Appalling company

Appalling company. We started having issues with them during the pandemic, and things have been going downhill since then. Repairs aren't done, our building hasn't been painted in 20 years, and they refuse to put us in contact with our supposed "director" who has been channeling funds into his block while leaving others to degrade. Our gardening service hasn't been paid in over two months, so now all our gardens are overgrown. Crabtree said they've paid the gardeners, but the gardening service say this simply isn't true. Repeated emails are now being ignored again. We're trying to get rid of them but without them putting us in contact with the leasehold director we cannot actually call a meeting to do this. Conflict of interest? Certainly seems so. Terrible people, I don't know how they sleep at night.

1 Star is too Generous Countless emails, a year of complaints, ignorance, unprofessionally, cluelessness... is this what you're looking for in a property management company? Then look no further as Crabtree has all that covered. They are exhausting, hide behind a computer and to be totally honest, a complete a utter sham. The company they make themselves out to be via their website is laughable... or not the same company. How they operate is totally shameful and have members of upper management that earn a living to ignore and form of contact. If you are stuck with them already, I feel your pain. If you aren't do not touch with a barge pole. As an update to this review for anyone reading, we have been attempting to recieve a response from this company for the best part of a year. Posting a response to say we have yet to receive communication is reflective of the poor customer care provided by this company. Left arm doesn't know what right arm is doing.

Happy with Sam Barber, site manager

Happy with Sam Barber, site manager’s help. He responded rapidly to the complaint and had the leak in the hallway fixed on the same day. He was very considerate of the young families on the floor. I myself am pregnant, and so the heavy mould in the shared flat hallway is a major health and safety concern. He is diligent in pursuing insurance claims against EoN directly.

I am very happy with the recent service…

I am very happy with the recent service I received from this company. I raised an issue with Naina Taylor with regards to an issue with plants near my parking space yesterday evening. She managed to get the gardeners to come out an hour ago and got what I needed to get done. Thanks Naina.

Dodgy Crabtree Property Management

Crabtree Property Management claims on behalf of Norwood Wharf Kingsbridge. The property manager and his line manager are unsupportive together with the director of Norwood Wharf Kingsbridge. Phillip Hudson has authorised large amounts of service charges for Crabtree Management to claim from leaseholders on anticipated figures and not exact amounts, this is very concerning. The current climate with high electricity charges are understandable, but what is very concerning, are the large amounts of money claimed prior to the pandemic and Russian Ukrainian conflict for works to be carried out such as painting, carpet replacement which have not been completed in terms of the lease till date even though all monies were taken prior to these 2 world catastrophes. The director, informed that the intercoms will be replaced by video intercoms, but actually lied and replaced it with a cheaper version. He together with the property manager are compulsive liars. Crabtree Property Management is expensive, makes high claims for service charges, office rent etc. and are not using the money for the site as it should be. Over the years, I have seen them change property managers repeatedly, make high financial demands, fail to complete work on site, choose the cheapest products on the market and do not meet time targets to complete work that has been paid for by the leaseholders. The Crabtree Property Management team do not even visit the site on a regular basis and do fire risk assessments. They are a dodgy and rip off company. They need to be fully investigated and all accounts in relation to variable service charges, all accounts and receipts. I have had a negative experience with this company for many years. They need to be closed down.

Asli Onemli a credit to Crabtree management

I was getting no help what's so ever with my enquiry and request for assistance from Crabtree. My emails and calls were all ignored.Until I spoke to Asli Onemli. She was very helpful and very professional. She promptly assisted me with my request and she went one extra mile in her effort. Asli is a credit and asset for Crabtree management and I just wish other staff at Crabtree can follow Asli's professionalism.

I have had really good luck working…

I have had really good luck working with our rep at Crabtree. He has been responsive, helpful and such a refreshing change from chasing people. There are issues with our building, as there are with every building, but I've enjoyed working him.

