Terrible Company

Terrible Company. Service charges have risen three folds in the three years that they took over compared to the service charge rises barely at the rate of inflation for the past decade before that. No service provision. The place has gone from bad to worse. No AGM for the past three years, no accounts for the past three years. Only service charges more than doubling each year. Any ideas what we can do?

DISGUSTING

This awful company goes from bad to worse and still demand the monthly fees whilst doing nothing. I have emailed all the directors, property managers and assistant managers and not one reply. They disgust me. I have owned a a property and have put up with this outfit for thirty years. I have contacted them dozens of times with full description of issues and photographs but I’m ignored and now they won’t even take my calls. The problems I have and you all probably have to are, mould growing in flats due to the outside hedge areas not being tended and waterlogged ground. Trees encroaching parking areas, gardeners not attending, still have leaves on the ground from Autumn 2023, bin sheds should be condemned, rats around sheds and garden due to nobody cleaning. There have been no cleaners in my block since August but no reduction in fees. Complaints made about disruptive neighbours and nothing done. Properties with leaking overflow pipes for over four years which has now damaged brickwork and weakened the block. Fences blown down in February 2022 still not fixed. Communal gardens inaccessible due to overgrown shrubbery. This is a small example of how disgraceful this third rate bunch of cowboys are. I am now stopping my fees to this shower. I’m sure they will come after me but I’ll just ignore them as they do me. They have been reported to the TPO . If you have similar issues with this terrible company please voice your concerns . They can’t ignore all of us.

This company is an absolute disgrace

This company is an absolute disgrace. I am frustrated that I have to give 1 star. I have been questioning charges on my account for months. They put a random charge on my account from nowhere and I questioned it. I got confirmation that money was not meant to be on my account. However come the yearly service charge they dissolved this money into my charges. Luckily I have kept screen shots of everything. I have emailed: credit control, accounts, 2 x property managers I have email addresses for , I have made countless phone calls and emails. I was told my account will Be put on hold while the dispute is looked into by one of property managers only for me to get an email saying I’m being charged for late payment !!!! I try and get in touch with the management company again and zero response. This company is disgusting in how it delivers services.

Dreadful customer service

Dreadful customer service, our property Manager ignores all emails and phone calls absolutly no customer support. Bearing in mind Crabtree are being paid substantial monies to manage and maintain the site. Unfortunately we are stuck with this Company. I see Crabtree's reponse to other reviews saying "they take comments seriously"? I strongly doubt this is the case as the service provided is abissmal and shows no signs of improving. Crabtree dont bother with your stock reply it doesnt go well with your clients.

We have been living under worst conditions!

We have been under Crabtree management for the past 2 years and it has been the worst. Within past two years they increased the service charges up to 144% but provided absolutely nothing. Ongoing police investigation due to mismanagement of funds, poor gardening, poor carpet cleaning, never cleaned the carpark area but outsourced to a parking company to issue parking fines left and write. There is a serious health risk due to the rubbish area is overflowed as a result there are rats and cockroaches while other residents are facing problems due to sewage leaks. Lack of general maintains such as broken Intercom system and building entrance doors/ locks. Lack of communication as management keeps on ignoring above issues when raised by the residents.

I've had a fantastic experience with…

I've had a fantastic experience with Crabtree Managment team at Colindale, Ardeep, Ermis and the manager Damian. From the very beginning since they took over their professionalism and attention to detail have been outstanding. They are always quick to respond to any maintenance requests, and their communication is clear and consistent. What stands out the most is their commitment to resolving issues promptly especially with PCM and keeping everything running smoothly. Sincerely Dardan from Colindale

Shocking

Shocking. Unprofessional, gaslighting and the complaints procedure is a joke. We have been waiting for a new patio door for 9 months. Several excuses, constant gaslighting and patronising behaviour by the management.

This is the most unprofessional bunch…

This is the most unprofessional bunch of cowboys I've ever had the misfortune to deal with. After years of what I can only call abusing our estate, charging fees solely to cover directors wages with not even the bare minimum being done our estate was finally able to leave this joke of a company. Whilst we thought we could breathe a sigh of relief that we were free, unfortunately we would be wrong. Not only do Crabtree abuse those estates to lime their own pockets but they have no issues with extremely unprofessional behaviour with other companies. Our fantastic new management company have taken over- nothing to do with this embarrassment of a company- and we've discovered thar Crabtree are holding the funds paid prior to the switch over hostage. Do not touch this company. I can not stress enough that your interactions with them will be nothing but painful, a waste of your time and will end with your money being taken with next to no services being provided. I would even go as far as to say that if you're intending to purchase a home and find that Crabtree are the management company, pull out of the purchase. No matter how perfect that home will be, I can guarantee that Crabtree will ruin any joy you may feel.

Great experience with Crabtree Narna

Great experience with Crabtree. Naira was really positive and helpful, my issus was relatively small, but huge to me. Also, I would like to add, the cleanng of both the internal areas and the external areas are really well looked after. Great team working well in my view.

Prompt, tailored responses

I recently contacted Crabtree about a certificate of compliance on a complex, portfolio transaction. The responses were prompt, and even my requests for tweaks to the wording of standard certificates to account for the portfolio aspects of the transaction were dealt with promptly and professionally.

Unbelievable useless and waste of…

Unbelievable useless and waste of money. Raported broken lift to casromer servis around 4:30pm on Friday. Called out of hours emergency number on Friday 5:30pm. They got come back to me saying they cant send engineer as carb tree manager doesn’t respond and have to wait until Monday. 5 floors building. What about families with little kids and buggies stack upstairs?! It’s not for the first time. Avoid !!!

Absolutely shocking!!!!

Absolutely shocking!!!!! We are in a building “managed” by Crabtree , despite the stairs falling apart and disgusting carpets, the front door and intercom system does not work, there was an attempted break in within our building and they STILL won’t fix anything regardless of the amount of people who have pleaded to sort this, Agatha just gives everyone excuses and the run around. I wonder if the people at Crabtree stayed here if they almost got broken into if they would then maybe deal with things more efficiently!? Absolute worst I would avoid avoid avoid!!!!!!!

Awful and unreliable communication

I have been trying to contact Crabtree to sort several issues for my mum. They never communicate email back. They don't even answer their phones. Their service charges are huge and they don't do much for it. I am still waiting to receive a copy of service charges 24/25 now two months late!! 18.7.2024 Still waiting for reply and nothing yet and no updated service charges!! Not a suprise really. Terrible customer service

Without a doubt the worst company I…

Without a doubt the worst company I have ever had the misfortune of dealing with. I have been told by my Property Manager that I don’t owe any ground rent, only to receive letters from debt collection agencies about ground rent owed. Nobody in Crabtree will respond to the issue in any way. Avoid this company at all costs.

Crabtree's Management Will Reduce Your Home's Value

If you're considering moving to a property with Crabtree as the management company, beware: your home will lose value due to their neglect. They will not answer emails (even to the customer experience email that they will surely reply to this review with) or provide any useful information in calls. They have added mysterious additional charges to our bill, and they themselves do not know what it's for. (They still haven't removed the charge nor explained it.) They have neglected our property - no gardeners for 6 months, the gate hasn't worked for years, the roofs leak - and yet we are still charged for all the services we are not receiving.
