Adoor Property management

Adoor Property management is terrific! We have been owner-clients for four years now, and they have been amazing! They find us great renters, they manage all aspects of our property so we sleep easy every night. They provide great service to our tenants, too, especially during any emergencies! APM is on top of their game with great service to the owners and tenants. I would highly recommend them to anyone looking for a property management company!

Not recommended!

STAY AWAY FROM DARWIN HOMES

STAY AWAY FROM DARWIN HOMES. This has been the most unprofessional and infuriating rental experience I’ve ever had. Unfortunately, our lease was transferred to them towards the end of our lease and thank god it was almost the end. From day one, there was no direct contact—we didn’t even know who our property manager was until we moved out. Anytime we needed help or had a question, we were met with radio silence. It was nearly impossible to reach anyone, and when we did, we got vague responses or were simply ignored. About a week or so before the transfer was "official", without any approval or notice, they installed a lockbox on our front door before we had even officially moved out. This made it impossible for us to use our own front door. When we complained, they said they wouldn't remove it because the transition from the previous property company "wasn't complete yet." They claimed they didn't have my file so they couldn't do anything. If they weren't official management, then why were they on a property that isn't theirs? I had to threaten calling the police to get it removed and they didn't even respond to that. Lastly, when I asked to be present for the move-out inspection—which, by law, I have a right to attend—they initially refused claiming "we don't do those with the tenants present." Only after I threatened legal action did they suddenly "agree" to let me be there. If you value communication, professionalism, or even basic human decency, avoid this company at all costs. This experience was stressful, completely avoidable had they done their job even halfway competently.

I've been renting through Darwin Homes

I've been renting through Darwin Homes for around 2 years now and it has been amazing. The staff is very kind and keeps me updated on anything to do with the property. Any concerns or maintenance was handled very professionally and in a timely manner. I'm very satisfied customer and grateful to them and will continue to rent through Darwin Homes.

They charged me for security deposit…

They charged me for security deposit and when I asked at the end of lease what was it for they couldn’t explain to me and never got back to me I waited over a month and still waiting. You can’t charge somebody for something and not given a receipt or any explanation. That’s just wrong. I wouldn’t recommend them to anyone

DO NOT RENT WITH DARWIN HOMES

Absolute trash company. We have been waiting going on 6 days now for a tech to even come look at our broken A/C unit. I have spent all of those days being passed around to different people who don’t speak English, who can’t offer literally any information. The maintenance app “doesn’t talk to” the people you call for maintenance, so they can’t even see the vendors name or contact info to provide. Even when mentioning a child in an 86 degree house that is uninhabitable, they offered nothing. Told us to buy our own window units (while paying almost $3000 a month for rent on an outdated, never maintained property). Uhhhhhh WHAT. No. Totally unacceptable. We still have yet to hear from a single maintenance person. They are unresponsive and have no idea what is going on. WORST renting experience I have ever had, slumlords preying on poor people who can’t afford to take these disgusting people to court. This cycle will continue, and these people will continue not caring.

0/10 recommend. Absolute scamming company! Wish I could give zero stars. This company bought out my rental home, and they have bene nothing but issues since day one. are now trying to charge $2700 in misc. fees such as light switch covers, and sink stoppers. Things that were all documented from the original owner that coincidentally the photos weren't sent to this new company when they purchased. JOKE!!!!!

If I could give them 0 stars I would! I dont even know where to begin on the horrendous transition over to this company mid lease. For starters, they moved around paperwork and then lost the lease with the agreed renewal and came back and charged me 50 a month more than the lease I was in the process of signing was. I had the lease and was reviewing it but then they lost it. Second, they manage one of our utilities. I have tried to take it over but they are supposed to manage it. They pay it late every single month which leads to a $10 late fee and they charge ME every month for it! Lastly, during the heatwave we had last week, they could not get a tech out when our AC went out. I had to get my own out after 2 days of nothing from them. This is INSANELY poor management and the WORST of the WORST property managment companies I have ever had the displeasure of dealing with!! AVOID renting with these people AT ALL COSTS!!