Terrible terrible terrible, if I could give 0/5 I would

Look how nearly 50% of the reviews are 1 star. Google they are 1.4. This company is awful. Please do yourself a favour and please avoid. They increase the service charge by a huge amount, 25% this year, yet barely anything gets done e.g. paying for window cleaning that doesn’t happen, no functioning intercom for 6 months, constantly battling with the accounts team when you pay your bill and they do not reflect that on the system (I must have called and emailed over 50 times to get a resolution several months later). If your building uses Crabtree, run! Remus, Crabtree and fexco are all the same company group. Avoid them all.

UPDATED.I wish I could give 0 stars

Adding to my previous review from April. The front entrance door remains broken. I am currently at Stage 3 of Crabtree’s 4 stage complaint process and I haven’t had any acknowledgment of my emails since 16th May. I know many other residents are in the same situation and being completely ignored by Crabtree and by our property manager who seems to have completely lost interest in our property. I will soon be escalating my complaint to Stage 4 which involves an external third party. I wish I could give 0 stars. This company are completely irresponsible and incompetent. Emails and phone calls are ignored and issues which are reported are never dealt with. At the point where I feel unsafe in my own home as the front entrance door to my block has been broken for over 6 months, people constantly coming in and stealing packages etc with no care or response from Crabtree about this and many other issues. Unacceptable and not sure what we’re paying service charge for.

Property manager

Our property manager at Crabtree Colindale has been most helpful with a recent issue I experienced as a leaseholder relating to my parking space at the property. He responded immediately and communicated on my behalf with UKCPM who erroneously issued me with a parking ticket. I want to thank him and his team for the immediate assistance.

Worst group i have ever seen

Worst group i have ever seen. This group is a joke. Our whole building is fighting with crabtree now to get things done correctly because they changed from remus, which was the same group. So the companies are just different names but the horrible service is the same. And no one is happy in this building with these two companies nor with this group.

Could we please have Sam

Could we please have Sam, Karen or Hussein managing our property? I can get no response at all from our manager NF despite phoning and emailing. She has replaced the previous manager who has left presumably fired through incompetence. I had every hope Nicola would be different but the results so far are not promising. And I only want the balancing charge explained! Crabtree seem to think that they can ask for any amount without accountability.

Finally! An amazing property manager

I typically only write reviews for exceptional customer service, but I felt compelled to share my experiences with Crabtree Property management company. For the last three years, the previous team was disorganized, uncommunicative, and didn't provide updates on schedule or duty. Attempts to contact the property manager were met with no response or follow-up. However, in the last few months since Crabtree hired Mostafa as Property Manager, I have seen a significant improvement in the services provided. Mostafa has taken charge of managing the properties that I am an lease owner of, and his professionalism and attention to detail are outstanding. He has managed ongoing maintenance and coordination of vendors in a timely and efficient manner. Additionally, Mostafa has been great at communicating with leaseholders, providing timely notices and updates. Mostafa has truly been a lifesaver, taking us out of a difficult period of being neglected by the previous management team, especially with the cladding/fire safety crisis we have been effected by. His efforts in coordination and management have been witnessed across the sites, and I can confidently say that he is doing an amazing job managing our property site. Thank you, Mostafa, for your exceptional work and for going above and beyond to ensure that our property is well-maintained and managed. I highly recommend Crabtree Property management company and Mostafa to anyone who is looking for a professional and reliable property management team.

Year End Accounts

Extremely disappointed with the time it has taken for our end of year accounts to be drafted - 11 months! This is unacceptable and no apology from the accounts team when they finally sent over the accounts, they actually chased us for approval a week after sending. I would strongly recommend that you reconsider your internal accounting practices.

Karen and the team from crabtree have…

Karen and the team from crabtree have been treating the residents of ineerd Court extremely poorly. We have a serious rodent problem which they seem not to be interested in. Me and my wife have been in touch with them on many occasions about the ongoing infestation in which they completely ignore. We have a small child which as been seriously traumatised when it saw the size of one of the rats. George
