I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

This company is the most unresponsive and unhelpful company ever. The lift in our building has been broken for four months. All the flats in our building have been trying to get Urang (who manages our building) to do something about this, but we have had no luck. Some of our neighbours call daily even. Appalling. Nothing is going to get resolved, our calls are being ignored, or we get told to 'call back next week' every time. Don't hire Urang for your property management. So unhelpful.

I have used URANG Group for many years (15+) and would recommend for residential block management. With such a long standing arrangement, there has been the odd issue but on balance I feel I continue to receive great service from them. Our main point of contact is Ezette who I would highly recommend. She is super receptive and quick to respond to emails and enquiries.
Urang Property Management's incompetence in addressing critical issues, such as a malfunctioning building lift, is nothing short of appalling. Despite the evident dangers to a pregnant woman and a disabled individual, the company has displayed a shocking lack of responsiveness and empathy. Their consistent failure to organize repairs over a three-month period, coupled with a refusal to take responsibility or show any initiative, highlights a disturbing pattern of negligence. The apathy towards the well-being of residents forced to navigate stairs in such circumstances is unacceptable. Instead of proactively addressing the situation, Urang Property Management seems more inclined to shift blame onto other service providers, further emphasizing their lack of accountability. The company's apparent disregard for urgency and care is not only disappointing but also potentially dangerous. Such a blatant disregard for residents' safety and well-being raises serious concerns about their ability to effectively manage any property. With a track record like this, it's foreseeable that Urang Property Management may face significant consequences, potentially leading to their collapse. In light of these issues, property owners should think twice before entrusting their properties to a company that has demonstrated a complete failure in fulfilling its responsibilities. The lack of fulfillment in their services suggests that engaging with Urang Property Management could result in more problems than solutions. This company falls far short of the standards one would expect in property management, and I strongly advise against any association with them.
I approached Urang for a proposal following a third party referral. I found Urang's Business Development Team to be responsive and trustworthy throughout our selection process. Following their appointment, there were a few challenges in the initial transition (from previous managing agent) and on-boarding period but it would be unfair to lay full responsibility for this at Urang's door. Once our building manager (James Stone) was appointed, I began to see significant improvements. James is very responsive and diligent in co-ordinating with the remainder of the Urang teams. My experience of the Urang teams so far has been positive: everyone is helpful, professional and transparent.
Urang Group does an excellent job in managing the building on our behalf & communicating everything clearly to leaseholders & tenants on a daily basis. James Stone, the Urang Manager responsible for the building is very responsive to any issues that arise such as waste management, security, complaints etc etc. We look forward to the next project to be managed by Urang Group, the installation of badly needed & long overdue security cameras in the residential part of the building. Really Poor Company and horrendous service. Never respond to our questions on email. Charge huge prices which are not justified or backed up with any evidence. Stay well clear. Gobsmacked they call what they do a service.
Urang have managed our block of 12 apartments in N1 for a few years but recently their service has been awful. The lifts have been out of order for over 2 months despite multiple calls/emails from owners and tenants. They failed to notify the RTM of insurance renewal requirements and seem incapable of organising and managing the most basic of things expected from a professional building management company.
As some other reviews have also stated - I would also give Urang Property Management Zero Stars if I could. They are charlatans. There customer service is terrible, the staff and managers are rude and they do not reply to email or phone calls. They are rude and patronising. Since taking over the property management of our block they have nearly doubled our service charge and have not provided suitable evidence of the charges despite multiple requests to do so. From speaking with contractors on site they appear to be inflating the cost of work and keeping the additional amounts for their profits in addition to their annual fee which should cover the administration of managing the contractors. I would recommend everyone who is serviced by this company pay close attention to the work, its quality and the accounting carried out by this firm. Our block is seriously taking this company to tribunal.
Awful company, don’t respond, charge astronomical prices which are unjust. Stay well clear. We are taking this business to tribunal in our building.
I have been dealing with Susan Bantjes and Gemma Walsh regarding an insurance claim of mine, more so Susan and she couldn't have been any more prompt and helpful. Our previous property management company was a complete nightmare, so I was apprehensive about trying to sort my issue out but I didn't need to be. Thanks so much Susan!
Second post on a different issue - completely unresponsive to issues, do not care about tenants. Use a different company to manage your property would be my advice they have now tried to reach out with a pointless generic response, while the people i am trying to contact on email are ignoring things!!! cowboy outfit. stay away
Urang have been "looking after" our building for some time now and sadly, it's like pulling teeth to get anything done. Repairs are just left, they don't respond to calls (Always voicemail, no one answers the phone) and the response to email is also so slow. Some repairs have been waiting for over a year now. If you are looking for a property management company...don't use this one!
Our property manager does not respond to emails or calls from owners re basics like a broken lift for MONTHS. His manager is unreachable as an escalation point. There is no accountability or service provided, just a cash grab every month. Urang makes it a point to direct clients to keep emailing and calling about the same issue until it is resolved to keep the issue at the top of your property manager's inbox. You are basically asked to be an admin for someone who you are paying to do the job...what kind of service is this? As property manager he was given the run around by one lift repair company who said engineers had Covid and couldn’t service the area. He is not confident enough to find a timely alternative, terminate the contract with a negligent lift company or seek advice from more experienced colleagues. UPDATED: Lift reported broken: November 5 Lift service scheduled: Dec 4 (one month!) Lift reported broken again: Dec 8 Lift repair still not actioned…JAN 28 and counting
Completely incompetent, awful organisation. They are still chasing us for service charge even though we do not own the property. Countless calls and emails with no resolution. Record keeping is clearly non existent.
Would give NO STAR if I could!!! This has to be the WORST property management company ever! They collect service charges and hardly use the money on the estate they manage and the estate goes into appalling disrepair!! And as for those who struggle to pay their charge service charges, they will frustrate you with their extreme charges such as - interest on arrears, highly extortionate admin fees; double charges under the disguise of legal fees and solicitors fees etc. To make matters even worse, some of the payments you make are not credited to your service charge account!! You will only discover this when you study their double dutch confusing statements that they send to you! Their conniving exploits extends to the fact that Urang and their ‘legal department’ Lazarev Clever are all one! Same people run both companies!! Meaning, they milk money out of those who are unfortunate enough to be behind in their service charges, digging you into a continuous black financial hole!! Furthermore, their staff are rude, abrupt and unprofessional! I am so proud that I was instrumental in ensuring they did not manage our properties anyone and worked with other leaseholders in effectively sacking them and securing a more reliable property management company! Please do not go near Urang Property Management, they are complete BAD NEWS!!! I am still ‘swimming’ in their ridiculous trumped up charges that they transferred to our new property management company, even they too are completely baffled at the charges Urang levies on leaseholders.
Majority of those 5 star reviews are quite likely the fake comments, They will never reply you and you have no way to address the complaint, they will only reply when they need to charge you. They will randomly charge you something without informing you, that’s how it works, never see such bad property manager and management company in my life
I have absolutely had enough of Urang. In the last couple of weeks, I've had two emails (actually from the same person) asking for access to my flat for two separate matters. I replied to both emails promptly, but then never heard anything further from them - it's an appalling waste of my time. I've also had an ongoing issue that they applied a charge to my account for an engineer visit that wasn't agreed or authorised by me - I just had a guy turn up at my door while I was trying to work one day asking to come and look at my heating system. I sent multiple emails asking them to remove the charge from my account. I then spoke to the Property Manager who said he was going to go back and look at it more than 6 months ago and still haven't heard anything further. All my follow up emails have been ignored. Very unimpressed
