Was initially disappointed that the whole starter pack needed to be printed out, signed and posted back. I did everything in 2 hours, and posted a file an inch thick the same day. Paid £1000 just to open the file.
Rang at the end of the following day to check they had received it OK, but it turns out she doesn't work Thursdays. Never received any confirmation of receipt of all of the documents.
Rang to check in a week later, turns out she didn't work Tuesday either. Was told that my case was being dropped and they cannot divulge the reasons why. I wonder how long they would have left it if I didn't call up. Still I have no correspondence to say they will no longer act for me.
Disappointed that there was no online portal, no acknowledgements or updates and absolutely devastated that I have lost another week and wasted my time with a conveyancer who can't take the job on.
I have been told my deposit will be refunded minus their ID check fees, but it's not clear how much I have lost and right now I'm still out of pocket.

We had a very long and stressful journey with the sale of our property lasting nearly 3 years. We were recommended Setfords as solicitors and a lady called Delyth looked after our case.
To cut an extremely long story short and had 2 sales fall through plus we had to pull out of our purchase too which was very upsetting and had to go back to the beginning reselling our property and looking for another purchase.
Throughout this process Delyth guided us along the way remaining professional and extremely helpful and supportive as our sale was by nomeans straightforward due to a management company etc.

Having a complicated family matter I wanted someone that would really help me. I am so glad I found Karen. She really really listened to me, my concerns and my end goal. She worked with me for a year providing me with the best possible service and nothing was ever too much trouble. She certainly knew what she was talking about, gave me great advice and never made me feel my questions were irrelevant. Used Lorna for the sale of one property and the purchase of another and despite the chain being long and slow to respond at times Lornas perseverance kept things on track and we managed to make our deadline. I wouldn't hesitate to recommend her in the future, or use again myself in the coming years.
My partner had used Setfords for a house purchase previously and suggested we use them again for a property purchase together.
We didn’t really have any concerns initially, apart from condescending tone of emails from the member of staff we dealt with.
It was only after completion that we encountered a problem.
Setfords miscalculated the mortgage amount, and contacted us 3 working days after to completion to advise we owed another nearly £1000. We asked for confirmation on the matter and was advised that they would not complete the work we’d already paid for, until we paid, which we knew we would, we just wanted to understand how they could withhold services already paid for. The email tone was very threatening and accusatory to us, stating it is our fault for not picking up on the error ourselves. The staff member confirmed it was their fault and that mistakes happen, as they are under pressure to get things completed, and as the house buyer I can sympathise as I was incredibly stressed and anxious, however solicitors get paid to complete the work, so you expect a certain standard of work.
We logged a complaint which was also handled poorly, and very biased towards Setfords. In the end, we paid the money and asked that the complaint be closed as we are just exhausted by the whole matter.
