RUN FROM DARWIN!

Horrible company to rent from. RUN FAR AWAY if this is the property management company. We had a lease with a previous company and it was transferred to Darwin. We have been at our rental for 3 years and Darwin is now trying to force us to pay a security deposit. They will not answer emails or phone calls or return either and have locked our portal to force us to pay the security fee that was not in our lease and are now threatening us with eviction.

I recently moved to a property managed…

I recently moved to a property managed by Adoor Property Management. Not only do I love the property, I am super impressed with their superior customer service. Shortly after moving in, the water heater went out and they jumped into action right away and was very efficient in making sure the water heater was replaced quickly. The maintenance staff is professional and efficient as well. This is the best rental experience I’ve ever had, and I highly recommend Adoor Property Management.

Security Deposit Nightmare-is Anyone Else Experiencing This?

I moved out of the rental 73 days ago and still have not received my security deposit from Darwin Homes. I've been given multiple excuses, sent in circles, and told check was mailed that never arrived. Extremely unprofessional and stressful. I'm trying to connect with others who've experienced similar problems, as I may pursue legal action if this turns out to be a common issue. Tenants deserve better. Please respond.

Do not use this company!!!!!

Do not use this company!!!!!! I moved in and bathroom had black mold all over. It took months , like 5 to come and look. They poured bleach on it. It’s coming back. I paid for pool maintenance 160 a month, pool is disgusting. It’s green and filthy. Also, I kept losing pool water. They told me it happens in Florida. I spent a fortune on water filling it everyday. Turns out the pump was broke and spilling water out. Oh and pool heater never worked. That was just replaced 5 months later. I get an email from them that owner wants to sell. So I go out to look for another place. I found something and now they are saying it was a wrong email. I panicked I would be homeless. Do not use them!!!!!!!! Horrible company.

Overall STAY AWAY from Darwin Homes. They charged us $160 monthly for pool cleaning and never came. We got charged $700 extra for water bill due to their broken pool that they wouldn’t fix and would not reimburse us for any of the money unless we agreed to sign a new lease. Absolutely trash as a management company. There’s no point of contact they will let you speak to when there’s a problem they just gaslight you. Worst company ever in my experience

Suffering Tenant

I reported my A/C was out well before June rent was due. I've been a resident of Darwin with my 4 year lease ending 06/30/2025. My A/C has been out for over a week in Middleburg FL. They can send a email talking about rent due while my family including my 73 year old diabetic mother is suffering. I've been told everyday it's been expedited and no one has come to fix it.

This company is a nightmare!

This company is a nightmare!! We went 1 1/2 weeks without working AC. They had a man here who could fix it but they said “it was too expensive”. I am currently 36 weeks pregnant with 2 toddlers at home. It got up to 78° in the house. They did finally get it fixed (for now. This is the 3rd time it’s gone out in a few weeks) but I feel like we shouldn’t have to pay full rent for a house that wasn’t fully functional.

I am having a great experience with…

I am having a great experience with Adoor Property Management. With their help, I found the perfect home . They are surprisingly great! They are openly communicative and respond to urgent maintenance requests with help as soon as humanly possible. I never encountered any problem with them. I highly recommend this property management company .

Very Poor Property Management Services

Edited my stars to a higher rating to reflect that since calling the number I finally found this morning, the yard has finally been cut for the first time this year. I was on my way over with a list of lawncare providers in our neighborhood when I saw it had been addressed by either the company, the HOA, or the tenants who will be moving out soon. Based on the house behind us that is currently under Darwin’s management, the property management services are not that great. They are not ensuring the property owners are having their property taken care of each month. The house is rented and zero upkeep has been done on the outside of the house by the tenants nor the management company. Parking is also happening on the grass in the backyard. The property is an eyesore in our community and has been since March. (Moncks Corner, SC).

Darwin is Trash

I have not had a single good experience with Darwin. In the middle of my lease Home River was taken over by Darwin. My lease came to an end and at the last minute when I said I would not be renewing because they wanted to do a $400 increase. They said they wanted to try to work out a deal. They took days to do so and I had a week left on my lease. For which I told them that if they don't come to a decision before the end of my lease would they work with me in giving me a couple weeks to pack up and they gladly agreed. However that was just the start of their lies. They then proceeded to give me a terrible "deal" to which I said that that wouldn't work. They decided to talk to the owner one more time and an hour later after that phone call I get an email saying that they are not renewing my lease and that I have until the 9th to get out. Darwin does not communicate with each other and nobody knows what they are doing. I finished paying my lease to the end. I checked all through the next month for a notice on my remaining, forced balance because they did not work with me to let me get out. So I moved out early and then got a legal fee saying that my rent was late and I had late fees, legal fees all equalling around $3,000. Mind you I was not even paying for a full month. Plus my original rent for a full month would be $1,650. I called and called and emailed as I have in the past and all I get is the run around and nobody to answer or give me a straight answer. Finally a director reaches out and says not to worry she is fixing this mess. That was 3 weeks ago and I've heard nothing. Except an email today saying that they are taking my security deposit and more because the house doesn't look good when that thing was near spotless when I left it. Now they are saying I owe $4,000 and it's amazing to me that they are messing with my credit and such and they don't care. I just want to pay for the days that I was there and be done but you can't even get ahold of anybody to fix the issues. Even when you think they are finally fixing an issue it takes them weeks to give a half answer. I'm tired and will never you Darwin or any other 3rd party renting service again.

