No starts!

No starts! Very unprofessional. They will not help you they will not listen to you. They will upcharged and over charge it You will not get move out money and the place is probably bugged with secret cameras. Watch out these people's are shady

We bought home from Darwin Property it…

We bought home from Darwin Property it was a delightful experience. It's a new construction home we booked in November 2024 and got possession on February 2025. The journey was good, and we got regular updates about the construction, and different teams helped us understand every aspect. The quality is good and admired by our friend and family. Definitely recommend!

WORST COMPANY I'VE EVER DEALT WITH!!!!

This company is ABSOLUTELY HORRIBLE!! We contacted them on Dec 9th regarding a broken outside patio outlet cover. When the maintenance person came to fix it on Dec 16th, I specifically asked him if we would be responsible for any other charges other than the replacement part and he told me no, the charge was just specifically for the replacement part for the amount of $8.25 (I even took a pic of the actual receipt for our records) and that it would be added to our rent. He did not have the part on end so he drove to the local Home Depot (2 miles away from our home) to pick it up and then replaced the part in 5 minutes. Darwin then emailed us on Jan 23rd informing us that WE OWE $240.50 FOR THE MAINTENANCE FOR A $8.25 PART!! Naturally, we contacted Darwin the same day trying to get an explanation of why we were being charged this much. The property manager Zack did not get back to us until Jan 28th stating that he will review it and will get back to us the next day. We informed him that we wanted to make sure we would not be charged any late fees while they were investigating this issue. After multiple emails asking for a follow up and paying our contractually agreed upon rent on Feb 1st minus the disputed amount, Zack did not get back to us until Jan 3rd telling us that they upholding the charge and that the majority of the invoice was for the mobilization/trip charge and one hour of labor, which includes sourcing the materials!!! We responded to Zack that we once again were never informed by the maintenance rep of any additional charges so would like to discuss this issue with a General Manager over the phone and further asked for an itemized receipt/invoice providing a break-down of the charges so we could fully understand what specifically we were being charged for so we can fully review before agreeing to make any payment. After 2 days we called Darwin directly and spoke to customer service rep asking to speak to manager so we don't get charged any late fees and to get an itemized receipt/invoice so we specifically know what we're being charged for. The customer service rep said that there were no managers present but that he would escalate the situation. They very next day on Feb 6th we saw that Darwin charged us the late fee and we now owe $355.65!!!! Zac finally got back to us that day to told us that they considered the matter fully closed and that we owe them everything including the late fee. Just for reference here is what our lease agreement says: 5.5.3 Payment of Repair Costs: Except as otherwise specified in this Lease, Landlord will pay to repair the Property only if Tenant complies with the procedures for requesting repairs as described in this Section 5.5; provided however, that Landlord shall not pay for cost incurred to repair the following items: (i) conditions caused by Tenant, Permitted Occupants or any guest or invitee of Tenant; (ii) damage to interior doors, windows, and screens; (iii) damage caused by windows or doors being left open or unlocked; (iv) damage from wastewater stoppages caused by foreign or improper objects in lines that exclusively serve Property; (v) items that are cosmetic in nature with no impact on the functionality or use of the item; and (vi) any damage caused by the negligence or misconduct of Tenant, Permitted Occupants, or any guest or invitee of Tenant. 5.2 Tenant's Obligations 5.2.22 in general, all nominal and/or incidental repairs to the Property – i.e., repairs that cost the Nominal Repair Amount or less. Nominal Repair, per our lease agreement (Page 3, subsection 1.7) notated Nominal Repair Amount: $100 We have been nothing but reliable tenants and have ALWAYS PAID RENT ON TIME! Darwin homes obviously tries to take full advantage of their tenants and would not even allow us to speak to someone over the phone to dispute our case or provide us with any info explaining what EXACTLY we were being charged for. This company uses EXTREMELY DECEPTIVE TACTICS bordering on EXTORTION We tried to contacting a General Manager but we're almost positive that now we will need to speak with a lawyer regarding our issues with them. RUN FAR AWAY from this company!!! There's obviously a reason they're not even accredited with the Better Business Bureau

They were great from the very first…

They were great from the very first tour through to the final move out. Every time I had an issue, they did their best to help me get it resolved. They specifically always listened and actually heard me when I had any questions or concerns. They are a great team and you won't be disappointed by them if you choose to live here. 5 stars to Adoor Property Management!

