massive asset to Crabtree Property.

I can not find the words to describe…

I can not find the words to describe how bad this company is. based on a number of years (20) living in a property 'managed' by them (managed being the official job they are supposed to do). Always slow and unresponsive but since the pandemic their service has declined to virtually zero. Not replying to messages, not delivering on agreed tasks, not explaining any decisions. Though they regularly have changes in people, and I accept that this happens to all companies, we have in 2023 so far had FIVE property managers, only one of them we have met. Their charges are high, their service delivery is zero. Not a shock to anyone that our building has left them behind (and even that has been difficult)

Awful

Black, smelly mould in the bottom floor of building not being dealt with. Drugs needle in building not being dealt with. Cleaning not being done properly. Taking money when services aren't being delivered. Don't respond to emails. Property manager doesn't respond, customer experience doesn't respond, complaints process goes nowhere and surprise surprise you don't get a response. Phone calls never returned always passed around. Shockingly bad company! I have been trying for months go get an email response from building manager and customerservice don't bother to reply either. Complaints process goes nowhere either

Useless beyond comprehension

Useless beyond comprehension. 15 days ago I reported a problem with the Satellite Systam. Spoke to property manager who promised she would come back to me the same day. Fifteen days and many ignored phone calls later I am still waiting. I hope that when next SHE needs some customer service that she will be kept waiting more than a fortnight. This company is simply not fit for purpose. Plus Trustpilot has insisted that I remove the name of the offending lady as use of personal deails is against their privacy policy. This makes it imossible to call people to account and surely removes all point of making a complaint, of 'naming and shaming' the person responsible for the diabolical customer service. The person I named needs to explain to me why they can't be bothered to reply to my complaint. They know who they are and have no right to be gainfully employed if they can't e bothered to respond to a legitimate complaint. Charles Evans, Millward Drive, Bletchley

The worst company EVER

The worst company EVER. If you are looking to buy a flat and it's managed by Crabtree, run a mile! Our service charges have gone up just over £2000!! So total, just under £4k and we get nothing for that. Yes, you read that right, a development in COLINDALE has higher service charges than some places in central London. I for one will now struggle to put food on the table, but Crabtree don't care, because they are crooks. They don't even ATTEMPT to offer a reasonable payment plan. Mine is now £550 a month, gone up from £162. Who the hell has that kind of money? A lot of the reason for the increase is to do with vandalism AND mistakes made by the builder and general mis-management over the years. Instead of pursuing the builder for the charges (relating to the AOV) they just pass it on to the residents. Instead of actively trying to do something about vandalism, they blame the police and put in a mosquito vandal deterrent alarm - as if that's going to sort our problems out. They got rid of the only two decent security guards we ever had (like, REALLY good guys! and brilliant at their job but couldn't bear to work with Crabtree any longer) and replaced them with useless agency people who are just beyond useless. At one point, we all to complain to TELL Crabtree to tell the security guard to keep his phone on. I had gone to the hut they reside in with a friend, called the number in front of his face and the phone was off. I mean, can you imagine employing a 'security' guard who has to be told to keep the security phone on?! Beggars belief. Our car park gates are PERMANENTLY broken due to vandalism, and instead of looking for a solution, they just say oh well gates are designed to be broken (for health and safety reasons) and so just keep asking the contractors to fix them. Each 'fix' takes minimum 3 months and then the gates get vandalised again same day. EVEN if Crabtree can't control the vandalism, you'd think they might find a new contractor who doesn't take 3 months each time to fix it (always the same old story 'waiting for parts' - any contractor with half a brain would keep the parts in stock the rate my building goes through them!), but nope, Craptree just keep using the same contractor!! This is one of MANY examples of their incompetence. The gates are NEVER in operation. This year, I've counted 6 hours they've worked total. It's AUGUST!!! What's more is we know that Crabtree CAN deal with the gate vandals, should they want to (they did it once, and told the vandal's landlord) but now they just say they need to speak to the police about it. Nope, if you could find the last vandal, you can find the next 20!! They just can't be bothered. They just always so go to the police when they know damn well that the police aren't going to do anything. I have had the misfortune to be in this building 11 years and dealing with Crabtree has been the most painful, anxiety inducing and expensive experiences of my life. Sam Barber is the only decent property manager to have managed our building and seems like a nice guy, which is rare - we've had a range of property managers until he took over ranging from just plain useless to actual crooks. But he can't save it, nobody can. Crabtree are disgraceful and are beyond repair (and wouldn't even attempt to get themselves together - all they care about is taking your money). Be warned - if you take a property managed by Crabtree, you will be left penniless and see absolutely nothing for your money. Save your mental health, and your finances and find somewhere else! And word of advice for those of you unfortunate enough to be with them already - I have a friend in a development in Essex whose residents took Crabtree to court over extortionate service charges and won! So, remember, you CAN contest it, you CAN win. Don't let these evil people take your hard earned cash.

