Why doesn't Crabtree respond?

My son bought his flat in May 2021 and has since that time been trying to pay his maintenance charges without success. Crabtree do absolutely nothing to the property which is in a very poor state of repair due to its lack of care. Ceiling tiles missing, fire hydrant access broken, mould stains on outside of building, trip hazards on damaged stair carpets.....Ido not believe any of the Trustpilot reviews in which remarkably all individual property managers are fully named. Where do people get the names from? Any responses received are generic and pass the buck. Crabtree is simply an appalling company. Just look at Google Reviews for the truth.

Excellent property management company

The property managers at Crabtree go the extra mile for the sites they manage. I have never had a bad experience I feel communication is always clear and precise. The team really are amazing and like to get issues fixed promptly and within a timely manner. I honestly only have praise for Crabtree and can not fault them at all!

Since Karen Payne became property…

Since Karen Payne became property manager the residents have noticed a huge difference in the speed in which issues are dealt with. Very friendly and knowledgeable, always available to listen to residents issues. Highly recommended.

Best Agency, best people

The service provided by Crabtree is professional and skillful. They have shown to be responsive and kept great communication with both the onsite staff and the leaseholders. The property manager Samantha Bishop and her assistant Sujata Amin have highly increased the level of care at Brentford Lock West. Their very hard work and commitment has resolved some historical issues as well as responded quickly to new ones. Looking forward to having them on board for a long time.

Shocking service

Shocking service, purchased my property in 2019, moved in January 2020, received a letter exposing they have taken ownership of the site from Abbey Homes on the 1st of November 2022. I’ve been disputing my service charges for the last 2 years prior to November 1st as they had done nothing on the site at all as it was still under Abbey Homes ownership. They have now refused to speak with me and informed that my case is with debt collectors. So do my delight today I receive a letter from the debt collector demanding a total of just under £800, threatening to take me to court, all sorts of additional fees from both Crabtree and the debt collector. And now they are not service charges, but rent charges. For what?? They have done absolutely nothing on this site until the 1st of November. So why should anyone be paying them anything until then?

Alka Bhayani- Block manager Crabtree Property Management

Based on the recent contact with the new property manager Alka Bhayani the initial response and experience and communication so far has been really positive and impressive. Each email i sent i received a very quick reply. This is dramatic improvement to what I experienced not long ago which was dreadful and absolutely shocking and the previous property manager I have been informed has left the company. I won’t go in to too much detail but there was absolutely shocking levels of service or courtesy . Multiple emails sent previously regarding issues which mostly went unanswered. Did not provide information on time. Also same experience with the team leader extremely poor did not return or answer calls despite calling numerous times and leaving messages. I had good experience also with a lady called Claire Newton who joined Crabtree not so long ago who I met and raised concerns with and was unaware of number of issues i raised but did her best to assist as best as possible especially being new to Crabtree. Hopefully there are more property managers being recruited by Crabtree of the the high caliber of Alka Bhayani who seems to be very genuine and gives the impression of someone with experience far beyond the property management industry and has genuine people skills and treats people how she would like to be treated. Hopefully this level of service will continue maintaining a healthy relationship and issues raised will be taken seriously and not hidden away or not dealt with as previously. I stay positive for moment and hopefully also for future that the improved service will continue and that Alka Bhayani is here to stay.

Sophie Minot

Sophie Minot, Senior Property Manager in Crabtree who has recently taken over the property management of Cavendish and Devonshire House, has worked extremely hard in my opinion to give a professional service. She endeavours to responds and deal promptly with issues concerning residents. although I have given one experience date below - my experience with Sophie has been over the months of October and November 2022. Super quick service from Crabtree

Thank you to Asli Onemli who helped me get a new parking permit for our car when we lost ours. Service was friendly and quick! Whenever we need an issue resolving or help with permits for tradesman, Crabtree have always been helpful and responsive.

Conscientious, Hard-Working Professional

I want to comment on the professionalism, hard work and enthusiasm of Alka Bhayani. As a director and leaseholder I have to say that we have not had consistently good service from Crabtree, mainly because we have experienced neglect and frequent changes of property manager. However, Alka is quickly restoring our faith in Crabtree and making us feel optimistic about the chances of achieving the many improvements needed to enhance the quality of life at Woodvale Way.
