NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April AVOID THEM AT ALL COST.

I have met Ardeep several times when issues have occurred in my flat such as needing new bulbs, a smoke alarm fault and a recent issue with my shower. He has been very helpful in supporting me to get issues resolved with the relevant people/providers.
Ardeep is the most reliable and effective Crabtree employee. He has helped us every time we needed him, very prompt and supportive. Very good experience, all queries answered and solved.

Horrendous company. They ripped us off for four years, obstructing attempts to maintain our development by avoiding every attempt to have resident meetings until forced legally. Walked off with our fees and provided virtually no services. Don’t appoint them.
I had an issue with the lock to the building. I called Crabtree Property Management and spoke to Naina. She was very responsive and sent someone to fix the issue the same day. Thank you for your very prompt service.
Finally we are rid of these thieves. For the last four years they have stolen money and done absolutely nothing for our development, even now we have found out they cancelled numerous contracts but still charged us year after year. We tried addressing this with them countless times and every time we were ignored. I see on many reviews someone replying from Crabtree asking for more information but that’s just false, they have all the information they need and needed but provided no services. To the point they lied and said a contractor had fixed the fire doors when they were NOT fixed, leaving my families lives at risk as we were not able to get out of the building should there have been a fire. Diabolical, lying and rude company. Avoid at all costs. Please don’t bother replying to this as it’s just face value and u don’t mean what you write.
DO NOT WORK WITH CRABTREE PROPERTY MANAGEMENT! Crabtree managed our block for 5 years and it has been a painful 5 years. Little to no services provided leading to estate falling in to disrepair. Absolutely no communication from anyone within the organisation about service charge increases or complaints raised. One meeting with the director after years of complaints and still no actual answers to where money has been spent, apologies for lack of response and services provided and no resolve for any issues raised in the meeting. Thankfully we have managed to escape the nightmare of Crabtree now after months of hard work from directors within the block. Within weeks we have had better communication and services than we had in 5 years with Crabtree.
Crabtree is a horrible company with no core values or ethics. For the last four years, we have been paying administration fees to them, and they keep increasing these fees beyond reasonable limits. We started paying £1,300, and a few years later, it rose to £3,000 without any valid reason. Despite this, they fail to perform basic tasks such as cleaning or maintenance. It took me months to gather evidence against them, yet they didn’t even offer an apology. Their ridiculous complaints system escalated to Number 10, but I never received a response. Please avoid buying from or getting involved with this company, as the law unfortunately protects these types of scammers.
Absolutely shocking. Took a surplus of cash from me, charged me for services already cancelled. Allowed a new development to fall into disrepair. Scammers. If you're thinking about signing up to their services don't. We fought tooth and nail to get them removed eventually.
Just google ‘Crabtree Property Management’. The pictures say it all. Thank god we booted out these thieves. I would take any 5 star review with a massive pinch of salt.
Honestly, it is very sad to see how this company stills money from hardworking people in London. Crabtree is a very dishonest company, and the service is nonexistent despite all the money we have paid over the years. I have seen buildings deteriorate due to a lack of proper administration. However, one thing they are very good at is imposing ridiculous charges to take more money from us. We removed this company by voting and joined another management company
Naina Tailor recently helped arrange some maintenance work for our property. Despite being a team member down, which put more pressure on her, she resolved our requests swiftly, especially when it came to unfinished work by contractors. It's good to have a reliable point of contact like Naina when it comes to property management.
Honestly. Where do I begin. Since Crabtree have taken over the service of our estate. The decline is heart breaking and they continue to up the charges each year, with absolutely no return. They even decided to send back dated invoices which aren't valid under the 18 month rule. The estate has a massive rodent issue and lets not mention the gardening.. Emails are either ignored or a reply isn't at a timely manner especially from then finance team. We've had one meeting since they took control, to which the call was muted so the leaseholders couldnt speak & was so badly managed, with the aggressive 'director' being extremely unprofessional. Something seriously needs to be done

I don't like to leave bad reviews, but I feel compelled to leave one for the bunch of thoughtless, destructive charlatans that runs this excuse for a property management company. I had the worst customer experience with them of my whole life, by a long chalk. And I've had some pretty awful experiences. It's not that the individual property managers are terrible - we had quite a few during the years we suffered Crabtree's so-called service provision, and some of them (not all) were good, nice, competent, honest, hard-working people. But even they were forced into doing a terrible job by the ridiculous workloads placed upon them, the hopeless management structure, and the total lack of support infrastructure beyond the kind that extracts exorbitant fees in return for zero effort. Besides driving its own staff and customers to distraction, Crabtree's utter lack of ability to ever answer any request or query, however trivial, or do any work at all that hasn't been wrung out of it by months of nagging, never failed to turn even the smallest problem into a full blown crisis. It reached the point that I began to wonder if the people at the heart of this brazenly appalling outfit (I never managed to have any actual contact with them or find out who they actually were) had set out to destroy the properties they were supposed to be managing, rather than trying to maintain them. If you're reading this you may feel this review sounds unfair. My advice to you is: don't ever try to find out. Just give them as wide a berth as you possibly can, as you would a gigantic toxic waste dump. Go somewhere else. Go anywhere else. Do the work yourself. Grab a random person off the street and pay them to do it. Ask your dog to do it. Because whatever solution you come up with, it cannot possibly be worse than the experience you'll have if you sign up with Crabtree.

Communal drain blocked, no reply from ooh emergency number, had to call my own plumber in as the toilet was overflowing with raw sewage from the other flats in the block. By the time they arrived the raw sewage was all over the bathroom floor and into the hallway. They eventually unblocked the communal drain and the drains flowed freely. Total cost to me including carpets, repairs and unblocking the communal drains was £5691 which Crabtree are responsible for paying - and guess what ? All e-mails ignored since 10/12/24. they are quick enough to demand an ever increasing yearly management charge but are providing no service whatsoever. I can see this going to court sooner than later. Disgusted doesn't come close.
