NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April AVOID THEM AT ALL COST.

I don't know how this company still operates, the turn over of staff is quite high with our last property manager staying less than 6 months. Email sent regarding a window that is falling out on our 2nd floor which is highly dangerous and rats in our bin store, no reply as they don't give a damn!

I was very pleased with the prompt action recently taken by Naqeeb Hussein, the new property manager for Greenway Close, N11. The entry phone in my block had not functioned for months, affecting all 6 flats. Engineers attended within a few days and soon after a new speaker was installed. Thank you Naqeeb for your very quick response.
Crabtree and myself have previous, their customer service has been severely lacking up until now. However they appear to have made a big step in the right direction by appointing Ekemini Ekanem as senior Property Manager who went above and beyond to try to understand my legitimate concerns and resolve the issues. Ekemini responded promptly, in a professional and friendly manner providing regular updates and most importantly succesfully resolving all the issues I was having. All very much appreciated, Thank You !
Since purchasing my property in 2021, I have been impressed and happy with the service provided by Juber Ali at Crabtree Management. I have faced several issues and challenges and each time Juber and his collegue Hussain Karimzadeh have been responsive and shown their support in resolving the matter.
When I had my issue with with my service charge, I was initially dreading calling Crabtree as the reviews are not the best. At first my fears were confirmed, I was passed from department to department and delayed by numerous '5 working days' email responses for all together around 2 weeks. It wasnt until I spoke with Lina, that my issue was resolved within 3 minutes. CRABTREE give her a raise! 5 Stars for LINA ! !!
Professional and efficient Our new property manager Ekemini has been an absolute star. Had an issue on a broken pipe, got an answer from him in less than 24h AND with a solution to fix the problem straight away. Barely 3 days after my email, problem was solved! Thanks!

Ashleigh Codd has been our Property Manager for the year 2022. During this time we have found her very helpful and she listens to the residents. Ashleigh has also taken the time to organise a meeting outside of her working hours to accommodate the residents. Overall, we are extremely happy with service that Ashleigh has provided. Great experience, every time I call for advice, they always helped me answering my questions. The block where I live is so clean and communal gardens are always tidy. Cant complain about anything yet. Alice is always helpful. Thanks
Dreadful company avoid. Crabtree property management are in charge of our non council adopted areas in our close. They effectively manage 6 waist high lights (parking bollards). In 7 years our fees have risen 274% no justifcation for their prices. They will not reply to emails and its impossible to communicate with anyone. But, they are good at sending out bills followed by threatening emails for late payments.
AVOID PROPERTIES RUN BY CRABTREE! There is no way to describe the level of incompetence they have shown constantly during 5 years of managing the development I live in. You’re highly unlikely to find a single person who has a good word to say about their lack of effort and application. They have absolutely zero pride in their work. Any positive reviews on here are almost certainly fake. Sign up with Crabtree at your own peril. You will regret it.

Lack of communication and response from basic emails, failure to deal with a flytipping situation and now basement garage door and communal lift broken. Garage door has had leaseholders email them and no timeframe offered meanwhile someone without a fob is using my car parking space you can’t even make it up
I had a few times communicated with Lina Meza, the Property Manager to help me solve some issues. So far, I think we had good communication. She has a very positive and good attitude and is patient to reply to my questions. Usually, I can receive a reply from her during the day.
As a resident of a property managed by Crabtree, I was impressed with the speed of their response to my email and was satisfied with their reply. The issue I raised was fixed in a timely manner.
Would not recommend. Crabtree was our property management company for years. Just awful. Nothing ever got done such as painting and gardening. Most emails were ignored. Thankfully, we have changed to a new management company now who are amazing!
