Ideally I would give zero stars. No communication, no reply to calls/voicemails/emails, and whenever I did hear anything it was the same one line answer of 'waiting for answers to enquiries' for months on end. I even spoke to my solicitor and explicitly asked if something had happened and was told 'no' even though I had the email chains showing he had been contacted. He would also audibly sigh whenever I asked a question. Any action would miraculously happen immediately after I called them but never before. I was not informed of delays or the reasons why, or told that the seller had debt secured against the property. I had to update the sellers and management company, and find solutions to issues myself. Even on the supposed day of completion no-one contacted me to let me know we could go ahead, and there was no answer from even the main phone number all day. I had to chase for two days to find out that I could have collected the keys but no-one thought to tell me. My mortgage advisor was horrified by the total lack of service, and neither of us would ever advise anyone else to use JS Law. I even complained at one point (after my conveyancer refused to give me his manager's details) and even then received no acknowledgment at all.

Our house sale faced numerous challenges from the bottom of the chain on the way to Exchange. Shenila V handled every issue with exceptional professionalism and kept us fully informed at every stage.

I recently worked with Sri from JS Law for a property purchase. She was diligent and responsive throughout the process, promptly addressing questions and keeping me informed. Her communication was clear, which helped me understand each stage without any confusion. She worked to keep things moving, and her approach kept the process as efficient and straightforward as possible. Overall, she provided a reliable service

Poor Experience – Improved Only After Solicitor Change Unfortunately, my experience with Simi Payne was disappointing. Communication was inconsistent, and updates on my mortgage application were often delayed, causing unnecessary stress and prolonged waiting. Important details were overlooked, and I frequently had to chase down information that should have been provided proactively. Things only improved after Simi was replaced by Ruby Allen, who was far more attentive and responsive. Ruby addressed our concerns promptly and kept us updated at every stage, making the process much smoother. It’s a shame we didn’t have her from the start, as it would have saved us a lot of frustration. I wouldn’t recommend Simi Payne based on this experience, as reliable service should be consistent throughout.

Both Ria and Ritika were very helpful and concise when helping us through our journey of selling and purchasing our new home.

Kylie Gubbins has been great! Kylie kept us informed as we went through the process of buying our first home and ensured we were never the reason for any hold up in a a fairy big chain. A completion done well, especially during a house move is important. Having a house sale go through well is all about the relationship you build with your solicitor. Overall I have found JS Law to be value for money. Their portal is transparent and effective, all documents are readily available. No doubt the portal makes you as a buyer or seller work hard to complete everything but it gives you a very good insight into the intricacies of the process and the steps needed to buy and sell a property. My solicitor Ruby A was top quality. Couldn’t recommend her more highly. Especially when things get rough, communication is key and Ruby went over and above to keep everyone in the picture and not just me. Thank you and well done not just to JS Law but Ruby especially!!

My conveyancer Harpreet Gunman provided me with reassurance, support, professional guidance and patience throughout the journey of the sale of my property. The process of buying a 1st time home is daunting and very overwhelming, especially when you are doing this alone. I got lost amounts the paperwork involved, documents and all the details needed. The time it took was longer than expected as well and by the end I was glad to finally complete. However Laura was extremely helpful. She explained things to me that I did not understand, allowed me time to make decisions and when I reached out to her she was available. I would definitely reach out to her again for her services.
