DARWIN HOMES SHOULD BE PUT OUT OF BUSINESS

Our pool has needed new grids inside the pump for a month now. I put in a maintenance request and still have not heard a thing from this derelict company. I called today and as usual, they have not been given permission from the owner is what they said. I asked to be transferred to the Maintenance Dept and was told that they have no way to do that. What kind of shit is that? This company ALWAYS takes as long as possible to get anything done. We started out with Renter’s Warehouse, who were fabulous managers, and were moved to Darwin in our first year here. I will always try to avoid doing business with Darwin Homes and anyone else should do the same. Put this corrupt company out of business.

Darwin Homes Property Management is a…

Darwin Homes Property Management is a great property manager. They managed two property for me for over 6 years taking great care of the tenants and the property. They are very experienced and have a deep bench to address any possible issues with the tenant or repairs in a quick and professional manner and at a fair price. They provided me peace of mind while I juggled a busy job, travel and family responsibilities. I highly recommend Darwin!

Super poor communication

My home was transferred to Darwin homes from renu property management in the middle of my lease. My very first month paying my rent my account incurred a late fee that I was told beforehand would not be issued due to a balance for trash service. Communication with the property management is extremely frustrating as there is no direct line to them only a third party customer service line. I have been calling at least 2-3x a wk since the beginning of April to try and resolve the issue to be told that someone will "get back to me". Now here it is the last day to pay my rent and I'm going to end up paying a late fee that I was told wouldn't be incurred in the first place to avoid a "legal fee". Absolutely ridiculous and disheartening because I Absolutely love my rental but after reading the reviews of everyone else's troubles with maintenance calls amd poor communication I don't know that I will be renewing my lease with this company. Very poor way to manage the properties that people call home.

DO NOT RENT WITH THEM

If I could give 0 stars I would!!! This is such a BS company!! They’ll sweet talk you until you’re actually in the property & then It just goes down from there. They don’t return calls, don’t respond to emails. YOU NEVER SPEAK WITH A PROPERTY MANAGER (only third parties)!!! You’re basically on your own & when you move out they will charge you a arm and a leg for any little thing. Oh yeah and the security deposit? Don’t even think about it. So glad I’m out, I will NEVER rent from them again. Such a headache!!!

Terrible Experience Since Management Change

I have been living in this home since 2022, and things were fine initially. However, when Darwin Homes took over in the second year, everything went downhill. Communication is practically nonexistent. I’ve sent multiple emails and made phone calls over the past two weeks about an unjust charge for a gate latch I never requested—and the latch wasn’t even broken. I have received no response at all. On top of that, Darwin charges for nearly everything, often without notice or justification. We also constantly receive HOA violations for exterior maintenance issues like fading shutters or peeling paint—things that should clearly be the responsibility of the property owner or management, not the tenant. This has been an extremely frustrating experience. If you’re considering renting a property managed by Darwin Homes, I strongly recommend looking elsewhere. They do not prioritize tenant communication or accountability.

Pésimos administradores

Me arrepiento de haber firmado contrato con este administrador de propiedades. Pésima gestión de mantenimiento. Mucha demora. Hemos tenido problemas de todo tipo. Hasta entregaron la residencia con problemas sin resolver. Cuando reportas un problema se demoran en exceso para solucionarlo. Por último, ahora en pleno verano tenemos problemas con el AC. No firmen contrato con estas personas. Y la casa nos gusta pero el mantenimiento no funciona. Pero no falles nunca en el pago porque te pasan factura.

They will STEAL your money on your deposit

HORRIBLE people work for this company! They weren't even the original company that was over the house I was leasing. I cleaned the house and patched holes before moving out. They took $1021 from my $2620 deposit and said all the repairs were more than "normal wear and tear". DO NOT rent from this company! They kept asking me for pictures, yet could NEVER tell me where my move in pictures were, so I could prove a couple of the items they were referring to. I even paid a MONTHLY pet rent, and they used none of that money to do a $50 paint job of the back door. These people are taking ADVANTAGE of people and their money. I got nowhere with them- and no one would give me a phone number to contact them at. Again, DO NOT rent from this company. SUPE DISAPPOINTING!

DO NOT RENT FROM DARWIN HOMES!

I have been living in unlivable conditions for over a year due to Darwin Homes’ complete negligence. My AC has been broken for over a year, and I went without a heater for six months, including through winter. I have submitted multiple maintenance requests, made countless follow-up calls and emails, and received little to no response or resolution. Darwin Homes shows no urgency, no care for tenant well-being, and no respect for basic human needs. This is not just poor management — it’s dangerous and irresponsible. I urge anyone considering a property managed by Darwin Homes to look elsewhere. No one should have to live in these conditions.

