They are simply the worst going. Avoid

They "manage" my building. They are simply doing nothing but taking the money. I wish I could upload photos of the state of the property. But to give you an idea, carpets on hallways are soaked with rubbish juice, they are black and stinking. Have requested they remove it over 2yrs ago and nothing. They are simply the worst going. Avoid.

This company is so rude

This company is so rude. They change their bank details do not notify you, then send demanding letters. I have sent 5 emails, called every day for 10 days. Today they eventually answered the phone and were so so rude. Customer service they dont have any!

The worst management company ever

The worst management company ever. The account manager always has an excuse for the issues. Crabtree makes a projection but always goes up the amount projected. Almost every month we have to beg for the account manager to request the Suez to collect the bins. The last excuse for this issue was that they didn’t pay Suez invoices. This is ridiculous

I'm not a tenant, but....

I'm not a tenant, I just live on an estate which they pretend to "manage". They keep sending me Final Notices for money owed by the previous occupant. The letter says I should email them any enquiries. I do and they rarely reply to emails and, when they do, it's just a cut and paste job. They even had the nerve to send everyone an annual report claiming it costs £45K a year for a bloke to occasionally appear with a lawn mower ! And, he never touches the communal bit of grass outside my house. No doubt they'll reply to this message suggesting I contact them on an email address. But nothing will change. If at all possible, avoid this company.

Shambles

I have complaints raised with them and they close the complaint even without fixing issues. I ask for evidence to verify the closure of complaint nothing. I was promised a leaseholder AGM before lockdown and recently too still nothing after years of asking. They refuse to use CCTV to capture criminals causing vandalism and flytipping. Most recently avoided 4 questions for over a month and complete radio silence. Again I would stay clear if there was zero stars or negative I would have selected. They should be proactive and maintain the building and repair damaged carpets and guttering in reasonable time at least that’s what is stipulated on the lease.spurs on ……. Stay clear!

Do yourself a favour and steer clear! Very clear!!!

Honestly, do yourself a favour and whatever you do, dont let this most incompetent outfit run your block! We carried out an RTM on our block after having what we thought was a horrific management company - HLM. We appointed Crabtree and I am not sure how it is possible but the management actually got worse! If you want to employ a management company where they take weeks and if not months to come back to you on any kind of query then Crabtree are for you! Totally incompetent, useless staff and I am really not sure how they are still in business - oh ye, there stupidly high management fees! Do yourself a favour and steer clear! Very clear!!!

Great customer service

On 15th April 2024, an incident occurred outside my flat, building related. Such a good response from Crabtree. The issue was rectified in less than 24 hours and a lovely woman Naina contacted me to confirm that the work had been done and I was happy. Thank you. Job well done! Very happy Staines resident.

SHOCKING!!

Absolutely shocking customer service!!! I had some issues with account that I've been trying to sort out for months...I lost count of the emails and phone calls I done to this company!!! No answer to emails and always a promise to call back that NEVER happens!!!! Complaints don't seem to register with them...Not sure why we are "forced" to pay for something or a service we DON'T get!!

Fence fixed, great job

I was a neighbour by the development and the fence was falling near our car, I contacted the maintenance team and a very lovely lady pointed me in the direction of Amtoj Who I believe is part of a team that looks after the estate next to us. We had a few phone calls and a few emails and I might just sent him some photos of the issue. He managed to get the fence fixed quite quickly. He kindly also let me know when the job is done and this is very professional so thank you very much.

Naina Tailor got an ongoing problem…

Naina Tailor got an ongoing problem resolved. In past dealing with Crabtree has been a disappointing experience. Issues raised were not followed through and no updates provided. However, on this occasion, things were done correctly!! Our regular point of contact had left Crabtree, and when I called in with an ongoing issue with the faulty front door, Naina Tailor who is not our nominated coordinator took on the issue and pursued it through to a satisfactory completion. She has clarity in her communication both on the phone as well as providing update email of the next steps which were timely and concise. Well done Naina, keep up the good work and I hope you get assigned to our building as a permanent coordinator!!!

Unbelievable management fees

One bedroom flat in Colindale ‘s service charges last year was £3700. When you asked for the breakdown of invoices, Crabtree manager just said please looked at the budget. The most leaseholders all requested the back up documents such as the communal areas electricity bill and all other invoices and the details of contracts etc. We have never got the information we requested. The Crebtree management created the bills for the leaseholders who have to pay for it; regardless whether you received the services or not, it is the best way for Crabtree management who can make money easily from the leaseholders.

Terrible experience

A terrible company who are non responsive and are charging me extortionate fees and providing little to no service. Run by directors we never appointed and our money missing, plus when challenged on certain account expenditure they do not provide evidence of expenditure.

What a rip off company!! This company is all about controlling the tenants/Leaseholders. Also, we've paid £4400 for two years of service charge??? Our neighbours needs to get together to find another Managing company.

Myself and one other occupant of the building they manage have emailed them regarding questions, it’s been over a month for our neighbour, and two weeks since our initial email. To this day no reply. I don’t understand how company like this is allowed to manage properties, 1 star is overly generous for them

What a useless outfit and bunch of employees.

Crabtree property have always been useless when it comes do doing their job but since employing Agata Amos they have sunk to a new low. She is as useful as a chocolate teapot and can’t grasp, yet alone answer basic tenant questions. If I could swear on here I would 🤬😡. I have been in my apartment 3 years (as of April 24) and Crabtree have never carried out any necessary repairs on Lake Court, Tunbridge Wells and avoid the calls and emails of the 50 or so tenants. The tenants are so unhappy with Crabtree that we felt it necessary to form a collective group to try to get things done from sorting out parking issues, to fixing leaks, broken intercoms and the general maintenance and upkeep of the 4 blocks of apartments.

Don’t let them charge what they want.

Don’t let them charge what they want. Hoping to lower their star rating with this as they don’t deserve a 3.2! Please don’t give up on your complaints to them. It’s easier for them to not deal with a complaint so please lodge your complaints and keep on at them until you get a result! Good luck 👍
