NO HOT WATER FROM DAY ONE!!!! They couldn't make sure there was hot water BEFORE we moved in? Then the house was a wreck and we were provided a 10+ page inspection sheet to complete that included us having to go ON THE ROOF and inspect the shingles and take pictures. Being 70 years old, they wanted us to go and rent a ladder to climb up on the tall roof. That is beyond unreasonable. Why would a tenant be responsible for roof issues anyway? As someone who has rented my house out in the past, it was my responsibility as the owner to inspect, document, and make sure things were functioning before a tenant moved in. Darwin Homes does not do this. They lay this at the feet of the tenant. The form took a long time to complete and you better catch every last item, or you will be zinged. If Darwin was doing their job in the first place, we would not have suffered through days with no hot water when we first moved in. The stove broke and was NEVER fixed after numerous requests over a 4-month period. Only one burner worked and it would trip the breaker. Terrible fire hazard but that didn't seem to matter to them. We finally just gave up on getting that fixed and used our barbeque most of the time. I guess tenants being able to cook food is not a high priority to them. They don't provide telephone numbers and it is impossible to talk with anyone. We had to submit maintenance request after maintenance request due to all the problems with the home - mainly due to a lack of upkeep. When we moved out, we cleaned the place from top to bottom because I wanted all my security deposit back. But they hit us with a huge cleaning and landscaping fee (no explanation whatsoever, just a giant charge taken from our security deposit). We couldn't get anyone to tell us what was wrong and we even offered to provide videos showing the condition of the place when we moved in versus when we left, to no avail. Just silence and a giant charge with no detail. When we left, we even cleaned the gutters after leasing the place for only 6 months. Those gutters had vegetation and a small tree growing out of them and hadn't been cleaned in years. We went to this level of effort because their exit instructions indicated we would hit us with a $400 fee if they were not clean. So no doubt they charged the last tenant a $400 fee and then left them dirty. Despite all our work, we were charged with yard/landscaping fees. Now I know they just slap fines on all tenants and never do any upkeep. Since they will slap huge fines on you when you leave no matter how you leave the place, I wouldn't bother doing anything. Also beware all the added charges they tack on after you sign up - such as monthly air filter charges (never saw one but I got charged for it every month anyway at about triple what it costs to buy one at Home Depot), charges to maintain website to pay the rent, large service fees tacked on top of all utility bills, plus a bunch of others that are just a scam. It really adds up. Horrible experience and I WILL NEVER RENT A HOME FROM THESE PEOPLE EVER AGAIN. There are good management companies out there, so keep your rental search to someone other than these guys. They are the worst. Unfortunately, I cannot give them less than one star.