Run away as fast as you can!!

Run away as fast as you can!!! Absolutely. HORRIBLE to deal with….communication nonexistent, rules change in the middle of the lease!! I moved out, hand the home and carpets professionally cleaned, filled/ sanded/painted (with the original paint) every hole (after 40 months in the home) and they charged me $600 out of my deposit for “fogging”???? The home and lawn looked better than when I first arrived. Happy to be rid of this second rate company.

Garbage Company

I'm only giving this 1 star because I had to give a rating. I wish I could do 0 stars. Had me and my girlfriend traveled 45 minutes out to Apopka to self tour a house. They sent us a code. Only problem is, the code didn't work. Proceeded to text us the same code 5 more times, and to no one's surprise, it didn't work just like the first time. To the point where an alarm started going off.... I thought, no big deal, I'll just give them a call. Oh yeah, that was before realizing the number to contact them no longer works..... Goodluck to anyone who rents from this company. No clue how you guys get any service done to your houses

Extremely satisfied with the services…

Extremely satisfied with the services provided by Darwin Homes Property Management. The property was rented soon after signing on with Darwin to manage our property. They walked us through all the administrative tasks in a very timely manner and at a very competitive management rate. All questions were answered promptly and thoroughly. I strongly recommend others seeking to rent properties to check into this management company.

Beware…

There were 5 of us who had to fill out applications, plus a co-signer. They processed 4 of the applications without the 5th or co-signer applications, charged us, and then rejected the applications. They then made up some bs story about why they were allowed to operate that way. Beware….

I have been trying to pay my rent since 3/28/2025 but on my account, it will not let me it won’t me to pay I’m trying to see why I have reached out some many times and I have called some many’s time please now a three day notice this company is trash for real wanting to scam people out there hard earn money I have recorded all the conversations when I called and I have all my emails as well I’m ready to have my day in court with you people literally it’s been 12 days I have tried to pay my rent

APM managed our property for three…

APM managed our property for three years while we were overseas, and my only regret is that they can't keep taking care of it now that we're back! They did a great job from start to finish - found us good tenants, made sure the tenants were taking care of our place, and made sure that we were happy with the condition of the property before we moved back in. They also struck the right balance in terms of keeping us informed and involved in decisions, while actually managing the property and not checking with us on every minor detail.

A Property Management Nightmare!!

Darwin took over my rental management from RENU. It has been a nightmare since. My A/C went out in the middle of Florida August and stayed unrepaired for 8 days. I have two small children. That alone should have given me the signs for what was to come. A day after I paid my rent on FEB 1st Darwin sent out a Non-Renewal Notice. I then called their leasing customer service line and was told repeatedly that the Owner had alternative plans for the property that did not include me or my family. I was devastated. A month later I purchased a home. Darwin then spammed my email and phone and practically begged me to renew my lease... They reached out everyday for two weeks. I explained to them over and over (because no one working for Darwin seems to be on the same page) this was their choice, and I reached out multiple times to negotiate and was met with the ugliest response and no avail. I would have renewed it had been offered originally. I cannot wait and hope I will find something when it comes to my children's home!!! Buying a home was not something I planned for at this moment but being so completely frustrated with Darwin I decided it was time. All in all I am happy the way things turned out but the amount of stress and broadline harassment from Darwin towards the end is not acceptable. ALSO letting me and my children sweat out in a home that was over 90 degrees INSIDE for over a WEEK is ILLEGAL.

Worst property management company

Our experience with Darwin Homes has been incredibly frustrating and disappointing. Since the transition from RENU, the management has been disorganized and unresponsive. We never received timely links to set up our new portal, and despite having signed our lease renewal twice with RENU, Darwin claims they have no record of it. Instead of working with us to resolve the issue, they are attempting to charge us a prorated fee for their mistake. As responsible tenants who have always paid rent on time and signed lease renewals well in advance, we expected better communication and accountability. To make matters worse, no one from management or customer service has reached out to us directly to discuss the situation. Instead, we have had to repeatedly advocate for ourselves to prevent being unfairly charged for something that was completely out of our control. To make matters worse, Kara, the manager of Darwin Homes, refused to have a verbal conversation with us to hear our concerns. She avoided all of our emails and phone calls, showing a complete lack of professionalism, respect, and care for tenant communication. If you are considering renting from Darwin Homes, be aware that their handling of property management transitions has been chaotic and unprofessional. We sincerely hope they improve their communication and take responsibility for their errors rather than passing the burden onto tenants. They don't care about taking care of their tenants and are the worst property management company we have ever rented from.
