Beautiful Palmilla Sage Townhouse

The townhouse at 174 Sage is beautiful and comfortable with easy access to the pool and not far from the beach crossover. The house was great; however a few housekeeping details. There were sugar ants on the kitchen surfaces and a few dead (and live) large roaches on the second floor of the house. If the cleaners had been there on the date of our arrival this should’ve been addressed. The turnkey policy of early checkout and late checkin to accommodate thorough cleaning was not reflected by the pesty situation we encountered on arrival. Turnkey did send an exterminator who arrived within one hour after our call who exterminated the exterior and interior of the property.

NOT USEFUL AT ALL!

Turnkey was not good at all in helping us split that payment between two parties. We spent a lot of time on the phone but, in the end, you would not accept splitting the fee between two parties. Also, it was VERY difficult to get help on the phone. I also rent out my house and I would never subject my guests to the Turnkey treatment.

Your verification process is for the birds and a breach of personal information. I use your service for our vacation rental in Sunriver, OR and if our own guests have to go through this process, we will be searching for another supplier.

By far the worst company I have had the…

By far the worst company I have had the displeasure of working with. We booked a property for winter vacation through Airbnb, but due to major snow storms, power outages within the city and freeway closures, we were forced to cancel our trip. Due to the circumstances, we requested a full refund to which we were told that there was nothing they could do because Airbnb was in charge of the refund policy. After communicating with Airbnb, we were informed that Turnkey manages the refunds and denied our request for a full refund. Airbnb told us that they are willing to make an exception on the cancellation policy and issue a full refund but this trash company denied it. Would they rather prefer us to come and drive in extreme weather conditions, potentially endangering our lives rather than to issue us a refund for the sake of our own safety. Customer service is awful as well, they keep you on hold for hours and redirect you from person to person. Definitely do not recommend using Turnkey

Be sure to review the cancelation…

Be sure to review the cancelation policy thoroughly. We had to cancel a reservation due to a covid hospitalization and a death in the family. We gave ample notification and were still charged full price. When contacted for some sort of reimbursement, they referenced the cancelation policy and sent us packing, charging us full price for something we didn't use. They had enough time to rent it out again. I'm sure they did and made double the money. We will never use Turnkey or VRBO again.

We booked a property for Christmas…

We booked a property for Christmas 2020. A few days before our trip, turnkey contacted us to inform us the rental was Canceled due to covid-19. We had paid for travel insurance for this trip, but when we submitted a claim, we were told our claim was denied because their was no mandatory quarantine (even though turnkey canceled the reservation). We were told our only option was to go back to the same house at a later date, so we rescheduled for December 2021. Well, the winter storms came through and now all the roads are closed and the police have said stay off the roads because travel is difficult to impossible. Not snowy roads, but closed roads. I spent 4 hours on hold with turnkey. Finally reached someone and asked to postpone to a later date, only to be told that we could not reschedule or get a credit for a later date. So we will be eating thousands of dollars. The travel insurance won’t cover anything because even though we paid for it, it only applied to our first reservation, not the rescheduled reservation. So in summary, Turnkey canceled our trip and wouldn’t give us a refund even with travel insurance. Then when there’s a natural disaster and there is no possible way to make it to our rental property, we wait on hold for 4 hours just for someone to say “sorry, nothing we can do”. I will never recommend this company to anyone, ever again.

Turnkey ruined my family'x Xmas vacation

I booked a room for my family at the Resort at Squaw Creek in the Lake Tahoe area over the Xmas holiday. One day before check-in, Turnkey cancelled my reservation. Apparently, they allowed the owner of the property to cancel my reservation at the last minute. Turnkey offered no substitute accommodations. I had to cancel my vacation and take my family back home. Before renting from Turnkey, read the fine print in their contract: they have full discretion to cancel your reservation at any time for any (or no) reason, with no advance warning, and with no recourse to you. You make a binding commitment to them -- if you cancel outside of their cancellation window, you must pay them -- but they make absolutely no commitment to you. If you're lucky, they will honor the reservation. But if you're unlucky, you might show up to the property like I did, only to discover that they cancelled your reservation at the last minute and left you in the lurch. And when you ask them for help, they might point you to the legalese in their contract -- as they did to me -- to remind you that they didn't actually promise you anything, and that they owe you nothing. Renters beware. UPDATE: In their reply below, Turnkey suggests that there was nothing they could have done differently. This is clearly untrue. When I asked their agent to help me find another room in the area, she told me that she could only search the handful of properties managed by Turnkey, and that she would not look for non-Turnkey properties. Apparently, "everything in our power" does not include doing a search on Expedia. I've since tried to understand why Turnkey wouldn't be willing to exert such minimal effort to help a renter they just cancelled on at the last minute, and I think I figured it out. It helps to understand how Turnkey's business model differs from that of a hotel. With a hotel, the room is the product, and you (the guest) are the customer. The hotel has some level of natural incentive to keep you, their customer, happy. But with Turnkey, YOU ARE THE PRODUCT, NOT THE CUSTOMER. Turnkey's customer is the property owner -- that's who they make money from -- and renters are the products that Turnkey sells to its owner-customers. If there is a conflict between the interests of the owner and those of the renter, their incentive will almost always be to favor the owner. If the owner wants to cancel a reservation at the last minute and ruin the renter's vacation, the decision isn't even a difficult one: the customer wins, the product loses. So when viewed through a cold business lens, Turnkey's unwillingness to go on Expedia and look for a non-Turnkey room to help me actually makes sense. I was the product. Why would a business spend time and money to help the product? If I ever use VRBO again, I will make sure to rent from a host that is an owner rather than a management company like Turnkey. When you rent directly from an owner, you regain your position as the customer. That's not to say that you won't be screwed, but your chances of having your family vacation ruined by a last-minute cancellation should theoretically be much lower when you are the customer rather than the product.

Awful pandemic response. Stay away!

We booked a house at the beach for our family this Christmas. Our family came down with Covid last minute so we can’t stay at the property. Turnkey would not help at all. We are not only out the plane tickets, we are out over $2500. VRBO asks all property owners to offer at the very least a partial refund or credit. This company is the lowest of the low. A world wide pandemic and we are out a ton of money. My family is devastated and this makes it even worse. Their response is boiler plate jargon. The fact is VRBO is where they listed their property and their terms specify that all VRBO owners must offer some sort of compensation or credit. A simple google search of Vrbo covid response will show it. Links can’t be posted here. Turnkey is in direct violation of terms of VRBO. Stay far away.

The Turnkey folks were very responsive

The Turnkey folks were very responsive. The house was well maintained and the snowplow guys were great at keeping up with a major multi-day snowfall! Recommend!

This is a great house

This is a great house, set up well for family and/or friends. it's almost like two different living quarters in one great house. lots of room, great backyard and great courtyard. we needed some help from property management and they were incredibly responsive!