RENTERS BEWARE

RENTERS BEWARE - upon moving in it was noticed there was a wet spot on the drywall in my son’s bedroom closet. Luckily this among other issue were addressed. However, I had to leave work multiple days to be home for these repairs which went on for a few weeks. During this time an industrial sized humidifier was in the room which when running created it to be over 90 degrees… there were cords running from the room into the near by bathroom causing a trip hazard and not allowing the bathroom door to be fully shut (not ideal for a guest bathroom). During all this I accepted it as I did not notice until after moving in myself. Also during my lease I had issues with roaches (the would not acknowledge when I brought this to their attention) and had to not only pay for regular pest services but expand on that out of my own pocket. Again I let that be after expressing my concerns to them. Fast forward to move out and they have charges for wear and tear items for a house that needs to be completely gone through (noticing this after moving in unfortunately). They claim “paint” on the garage door which is RUST, smoke detector needing to be replaced (this was plugged in but hanging due to the ladder being packed and it needing new batteries, figured sliding it into the base wouldn’t have been a problem), no salt in water softener (supplied photos of when I sent the maintenance request after move in for the entire system needing to be replaced and also having no salt upon move in), double landscaping charges (yes it wasn’t looking great however I gave up once I realize the weed barrier was empty mulch bags and trash bags scattered underneath the mulch), and an air filter which was replaced in May (as stated in lease to be changed every 3 months and move out was June). And now they sent my half refund check in mail when specifically specified electronic payment (needed a signature but without knowing it was coming I missed it). Assistant property manager Paul has been no help with these move out issues and only will respond with “without photos we can no dispute” (they never supplied my move in checklist as that was done electronically and have suspended my maintenance account so I can’t review those). I have sent in some photos that I have however most issues were in my mind normal wear and tear items. Will never be using there property management again for a rental. Best to just not waste your time and money.

I've had an amazing experience with Darwin Homes Property Management. The staff are all super friendly and are always ready to help.The setup process, which can often be daunting, was made incredibly easy by their efficient and professional approach. Highly recommend using their services!

These people steal money from their tenants! They literally steal money from you. You can't call them. They don't respond to emails. You literally need an attorney letter to get a response.

They discriminate

They discriminate. I have been trying to lease from them they said my overall credit score had to be 550 and mines was 585, they took my $55 with no explanation I have called, emailed several times and still no response after.

My realtor friend suggested

I'm a owner of a couple of properties. My realtor friend suggested that I work with Darwin Homes for renting out properties. The administrator is very friendly, enthusiastic and helpful and are trying their best to rent out the properties in an efficient way. I trust their specialities in their work. It is a pleasant experience working with Darwin Homes Property management, i highly recommend them!

I’ve been living in my home without…

I’ve been living in my home without working A/C during a heat wave, and the temperature inside is currently over 85°F. I have reported this issue to Darwin Homes multiple times and have received nothing but vague responses like “pending dispatch” — with no actual technician, no timeline, and no real urgency. This is not just uncomfortable — it’s a clear health and safety risk. I have children, and this level of negligence is unacceptable. I even attempted to troubleshoot the system myself, including checking breakers and filters. Still nothing has been resolved. If you’re considering renting from this company, I urge you to think twice. The lack of responsiveness during an extreme heat issue shows how little they care about their tenants’ well-being. I will be filing complaints with local housing authorities and the NC Attorney General’s office if this isn’t resolved immediately.

They were so helpful

They were so helpful , kind, and went above and beyond for my husband and I. We'd submitted a work order late in the evening, and they still responded within minutes asking questions about the situation and had a technician out the very next day! They are professional. Overall, we were really impressed with Darwin Homes Property Management. Thumbs up!

