Joke company

Joke company, overcharged for everything. Been chasing for the service charge breakdown for 3 years and never heard back from them. Been trying to speak to the property manager, team leader, Director etc, never respond to your email. You will only see them emailing you when they chase you for money.

Very positive experience of working with Crabtree and, in particular, with Matt Goold, our Property Manager. Matt always responds to my calls/problems reported/queries promptly, efficiently and in a friendly manner, and gets things done swiftly. Well done, Matt!

Excellent experience of working with…

Excellent experience of working with Crabtree and particularly with Alka Bhayani. She is always very helpful and is a real asset to Crabtree. She helped resolve a leak in the property very efficiently. There has been a constant turnover of property managers however now that we have Alka I can say she is by far the most professional and organised! 5* all round!

Impressed

I’ve been impressed with our new property manager Charlene Campbell at Crabtree, she’s been highly responsive to my messages and very proactive. We’ve had a number of different property managers over the years but Charlene is by far the best and most friendly I’ve dealt with. Thank you!

Avoid

We find it hard to even award one star. We have had dealings with this company for over six years and experienced nothing but aggravation. Emails are ignored and even when we have contacted the MD direct our email was ignored. It appears to be a culture with Crabtree. We are waiting response to items raised at a face to face meeting held in October and also a response to a discrepancy in the 2021/22 accounts. Their culture is to ignore. Our recommendation is to avoid this company or if you get tied up with then as a result of a new build, get out of your contract with them as soon as you can. We have made this move.

Agatha Amos

Our property manager Agatha Amos took over several months after our last manager left. There was no proper handover and during the time we were without a property manager, we had serious issues arising as we were in the middle of an interior decorations project and were having problems with the contractor. Agatha has done her best in a difficult situation to try and resolve outstanding issues and deals with my queries quickly and efficiently. Communication is excellent and she does a very good job dealing with new issues that come up.

Avoid at all costs!!!!!

Horrific service from this company. Avoid at all costs!!!! If I could leave zero stars I would!!! They don’t even deserve 1! Originally raised a repair issue with the faulty car parking gate 01.04.22 and I’ve NEVER heard back. 32 WEEKS AGO!!!! Issues with neighbours breaching the lease raised on 30.06.22 and no resolution offered and all emails ignored. 19 WEEKS AGO. LPE1 provided with false information when purchasing my property and now being chased for building insurance when all I want is answers but SHOCK HORROR no answer and all emails ignored! I have never ever experienced such terrible service and they should be ashamed of themselves! I have now formally complained with the Property Ombudsman regarding service levels and I hope others do to. This company needs to be investigated and shut down. Paying for a service and receiving nothing of the sort. Reading these reviews I can see that most property managers are the same in different areas so must be a company wide procedure to offer RUBBISH service, but for anyone thinking of buying a property managed by Crabtree, just don’t bother, buy somewhere else! My biggest regret buying a property managed by this company, has had a detrimental effect to my mental health and stress levels and takes all the joy out of being a first time buyer!

Completely Incompetant - who is running this company?

Who the hell is running this company? They seem to be completely incompetent and I’m not even sure if any employees actually exist. We are having major issues at Darland View in Hempstead, Kent. No one ever answers emails, or returns your calls. It’s as though we are all being held with a gun to our heads and being asked to pay for annual maintenance for the last year when the account has only just been handed over to them from Abbey Homes. The annual accounts and monies they are proposing from the residence are completely inaccurate and no one seems to take any ownership or even attempt to resolve the issue. All the while our new housing estate looks like a jungle. All we want is what we have (over) paid for - some basic maintenance of the green spaces each month, a date when they are actually going to start doing any grass cutting etc and someone who is competent at maths and who will actually return calls and address the incorrect billing.