Thank you Adoor Property Management for your professional and kind service. I needed a one-bedroom home immediately and I had seen online that they had some available. They were able to assist me with the entire process and hand me the keys that day. They were patient with my wiggly wriggly children while we worked on the application. Highly recommend.

I am extremely disappointed with my…

I am extremely disappointed with my experience with this rental company. Their customer service has been horrendous from start to finish. First off, their response times are painfully slow, and when I finally did hear back, it was far too late to address my issues in a timely manner. To make matters worse, during Christmas time, I was hit with unexpected extra charges for a plumber service. Not only was I given little notice about these charges, but the issue hasn’t even been resolved yet— the plumber is still working on the problem, and it’s been days. This lack of communication, poor service, and added fees during the holiday season have made this a truly frustrating experience. I will not be renting from them again and would caution anyone else to think twice before doing so.

Do not rent from Darwin homes

I am currently in a home owned now recently managed by Darwin homes. It has been nothing but bad since they took over. Price gouging and they call my utility company without my knowledge and cut my water off only to put in their name and charge me also without my knowlege. All of my bills are paid ontime and they still have that I owe two months rent on my ledger which is already paid in full. I been trying to resolve the matter for months with no resolution. I do not want to lease from a company like this currently trying to move but they refuse to fix the ledger causing a delay please do not rent from this management company it will cause you stress you've never had before.

I was looking for an apartment for…

I was looking for an apartment for months, until I ran into a property. It seemed everything I was looking for. They showed it. to me it was beautiful and the view and ground was amazing. After the application processes, they kept me informed constantly about the moving in date. My moving in process ran so smoothly. Highly recommend Darwin Homes Property Management!

Caution do not rent from this company

If i could give zero stars for this company i would. In December we gave them notice. Now they are trying to keep our security deposit. Our lease expires on February 3rd and they are telling us we are responsible until February 23rd. We gave them more then enough notice. We bought a house and closed on it today. You are never able to speak to anyone. We will take you to court if it's necessary. We have a lawyer now and will be taking legal action against Darwin homes. Also their is black mold in the home we are living in. I was hospitalized for over a week with pneumonia. I'm still on oxygen at home. Do not rent from these people.

Horrible rental company

Horrible rental company. Charges lots of fees that can’t be proven. Always referred to the lease where there is nothing backing their excuses. It’s like when the owner and them have a disagreement they try to throw it all on the tenant. 1/10 don’t recommend to anyone ever!

Will rip you off and not answer

Will rip you off and not answer Our home came with a rat infestation ALREADY THERE we saw a rat 2 weeks into moving in. So we told them and they did a complimentary pest control. You can see in our kitchen they tried patching the hole where the rats were coming in through and I have photos of this being there prior to move in. So they were very aware. Months into living there and we still have this issue we were given the home with. So we request another pest. They deny pest, so we hire our on pest and pay for it ourselves. They then say they are going to go forward with pest on them. I say I do not need it, I email them saying to cancel days in advance. Get an email back saying they received my email. I then see a work order open for pest so I cancel it through the portal and call just to do a third cancellation. They still sent pest and then sent us a bill for $757 MIND YOU PEST CONTROL cost us $110 do it every 3 months!! They absolutely were charging us 6x the price!!! I have all the proof and screenshots and sent it to them. Waiting for a response. There’s no communication and they are ripping people off and making mistakes that they are making the renters pay so the owners don’t get upset. Do not rent with them. I will not be paying that.