DO NOT rent from this company

DO NOT rent from this company. My credit was lower than usual, but they sent me a notice that I was conditionally approved with 1.5 mos deposit. When I tried to proceed, the portal did not have me approved. I called for THREE WEEKS, 5 different phone calls wherein I was "escalated" to leasing team...NOT ONE CALL BACK. THREE EMAILS sent to three email addresses with NO response from said leasing team-either for my emails OR the alleged escalation. Conveniently, the link to the notice I was sent stopped "working". If you rely on THIS company to answer concerns, you may find yourself on the street. Hope they enjoyed my application fee, while both properties I was interested in have been vacant for FOUR MONTHS. Darwin needs a better understanding that occupancy is what makes money. Good luck.

They don’t care about you

I have put in multiple maintenance requests for someone to come fix my shower. Tile is collapsing, and cheap paint is peeling off the tile, walls, and ceiling. The first request resulted in someone coming out to just to say that Darwin homes only approved 75$ to fix the issue and then said he would have to come back after they approved of more money. (He never came back). After a few weeks I put in another maintenance request. This one went completely unanswered until I sent a follow up email and was assured by someone at the company that they “understood the urgency”. Well that was a month or so ago and still haven’t heard anything! These people don’t care about you and they aren’t willing to do basic stuff for their tenants. Classic soulless property management group.

Never ignore poor reviews, they don’t lie

Never use this company. They charge $55 for each application, they take about a week to answer, and then they say that the listing it’s been leased and no longer available, however it is still available on the web page. Imagine if they do this to 10 people in a month, that’s how this shitty companies make their money, another fact is that costumer service can’t solve issues, they submit them to management so see what they say.

NO HOT WATER FROM DAY ONE!!!

NO HOT WATER FROM DAY ONE!!!! They couldn't make sure there was hot water BEFORE we moved in? Then the house was a wreck and we were provided a 10+ page inspection sheet to complete that included us having to go ON THE ROOF and inspect the shingles and take pictures. Being 70 years old, they wanted us to go and rent a ladder to climb up on the tall roof. That is beyond unreasonable. Why would a tenant be responsible for roof issues anyway? As someone who has rented my house out in the past, it was my responsibility as the owner to inspect, document, and make sure things were functioning before a tenant moved in. Darwin Homes does not do this. They lay this at the feet of the tenant. The form took a long time to complete and you better catch every last item, or you will be zinged. If Darwin was doing their job in the first place, we would not have suffered through days with no hot water when we first moved in. The stove broke and was NEVER fixed after numerous requests over a 4-month period. Only one burner worked and it would trip the breaker. Terrible fire hazard but that didn't seem to matter to them. We finally just gave up on getting that fixed and used our barbeque most of the time. I guess tenants being able to cook food is not a high priority to them. They don't provide telephone numbers and it is impossible to talk with anyone. We had to submit maintenance request after maintenance request due to all the problems with the home - mainly due to a lack of upkeep. When we moved out, we cleaned the place from top to bottom because I wanted all my security deposit back. But they hit us with a huge cleaning and landscaping fee (no explanation whatsoever, just a giant charge taken from our security deposit). We couldn't get anyone to tell us what was wrong and we even offered to provide videos showing the condition of the place when we moved in versus when we left, to no avail. Just silence and a giant charge with no detail. When we left, we even cleaned the gutters after leasing the place for only 6 months. Those gutters had vegetation and a small tree growing out of them and hadn't been cleaned in years. We went to this level of effort because their exit instructions indicated we would hit us with a $400 fee if they were not clean. So no doubt they charged the last tenant a $400 fee and then left them dirty. Despite all our work, we were charged with yard/landscaping fees. Now I know they just slap fines on all tenants and never do any upkeep. Since they will slap huge fines on you when you leave no matter how you leave the place, I wouldn't bother doing anything. Also beware all the added charges they tack on after you sign up - such as monthly air filter charges (never saw one but I got charged for it every month anyway at about triple what it costs to buy one at Home Depot), charges to maintain website to pay the rent, large service fees tacked on top of all utility bills, plus a bunch of others that are just a scam. It really adds up. Horrible experience and I WILL NEVER RENT A HOME FROM THESE PEOPLE EVER AGAIN. There are good management companies out there, so keep your rental search to someone other than these guys. They are the worst. Unfortunately, I cannot give them less than one star.
