NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April AVOID THEM AT ALL COST.

Complained about the bin store, resolved in 48 hours. What more could I say?
I’ve been dealing with Hussain for a few weeks now and I have to say that he has been a pleasure to work with. The issues that I have raised have been looked in to swiftly and have been addressed within a couple of days. We have had a fair bit of fly tipping around our bins which, after I brought it to Hussain’s attention, was cleared up within 24 hours. There are also ongoing issues with the pathway lights which, although not yet solved, were looked at very quickly when I brought the issue up. Whilst there are still issues that need addressing, Hussain’s attitude and quick interventions have been a breath of fresh air and have made all the difference when it comes to reaching out to Crabtree.
Mr Hussain Karimzadeh is a breath of fresh air. The previous property manager at Crabtree did nothing to fix broken guttering and downpipe causing water damage inside my flat. Hussain was extremely diligent, polite and engaging to resolve the issue. He managed to get out contractors on the same day to evaluate the problem and gave a date when the repairs will be done.
Complete lack of communication except for payment demands. Crabtree just ignore your emails. What service they do provide is of poor quality and the absolute minimum they can get away with. The many negative reviews here and elsewhere are 100% in line with my experience. Update: over a week later and still no reply...
Absolutely poor management company. Cannot commit to any time scales to giving the cost remediation for the Colindale pulse & edition developments. Which residents have now been waiting for over a year! Really badly managed .! I would rate lower than 1 star if possible.
I had to contact Crabtree Property Management in relation to a wrongly issued Parking charge. I was then promptly contacted by Mr Hussain Karimzadeh the assistant property Manager, he immediately contacted CPM the car park management company who control the parking on the development where I live. He pointed out that they had made a mistake in issuing the penalty charge notice to me, they immediately rescinded the ticket. I was very impressed with the speed and the way with which Mr Karimzadeh dealt with my problem.
Update on Crabtree Management. My brother has Multiple Sclerosis, Crabtree manage the block he lives in, or is trapped in. So far Crabtree is stating by law Directors of the block do not have to install or pay for a small ramp at the front door to the flats to enable his wheelchair to get up the step! How can this be a fair and honest company? Why wouldn't they be expected to help the disabled where they can? My brother can hardly walk anymore, due to this he cannot get out alone or without his sticks and his wheelchair, if there is a fire he is also trapped, how can they be so cruel to a disabled man. Remember this post, the only way to get the message out there is to tell everyone how appalling this is!!! A message to the Directors, this could be your child or sibling in the future, this could even be you!
Absolutely awful property management company. Zero communication, never reply to emails even when you constantly chase, don’t care about helping leaseholders, constantly put up prices yet we get nothing for this and then fail to explain why the increase. Doing absolutely nothing to help with cladding - no details on funding progress, no details on when remedial works will start, no interest in supporting leaseholders through an incredibly stressful period. Tell different people different information. Just horrendous. If you’re looking at a property that they manage - avoid it! I’ve given one star because I had to but if I had a choice, id give zero.
Had a really quick and clear exchange with Lina. While I didn't get exactly what I wanted, I got a clear explanation in a polite and thoughtful way. This led to a compromise that felt satisfactory.
Really shocking. They never answer the phone and all one gets is an answering service. When leaving a message or sending an e-mail, they do not call back or reply to e-mails.
Crabtree have been useful and responsive on many occassions - especially Lina!

0 communication in almost 6 months is not acceptable by any measure. After many emails enquiring about our cladding issues as a matter of urgency and also 3 months of enquiring about remedial works due after a burst water pipe we still have NO response from several people at Crabtree Property Services. We as a collective have never experienced such incompetence and complete disregard from a management company.
I'm going to make it real simple: If you're going to buy a property and it's managed by Crabtree, walk away from it. This property management company is so bad, that people are considering taking a hit and selling their property for less than they paid for (because of course the cladding hasn't been fixed). But that's how desperate some people are. So how bad are Crabtree? About a 15% hit on your property value that's how bad. I could give you some examples. But then they'll know where I live and try to threaten me because that's what they do. They threatened people to try and keep them silent. While they do nothing to fix any problems. So trust me on this: If you show up to a place and it's being managed by Crabtree, just walk away. On one more thing: notice how the reviews here are either one star (the majority) or five star? What does that tell you? I don't know if the five-star reviews are fake. But the discrepancy is interesting don't you think? Especially when the five-star reviews name check employees. I guess they have to inflate their overall rating somehow...
Absolutely despicable company, money for nothing awfully managed with made up figures.
I was pleasantly surprised when I reported the lock to the main building was broken and within hours it was fixed and I had a reply. Thank you to Rachel! Similar to other recent reviews, this was way better than my previous experiences reporting repairs when I wouldn't get replies or see anything get fixed. Hope the new level of service keeps up so I can give 5 stars in the future.

Initially, I was not happy with Crabtree's management of the communal areas where I reside and found them extremely painful to deal with, however I have noticed a huge improvement in the last 12 months since Lisa took over as Property Manager and since Lina has taken over her role. Despite COVID, they have been quick to action issues that previous property managers just did not take seriously even though those issues were having a detrimental impact on the mental health of myself and other residents. They have really reassured me that they care about the development and its residents and I hope that Crabtree continues to operate in this way.