Current Tenant, PLEASE DONT NOT RENT FROM DARWIN

1. Communication Issues No Response to Emails: I have sent nearly three emails to residents at darwinhomes.com over the past four weeks, but I have yet to receive any response. It is discouraging that repeated attempts to reach out about important concerns have gone unanswered. Ineffective Phone Support: Calling (833) 327-9461 has also been unhelpful. It appears to route me to a third-party call center who can only take notes and attempt to contact a Darwin Homes representative. On multiple occasions, after waiting 10–20 minutes, I’ve been told that no one could be reached and that I would receive a call back—which never happens. 2. Onboarding Concerns Move-In Fee & Lack of On-Site Agent: Upon moving in, I paid a move-in fee but there was no Darwin Homes agent present to conduct or review a move-in inspection. As a result, serious issues went unchecked. Water Not Turned On: When I discovered the water was off, I submitted a ticket to Darwin Homes, but no effective action was taken. I had to contact the City myself to initiate service. I also had to pay out of pocket for a plumber to check the lines because the meter was not reading correctly—again, an expense I did not expect to shoulder. AC Repair: Shortly after move-in, the weather began to warm and the air conditioning did not function. My partner was pregnant at the time, so this was urgent. Despite submitting a ticket, I received no timely assistance. Out of necessity, I paid approximately $400 out of pocket to fix the wiring issue. Darwin Homes never followed up; the ticket was simply closed without resolution or compensation. 3. Condition of the Home Drywall & Cabinets: After 9 months in the property, the drywall patchwork is visibly cracking, indicating poor workmanship (likely not enough compound used). The cabinets also appear to be low-quality or poorly installed by the contractors assigned to this home. Air Leaks & Drafts: There are multiple air leaks or drafts from the floorboards, suggesting further substandard construction or repair work. 4. Requested Resolution Immediate Response: Please acknowledge this email and provide direct contact details for a Darwin Homes representative who can address these concerns. Reimbursement/Compensation: I have incurred out-of-pocket expenses (water setup, plumber fees, AC repairs) that I believe should be reimbursed. Property Repairs: A proper inspection and repair of the drywall, cabinets, and floorboards is overdue. I request that Darwin Homes arrange competent professionals to correct these issues promptly. Improved Communication: I ask that Darwin Homes establish a reliable line of communication—either a direct phone number or a dedicated representative—so that urgent matters do not go unresolved in the future. I appreciate your prompt attention to these issues and look forward to receiving a timely response. If I do not hear back within a reasonable timeframe, I will have to consider escalating this matter further.

The entire Adoor Property Management team is fantastic and a breath of fresh air.They are professional, knowledgeable, efficient and friendly.I speak for most of the community when I say that we are very grateful to have APM working. Highly recommend them for any rental need!

I stayed in an apartment maintained by Adoor Property Management, and they have been absolutely fantastic. We never had any complaints throughout our stay here. I have heard my friends facing challenges with agencies during tenancy and checkout, but they are very different. I would highly recommend using them for any rental service!

2025 SLUMLORDS!!

2025 SLUMLORDS!!! Maintenance is a nightmare, we take time off work for maintenance request and no maintenance tech shows up. This is not the 1st time that has happened, expect a minimum of 3 visits for 1 maintenance request, if they show up at all. Last week on 1/7/25 the refrigerator leaked and flooded the entire kitchen and some of the Livingroom. Maintenance request was put in that day as an emergency due to the flooding. The next day 1/8/25 the maintenance was scheduled, I took time off work with a NO SHOW. They rescheduled for 1/9/25 between 12-4, I took time off again only to have them come outside of the time they scheduled to be here, only to tell us it was the motherboard, and did not fix the issue. They rescheduled for 1/14/25 a time that we did not approve, but since we have no working refrigerator we took time off work again and NO SHOW again. Before you sign a lease look for them on the BBB website, they are no listed for a reason. This is not at all a property management company and far from it.

I have been renting from Darwin for…

I have been renting from Darwin for several years now. I started renting from them as a young student, and I can honestly say they have been great. Renting From Darwin as a young person, I can say there were a lot of things I was not aware of, such as the deposit scheme. However, their friendly approach made everything smooth. The team is a lovely. I personally highly recommend them.