Useless

Well the last time I posted a comment about crabtree they said they would look into the problem , its been over 2 weeks and nothing done and as for their customer care department it doesn't exist only in there mind , I'd like to know how they have have an incompetent person running the department, ive sent over 40 emails without a reply and none of this thing I've complained about have been addressed im being completely ignored by crabtree, don't bother replying to this from your complaints department crabtree because your apologies are worthless.

Car park - penalty

Hello everyone, I'm working on Colindale's pulse and for 8 days I was using my car I park on Incorrect Bay and I received are penalty at home. I have been in contact with Sam from Crabtree and he sort out my issue. Thanks a lot, Sam to be very proactive and cancelling my penalty.

Gated Fob

I had been chasing up a gated parking fob for over 18 months. You can imagine how frustrating this must have been, especially since parking is limited due to remedial works in the residential area. Recently, I had a chance to talk with Sam Barber and he was really helpful and resolved my problem with one phone call. He has since sent follow-up emails to keep me up to date with my problem. Emily (HO) and Alice are stars!

Firstly, if this was reflective of my past two years here at the property, it would definitely not be a 5. I have previously engaged with people that were not helpful and empathetic to tenants needs and queries. However, the reason I am leaving 5* today is for the AMAZING and kind service I just received from Emily (head office) and Alice Mania (Colindale branch). They were both empathetic, patient with my needs, enthusiastic and kind. It really makes such a difference to your day when people treat you kindly and just wanted to say - they have been the highlight of crabtree for me in a space of 2 years. I hope they are treated kindly by the business because its people like this that will force people to go out their way to write a positive review, despite their previous negative experiences. Positive interactions outweigh negative interactions in no time. I hope they have an amazing week!

ABYSMAL

I mean where do I start, just look at all the other reviews!! Seriously do your research and no matter how much you might like a property on a new build site, if Crabtree are the appointed management company, I would strongly suggest not going ahead. I have been in my home for 5 and a half years now and the maintenance of the grounds across the estate is still non existent. It's such a shame Trust pilot doesn't allow you to upload photos. The grass in all the communal areas is getting on for 6ft high (i'm not joking). Yet we pay close to £300 per year fees to these cowboys. Whenever we've challenged what we're actually paying for, we've been told it's admin fees as they haven't adopted the land yet. Haven't adopted the land in 5 years!!! I guess if you're getting paid either way, why bother adopting it, they would actually need to maintain it then. I believe they are closely linked (or actually the same company) as the developers that supposedly still own the land anyway, so basically both organisations are laughing at us. That's Abbey Homes in case anyone wants to know who else to avoid. I wish this was more centrally regulated, the service is beyond appalling and everyone is conveniently in a meeting when you call up, so it's wasted effort trying to get an answer from anyone. The government needs to get a better grip on the state of the developers and maintenance company circus that is ripping off the country. I'm not interested in a response to this, that asks me to send an email, it's empty promises and you shouldn't need to be reminded to manage your sites better. Coming across to your HQ is the only next step I see useful.

One of the worst property management…

One of the worst property management companies I’ve dealt with. I would rate them 0 stars if I could. I strongly advise anyone against buying a flat that they manage. They are incompetent and useless, and their service charge is exorbitant. They consistently send wrong invoices and bill you twice or three times for things you’ve already paid. They don’t maintain the building properly, and my service charge has gone up by 30% for no apparent reason.

Absolutely disgusting treatment from…

Absolutely disgusting treatment from this company. Contacted them on numerous occasions. Property has not been maintained for over 20 years. Roof leaked into flat damaging my living room decorating and Damaged and rotted windows which were never maintained. Ceiling in communal area damp. Electrics exposed due to damaged boxes. Dangerous. Tread on stairs worn away. Broken window boarded up. Nothing has been maintained internally for approx 20years. Apparently funds are their unused for over 20 years. Now I’ve got a court order for unpaid management fees, even though I paid regularly, they were investigating and put account on hold to get back to me and now I get a court order. Can anyone help???

Useless response

Nothing will happen of the sort, we have already lost complete faith... but thank you for responding Want to restore it? Set up a face to face AGM meeting at a local venue for all the residents, you already make enough money off us so funding a venue is not an issue for you, show us you truly do care.
