Management company is inflexible and dishonest. This review relates to my experience with TurnKey Management as a host for a property I rented through Airbnb. I am an occasional Airbnb renter and have always had positive experiences with hosts. We unfortunately had to cancel our out of town travel last minute. The property listed by TurnKey had a stated cancellation policy that allowed for a refund of the cleaning fee if cancellation was made prior to 4pm the day of check in, no refund after. I ended up cancelling the reservation at 4:55pm the day of checkin (55 minutes after the stated time cancellation would have refunded the cleaning fee). I reached out to TurnKey to ask for an accommodation to their stated policy, to have the cleaning fee waived as we did not use the property and therefore didn’t require a cleaning. I indicated that we had just missed the window when such a refund would have been provided. I noted the rental rate and other costs of the rental were lost costs. And further recognized this was a request that was outside of the stated policy which was clearly listed on the Airbnb site - but asked for an accommodation to waive the cleaning fee as we hadn’t checked in and would not be using the property. This led to a series of several emails with the company with them repeatedly directing me back to Airbnb, inaccurately stating that it was outside of their control to grant an adjustment. An Airbnb rep directed me back to TurnKey and ultimately confirmed that hosts are able to (and often do) grant accommodations and directed me to the app feature (which I used) specifically designed to request such adjustments. After much back and forth with the company, they ultimately declined my request on the basis that they were unable to refund the amount because I booked through Airbnb. I realize they have every contractual right to do so, but felt the way they handled the request and their ultimate decision was both dishonest and inflexible. It has been a frustrating experience and one I wanted to share with other potential renters. I hope your experience is better.
I have written one review via Trustpilot to TurnKey since this appears to be the best and only way to communicate with them and get a response. They cancelled the vacation rental on September 29, for Thanksgiving week. In good faith I had paid for this, as my part of the contract on July 7, 2021. Yet, they cancelled it because they said the owners decided they wanted to stay in their home for Thanksgiving. They have left me without a place for our family to go on vacation and said they have nothing comparable in their inventory so they'll give me my money back. Of course, there is nothing left available with this short notice before Thanksgiving. I already have my plane tickets purchased, so I am forced to pay over two times as much for a vacation home to celebrate our family Thanksgiving. I didn't want to disappoint the grandkids so felt it's the right thing to do. Too bad TurnKey doesn't do what's right. I think the right thing to do is pay me the difference for a comparable home I have found...this late in the game. The new price I have to pay is an additional $2700. This is a huge deal for my family to get away. We lost my mother, my husband has cancer and my son went through a divorce. It's a big sacrifice for us on retirement and it is 100% TurnKey's fault. I paid in good faith and they cancelled in bad faith. They are in the vacation rental business, and say they couldn't find a place for me for Thanksgiving, yet take our family holiday away. Pretty cold blooded. Please respond as to how I can have you reimburse me what I paid along with paying the difference for what it costs me now for a vacation rental. I have called your company four times with no response to this question. I have also reported to the BBB and the State of Texas for breach of contract to have them help me recover the additional cost of $2700 for me to get a vacation rental for Thanksgiving. I found the new one through VRBO. This is why I make my plans in July because most people would never wait this long and pay twice the money to find a Thanksgiving rental. However, do completely to TurnKey's inadequacy and no fault of my own, I was put in this position. How do I talk to someone to help me? I keep getting promises that people will call me when I call, but NO ONE calls me back to answer my question. I am demanding (I have been kindly requesting with no response) the difference of $2700 for the home I now have to rent.
The agent was very nice. I just think the no cancellation policy for ANY a reason is too strict. We did purchase travel insurance…….but other travel sites have some cancellation reason that are in effect for certain circumstances.
I was very pleased with turnkey rentals. I had been to this location many times prior but through the resort and not turnkey. When our kitchen was short on some kitchenware, the turnkey assistant quickly bought new items and brought them over within 24 hrs. I also appreciated the texts to see if we needed anything and loved the ease of having a code to get into the condo. They check-in was also easy and the notices throughout the trip was appreciated.
We narrowly avoided disaster twice! Our family planned a vacation to celebrate our son's recovery from two serious surgeries within three months. A couple of months after booking a pet-friendly house, we happened to notice in an updated description, that it no longer allowed pets. Luckily, we noticed this and asked to be "grandfathered in" since pets were allowed at the time of booking. No notification - we just saw the change ourselves. More upsetting, we received a call telling us that the balance of our cost was to be charged the next day. We were told that many banks refused large charges if they weren't notified ahead of time. Because it was late in the day, I thanked the caller and said I'd take care of the next morning. At 7:20pm, the same night, I happened to check e-mail and saw the message that our reservation had been "successfully canceled" at 7:08pm. Of course, we went into a tail spin and called Turn Key and were told that whenever a bank refused a charge, it was the policy to cancel the reservation, regardless of the reason. I repeated the earlier conversation and was told, "sorry, that's our policy!" I hurriedly asked her to see if the house had been booked in the short time between the cancellation and my call to her. Fortunately, it was still available but she informed us we'd have to pay another deposit. At that point, I was too upset to continue the conversation and gave the phone to my husband who asked to speak to the caller's supervisor. After a lengthy explanation, we didn't have to pay the fee again. Our house was good but didn't have the promised gas grill - only a dirty charcoal grill, mounted in the yard which entailed a trip into town for a cleaning brush and charcoal. When we contacted Turn Key about the promised gas grill, we got a "form" reply saying they know how frustrating it can be when things aren't as you'd like. We WON'T be using Turn Key again!
Marginally cheaper than booking through VRBO but extra layers of involvement. Had to call their office to answer a bunch of questions live that I’d already answered online. Kind of a hassle

