Property manager who cares

I have been living in a development in London for 4 years now, and have been through a couple of property managers with Crabtree. Most recently Karen Payne who I communicated with to raise a couple of issues, I received an update within 24 hours. She addressed my concerns and gave me confirmation that one of the issues will be looked into and resolved asap, while the other she explained to me it is an on going issue which Crabtree are aware of but is taking a little longer to resolve due to the property directors. Crabtree has actioned and resolved many issues in this development over the years but on certain issues, it’s down to the residents who I blame. If people can’t keep a place clean and tidy, or not break things.. our property managers wouldn’t always have to get involved. Thank you Karen and the team at Crabtree for your help and support. Absolutely disgraceful "service"

Absolutely disgraceful "service" from this company. Been waiting nearly a year for 2021/2022 year end accounts so far but they have the cheek to still make demands for payment when they don't even know what they are demanding payment for. Complaints process and procedures are useless and get you no where except right back at the beginning with no answers or help at all. The entire company, from the top down? seem to live by a dynamic of lies, ignorance and day light robbery. They hide behind a flawed TP1 agreement and fail in all duties required, including sending a letter to the estate for a welcome meeting which they've now refused to hold and made promises of agms that never happen. Complete incompetence and what's paramount to theft. Will need to seek legal advice about our options.

Parking Permit and Parking Fines.

My experience started awfully. However Karen Payne managed to change is around. There is also another lady Marcia she was a great help. Both ladies Karen and Marcia were excellent.

Sam responded to my query on a timely manner, given that he is new to the role and is probably being bombarded with tons of emails. Moreover, he reassured that he is working towards improving communication with residents and clients.

Great service by the management…

Great service by the management company. I was assisted by Samantha who was extremely effective on solving my issues that wasn't sorted by our previous management agency for long. Samantha's presence has made a difference in our block's services. Hope the same could be followed by the firm what Samantha has portrayed.

Great property management services!

I’ve worked with Crabtree in particular Samantha for the past month. She’s been great to work. Very professional, fast and effective in terms of management and problems solving. Nothing but happy residents in the properties managed by her!

Property Manager

My property manager has helped me a lot directly and indirectly with some major issues with Crabtree Management conveyancing department that I tried to resolve for years!He has escalated the matter from his front to help me complete a serious issue that seemed unending. I really appreciate his efforts. *** I’m not able to mention his name here due to Trutpilot data policy. Hence removed his name today, 26/05/2023 on request via email***

Terrible company

Terrible company. Poor communication, poor value for money, fail to provide information on request that should be freely available. A situation that could have been dealt with in one phone call has dragged on over six months and incurred false charges. Not the only person on this development who shares these views.

Alka is excellent. Worried about staff turnover

First, let me say that since Alka has become our property manager, we are receiving very good service and are totally happy with her. There are improvements yet to be demonstrated in other parts of the Crabtree organisation. Our property managers over the years have been good to very bad. Alka is excellent. I have concerns about the workload placed on your property managers, and have in the past felt such demands have resulted in us receiving shoddy service. I know Alka works very long hours, including weekends. I asked her the other day how many properties she manages and was astounded at her workload. Having worked in the corporate world for many years I sense that this type of workload is not sustainable, and I have witnessed the amount of staff turnover you have experienced in recent years.. High turnover of staff for us as your client is very frustrating. If this level of turnover continues, I think you will find that your clients will look to other service providers. I really think, for the benefit of Crabtree and it's employees, you review workloads, especially Alka's. The directors of Millways will be extremely disappointed if we once again lose the services of the highly motivated and talented property manager that Alka is. Car parking label never come after 3 months

I applied for and paid online for a car parking label in November 2022, and up till now still have not received the label. Contacted Crabtree for help. Their reply was that car park management is not under their jurisdiction. Wonder why Crabtree as a management company can’t do anything to help

Alka Bhayani, a force to be reckoned with :-))

Our new property manager, Alka Bhayani, is simply excellent. She chases, responds, doesn't forget any outstanding works/questions, we at Cornmow Drive are very impressed. Just for once we don't have to "sit" on our property manager to get anything done, she is a fire cracker all on her own and on top of things even before we give instructions ! And she is polite but can also be absolutely firm, not giving an inch if the situation requires. Thank you.