My decision to contract Darwin Property…

My decision to contract Darwin Property Management to manage my rental property is one of the best that I have made in over 5 years of personal experience with owning rental properties. Their staff uphold their company's name: they are professionals. They have always helped me make decisions that are in my best interest as a property owner, and have always been pleasant, friendly and responsive. I highly recommend them to those considering placing their rental property with a management company.

This company will steal your deposit no matter what.

DO NOT rent with this company, very bad service. They manage to take your deposit, it does not matter if you do everything correctly and pay your payments monthly on the 1st day of the month. It is important that you be aware that they do not accept verbal communication. They hide the important information like for example time to let them know that you will NO renew your lease in sections of the lease like the renewal section. Make sure you contact them at least 4 months before your lease termination day since they will start to send you renewal offers and that will delay the time of lease termination acknowledgement of course agains you. Their behavior is fraudulent and illegal. They took my deposit saying that I did not inform them with enough time and I reached out to them like 3 months before since I was buying my own property. I have been trying to get legal help on this matter however since they are doing this with most the tenants's deposits that does not represent a big amount of money for an attorney to fight back on your behalf. Therefore my only option is to alert other people to avoid be scam by them. Please be wise and find a trusty company.

Unfortunately

Unfortunately, I did not have a good experience with the company. We were doing all the paperwork for a house, on a Friday, they told us to submit a paper on Monday and when I submit the paper, they say the house was not available anymore because they rented during the weekend after they told me that they’re going to run the background check and everything on Monday when everything was done. They said that the application was incomplete by the time that the other people submit their papers and if my application is incomplete, they should not run them the background check according with the company. When I request my refund because it was deducted from my account they said that they actually did run the background check and it’s my fault so I lost our money. I lost the property and they just not responsible very disappointed.

Run, Don’t Walk — Darwin Homes Is a Complete Nightmare If I could give Darwin Homes zero stars, I would. Renting from them was one of the worst, most unethical experiences I’ve ever had with a property management company. From start to finish, they proved to be unprofessional, negligent, and money-hungry slumlords hiding behind a flashy tech interface. I submitted over 55 maintenance requests during my tenancy — many were ignored, others were delayed or half-done. The home was unsafe and borderline uninhabitable, with leaks, broken appliances, pest issues, and constant problems that violated basic habitability standards and Georgia landlord-tenant law (O.C.G.A. § 44-7-13). When I gave proper notice that I was moving out due to purchasing a home, Darwin responded with retaliatory charges: a full month’s rent, a $3,300 “early termination” fee, and locked me out of paying my prorated amount by intentionally manipulating their payment system. They call it a ledger; I call it a trap. On top of that, they tried to deduct $1,600+ from my security deposit, leaving about $400. But now they’re claiming I won’t be getting even that back. They also tacked on bogus charges — like “smart home” fees — for devices that didn’t even work properly. You’d think with the amount they charge in rent, they’d at least offer basic, timely service. Instead, their entire model seems built to exploit tenants, deny responsibility, and squeeze every dollar they can out of hardworking renters. They even went so far as to delete documented correspondence from their system — but thankfully, I kept my records. Every support ticket Darwin Homes sends includes a confirmation email with a reference number, like: “Thank you for reaching out! We’ve successfully received your ticket #123456…” That alone proves they knew about the issues and are now attempting to cover their tracks. Let’s not forget their shady utility setup. You can’t even put your name on the utility accounts — everything is run through a third-party company called Nutiliti. Another layer of control and confusion. This company is ghetto, manipulative, and downright scandalous. I don’t owe them anything, and I’m not paying a single dollar in early termination fees. If they try to pursue anything against me, I will respond with legal action. I have the receipts — literally. To anyone even considering renting from Darwin Homes: don’t do it. Save yourself the stress, the legal mess, and the financial games. I highly encourage others who’ve been mistreated by this company to stand up and speak out. Enough is enough.

We have been tenants of Darwin

We have been tenants of Darwin, and they have managed home twice in the past 10 years for a total of about 6 years. We found the staff to be very professional in every respect. Darwin staff was always mindful of our busy schedules when it came to necessary access to the homes we occupied and were very responsive to problems we may have encountered with the homes. They always gave us plenty of lead time in scheduling maintenance and inspections and provided helpful tips in minor maintenance we could do. We never had an unpleasant experience with their staff. I strongly recommend leasing an Darwin Property managed home.

Won’t get your deposit back no matter what you do

Doesn’t matter what you do they will keep you deposit! They want you to do all the maintenance to their property even to cleaning gutters and tree removal. Then when I moved out we went above and beyond cleaning and even had the lawn fully done for them. They still kept the majority of a $1917 deposit with no explanation and no way of contacting to find out why. Just go with an apartment complex…at least then you get to deal with actual people!!

From puthting in a service request or…

From puthting in a service request or just simply wanting to call for information property management did not disappoint. The maintenance man and his helper were very friendly and get any job done in a timely manner. I'm so happy with the work they have done this man deserves a raise. A great property Management system overall, renting from them has been so good so far.