We stayed here for 5 weeks in Aug/September ‘21. Great cottage only a short drive to Hyannis and Osterville. Nicely renovated. Big eat-in kitchen. Great outdoor space with a Weber grill!

First of all, I found them through Airbnb and saw they are cheaper and you only need to put 10% down. Their homes are also great with our dogs. They helped me so much feel at ease to book on these uncertain times. Just a text away and they have always helped me immediately! They are always there to help. We were unable to keep our reservation because the border has not opened and they have been wonderful in helping change to a new date and new house. They are so patient and so kind. I will only book through them from now on. I am honestly blown away by their customer service!
The rental was average and for the price point I expected more. The weeds are over grown in the front and back and the interior has lots of inferior items and areas that need repair. It looks like they have done nothing to make it stand out from the day they began to rent it. The pictures looks great however they are just that - pictures from a past that has gone by. The cleanliness of the house was adequate however it’s the upkeep that needs tending too made house seem like it wasn’t cleaned throughout. Lots of issues on day one that were quickly resolved however took lots of time from me as the customer. I did appreciate the promptness though. Great location in a great neighborhood but again at the price point expected so much more. I would look elsewhere in the neighborhood next time.
Our 10 person awful experience with Turn Key. Our group had booked a beautiful home on Lake Lure in North Carolina for April of 2020. Due to the pandemic we had to cancel our plans. Turn Key would not give us a refund but instead a voucher or credit for a later date. Getting 10 people together once is a major accomplishment. We had to rebook at the same house at a later date which we did. Our dates were Sept. 21, 2021- Sept.24 2021. Most of us flew to NC. One couple drove and they were in charge of the rental agreement. They headed out on Thurs. Sept. 16 to drive half way across the country.! Turn Key called them on the way and stated there was a problem with the house due to a watermain break. They gave few options for 10 people but one looked like it would work. No response from them Friday, Saturday, Sunday. Finally booked with VRBO for entirely different place. Still no . contact on Monday. Very Stressful!!! Tuesday Turn Key sends messages asking if we like our house! Is it clean etc.! Turn Key would have ruined our vacation if it weren't for the tenacity of the couple in charge. How Rude! No offer to return our $. Turn Key has very poor management, very poor customer service, no one who works weekends even in emergencies. I give them a zero!! How do we get our $ back?!
We have stayed at this Maui condo complex many times and we keep returning because the location is a convenient drive to our favorite snorkeling, boogie boarding and ocean swimming spots while still close to food shopping and other amenities. The complex itself has beautiful and well tended gardens, 2 lovely swimming pools, barbecue areas and well placed outdoor spigots to rinse feet, boards and snorkeling gear. The unit was clean and well stocked with paper products and basic cooking supplies. We had a couple of questions which came up during or 17 day stay and Turnkey promptly responded to our text messages. They were very pleasant to work with. Will use them again.
Aloha! This property is the perfect place to spend time on the big island. Stacked with amenities, we never felt like something was missing! This truly is a hidden treasure in the jungle. In a quiet neighborhood just far enough away from the city and tourism scene, yet just a nice drive through the jungle to Hilo for bigg(er) city life. We give it 5 stars! Mahalo!

We have been vacationing in Maine for the past 12 years and this is the only house we have come back to. Fits our needs perfectly and whenever we have had any questions or issues arise, Turnkey has been very responsive addressing them quickly and completely.
