NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April AVOID THEM AT ALL COST.

Got in touch in July and spoke to the accounts department as we received a backdated bill, advised to get in touch with my accounts manager Lina Meza. After sending all the information Lina put our account on hold while she looked into it, advised it may take a little while. All sorted with an apologie on the lenght of time it took.
Incompetent and unresponsive. They should not be allowed to operate and it looks like many others have found them to be utterly useless too.
A great service and understanding of time scales and a pleasure to work with. working with Agatha Amos and Naina Tailer predominantly but all staff helpful and friendly.
Agatha Amos has been exceptionally helpful to me, she has organised a gardening company to come and cut back the grounds which have been neglected for over a year. Agatha has been the only person I’ve managed to have any contact with, I’m a new owner at Lamerton Lodge. I’ve been very happy with the continued contact I’ve had with Agatha, she’s copied me in to her emails so I can be involved and oversee what’s happening. She shows great enthusiasm and a willingness to help people. I am very grateful she’s my manager. Claire Carter
I dealt with Agatha Amos who got the job done and quickly too. She responded to emails and put actions in place to resolve the issue. I work in a Local Authority and have dealt with Crabtree at various times over the years and have mostly found them to take action and be helpful. Agatha is a credit to the company. Thank you!
Awaiting reversal of a parking ticket for parking in my own demised space - I believe this is a breach of my lease - can you please get this reversed and refunded as soon as possible - really poor management by you guys here don’t blame the parking management company I would like my refund and the ticket reversed please
Worst company I have ever known. You don’t get responses to emails. A new build that is starting to look run down after only a few years. The property has not had any cleaners attending to the inside for over 7 weeks during the searing heat of July and August, despite the money which is taken for service charge. Feel totally embarrassed in inviting family and friends due to the shocking state of the place. Allegedly, the cleaning company have pulled out due to not being paid. Where is our money going? They are a con. Stay away from anything Crabtree.

The worst company on planet earth! Serious subsidence in the building that has been ongoing since early 2019. Impossible to get hold of anyone from Crabtree or get any response to any emails sent. The building is in a dangerous state that is putting the residents at risk. The staircase has started crumbling and the cracks are wide enough to put a fist through. Am terrified of Using the stairs. Soon this building will be the next Grenfel tower! Only time I hear from Crabtree is when the service charge is due. I’ve not seen a building like this even in the poorest countries…especially when I pay £1700 in service charge! What is the money spent on?
I had damage to my shop front Essex Cryo Wellness 47 Ongar Road brentwood Essex cm15 9au, this was caused by a faulty drain gutter above the shop, after dealing with Naqeeb Hussain at crabtree properties this was dealt with straight away, I would like to thank Naqeeb for his first class customer service on seeing this claim through from start to finish, thank you Steve, founder and owner of Essex Cryo Wellness, est 2018
I received a 'Final Notice' letter for unpaid service fees, although I make monthly payments. I telephoned the office and they were very helpful, and today I received an email from Lina, apologising for the system error and that the late payment fee will be refunded. I was really surprised and grateful for the good service and communication that I received.
0 stars should be an option. A bunch of cowboys, who clearly train their staff to be antagonistic. After taking a service charge for a property we no longer live in, even though we called to make them aware we do not grant them permission to set up a direct debit they still took the money and basically told us its not there problem to refund its the banks issue. No help what so ever from the uneducated people who work there. Today trying to speak to Sinead in the credit control team who decided we were to only talk via email at her convenience. Which is ridiculous. You've taken £1031 which does not belong to you. You purposely waited until the 28th of July to cancel the DD which you had NO AUTHORITY to set up in the first place knowing that the payment would come out 3 days later and thus it would still be taken. When called and spoken to in a normal fashion you constantly belittled and spoke to me like I was an idiot resulting in me losing my cool. You can't treat people like that, but then all the reviews for this company are shocking so if you are buying a property managed by these cowboys steer clear. My complaint has been lodged with the financial ombudsman as well so we shall see how that goes.
If I could give zero stars I would. I have become embroiled in the cladding saga ever since trying to sell my property and finding that mortgage lenders will not lend on it. I am stuck with an unsaleable property while Crabtree ignore my emails and calls asking for updates yet still quite happily collect their management fee. The fact that some poor devil goes through all these comments and puts a stock response to every single one of them, directing us to more email addresses from which no help will be forthcoming is typical of their so-called 'management' style. If you are buying a flat that Crabtree is managing, drop the process right now!
Power cut in local area affected central water pump which shut off in fail safe and we have had no water for 100 flats for over 14 hours on a weekend and counting. Crabtree out of hours useless and think I woke up operator at 8am in morning. No presence on site or engineer available. This is not even a cost of living or Brexit issue - this is simply bad management at a premium cost.
First interaction with this business who are our estate management company a week ago. A poorly managed zoom meeting where they attended without appropriate information and four emails later to the email address i was given without word of a reply. So far, dreadful.
Although our property is freehold most of the road I live in is leasehold and Crabtree is the management company for all of the communal areas in my Close. I have some trees that are invading our property which is managed by Crabtree. They arranged for the landscaper to come around to quote for the cut back works and when they received the photographs from the landscaper, they arranged for a specialist tree surgeon to come and inspect the property also due to the damage the trunk was making to our boundary fence. I have dealt with both Naqeeb and Hussain and I cannot fault their professionalism, knowledge and overall communication I have received whilst this issue is outstanding. Ideally I wanted these works completed by now as we are having works done in our garden, But I have tool on their advice to get this issue resolved properly. They have constantly Apologised for delay, which my husband and I am grateful for and we have a full understanding while this is taking so long and are happy to wait. Thank you both very much!
I have noticed a good and quick response from my property manager in the last couple of instances. So a big credit and thank you to both Naqeeb and Hussain for getting the parking light repaired and the drain all cleared up at Dehavilland Close.