Just terrible

We have been battling with Crabtree for several months now about the Darland View site. They haven’t carried out any maintenance whatsoever and yet at the same time demand payment and issue completely misleading financial statements. Emails tend to be ignored. When you do get a response it’s normally inaccurate and promising something which they then fail to deliver on. They are causing a lot of stress and anxiety among residents.

Awful service

Crabtree Property Management are currently meant to be maintaining the common garden areas at the housing development I live at and not only are they not doing this at all - they are not replying to complaints or providing a breakdown of their service for the fees we have paid. I would NEVER recommend them

No response to proceed my insurance claim, help!!!

I need a response from your management regarding the flood caused by the plumber in the communal area, I have been chasing and chasing, call and email both did not get any reply. I have to go through your team to start the insurance claim which I asked from Tuesday last week and heard nothing back at all! I would rather not go through you if I do not need to! So frustrating!!!!!

Applying for a replacement remote for the car park gate

I rent my flat in Colindale out. In summer time ,my tenant told me they had a car crash , the remote key of the car park gate was lost with the broken car. I sent so many letters to order for a new one.Ffirst it was difficult to find the right property manager ( there are at least three people I have been contact with ). Second, it always either took many days get a reply or get no reply at all. Third , finally one month ago one of the staff email me he was going to deliver the remote to the mailbox. But last week my tenant texted me they haven’t received the remote . I wrote to crabtree to check , till now no one replied me. It has been more than four months, I have to see the experience is the worst. There is no service at all !!!!

DISGUSTING COMPANY

DISGUSTING COMPANY! Accused my elderly neighbour who suffers with cancer of “Fly Tipping!” They then publicly shamed her by photographing her perfectly LEGAL curb side collection bag! on their UNWANTED newsletter! ABSOLUTE SCUM BAGS who’s gardeners sit on their phones in their work vans for hours rather than completing their work! This organisation is being paid for by residents to shame vulnerable paying community members! Wasting paper & ink to send an unwanted inaccurate “news” letters around whilst bullying vulnerable people! VILE. AVOID AVOID AVOID! Civil Litigation will be pursued for the UTTER Incompetence!

The reviews on this site tell you all you need to know about this company. They are honestly performing daylight robbery with their services. More care and attention goes into the newsletter than into my surrounding areas and they are more concerned with trying to humiliate my friends and neighbours than doing their job. Do not use this company at any cost they are a the more unprofessional people I've ever had the misfortune of dealing with. Read the rest of the reviews and save yourselves a headache. Avoid. Disgruntled man.

Incompetent and indifferent

Generally, emails are ignored and staff are often not 'available' when you call. If you get to talk to someone, they don't do anything. The complaints process produces no useful response - I believe the complaints 'team' has left and an office administrator now notionally runs the complaints system. Register your complaint asap so that you can go to the Ombudsman if your complaint has not been resolved after 8 weeks. The worst has been around secure parking, with six out of seven gates broken and permanently open. My gate broke in May, locking residents in. The emergency method required a code, which Crabtree didn't have. (We waited several hours for the contractor to come and open the gate.) Months after the report in May Crabtree still don't know the emergency code, and the property manager admits they have "dropped the ball". The out-of-hours number is just a messaging service - they've been useless on the specific issue here and seemed to hold no information at all. This is the level of incompetence and indifference you can expect from this company. Update: having originally posted in October 2022, Crabtree take a year to post a generic response that doesn't recognise my original review noting that I've already used their 'procedure'. I didn't even hide my name, so a quick search of their "customerexperience" mailbox would have confirmed I've been in contact many times. So, thanks to Crabtree for your response because it confirms how truly useless you are.

With a very limited services but asking…

With a very limited services but asking to pay a lot yearly. Main gate not been repaired. No cleaners. No gardeners. Inside door repaired after 3months since claiming. Such nice area now becomes full of trash and unmanaged place and being unsuitable to live in. The residents are doing cleaning and fixing jobs.. No response all the time about issues. Residents complaining and requests always being ignored. Almost paying such for nothing. And they reject to show where our money spent.
