Crabtree Client review

I have been a client of Crabtree since 2015. Their service was initially good with quick and effective responses to issues, but this deteriorated significantly in the last 2 years. However, there has been a notable improvement in recent months and it is now back to meeting expectations. Looking forward to this continuing!

Hussain was extremely helpful

Hussain was extremely helpful I emailed regarding the outside light not working and the over grown tree within a few weeks or so the tree has been cut and the light fixed. Hussain was really happy to help and kept me updated

Incompetent and useless company

Incompetent and useless company. We are in a process of selling the house. They have been chased up by two conveyancing teams to send one email for two weeks now. On every call from our solicitors and our buyer's solicitors they said it will be done today, it will be done by 12pm, and never happened. Today was our deadline to sell the house, everything was ready apart of that email from Crabtree, both teams were chasing them whole day then we called Crabtree and we said to them that it needs to be done now otherwise the whole process will collapse. Finally, they sent that email after 3pm, but it was too late. Because of poor service from Crabtree we had to move completion day till Monday. We have hired a van for completion day which should take place today 12.11.2021, we have been charged additional bank fee for the delay and we had to put our staff to the storage (another extra costs) and everything because of that one email from Crabtree. Avoid this company because you may be in situation of loosing your buyer or you will be charged additional fees/costs because of their unprofessional service.

The person I spoke to was helpful on…

The person I spoke to was helpful on both occasions. He also answered questions I had raised via email, promptly and honestly. What he didn't know, he found out and quickly responded. The matter was of concern to myself and other residents who had not managed to get a response from other employees at Crabtree.

Hussain was amazing sorting out a new…

Hussain was amazing sorting out a new permit for me. Really swift emails and always so polite. Would be more than happy to speak to him again. However when talking to other members of the team eg reporting an issue with the intercom which was beeping and keeping me up all night this wasn’t fixed for 10 days. Just depends who you speak to and what issue you’re having.

I have never experienced such customer…

I have never experienced such customer service. I have remained a polite customer despite the relentless chasing of the conveyancing department. However, today I have been advised that I could currently lose my buyer because of Crabtree. I have been passed from pillar to post for almost six weeks with no answers. I am honestly devastated.

Worst customer service

Worst customer service, by the Crabtree team. We are about to lose the property at the last minute because of the highly unprofessional and improper work processes of crabtree management in sending across a simple document required by the conveyancing team. Its a shame that your team are really not aware of who their director is to get the relevant signatures. ​You are the reason for our property being slipped away from our hands. We had to lose all the hard earned money in the process till date, all credit goes to you. In this digital era, its such a disgrace on you that you could not get a single document signed from more than 2 months, despite several follow ups from more than 2 different teams. Take a pat on your backs for the crappy Service you provide

Kindness and efficiency

I can say, without any doubt, that Hussein has been brilliant, kind, efficient and extremely competent. He was very prompt at replying my emails and he is very attentive. I had some issue in my property and Hussain couldn’t have been more helpful.

Ask for Hussain if you want help!

Hussain Karimzadeh was brilliant in helping me sort out my problems quickly and kept me posted by phoning me to update me. I'm mentioning him by name because he's the first person I've dealt with at Crabtree who was helpful and knowledgeable.

Prompt resolution

I made an e-mail query

I made an e-mail query, and Hussain called me on the telephone straight away, and over the next couple of e-mails after we switch to a written formal request, the matter was completely and fully resolved. It was a wonderful experience, and high service standards. I am extremely happy, thank you.

Disgusting company I don’t know how…

Disgusting company I don’t know how they are still going. Property managers never reply to anything. The MD knows exactly what is going on but chooses to ignore. All staff and rude and unhelpful. We are still waiting for our service charge from April it is now September! No hallway painting since the building was up, no gardening, no window cleaning. No replies. Just awful. Please don’t use this company.

The WORST company we have EVER had to…

The WORST company we have EVER had to deal with in our whole lives. They owe us £650 and are refusing to refund any money. Absolute scammers!!!!!!!!! The managers and complaint “managers” are unprofessional, rude and the most unhelpful people I have ever come across in my whole entire life. I can’t even believe they are able to get away with this thing they call “customer service”?!?!?!? They don’t know what customer service is!!! Nobody is willing to help, they do not ever answer the phone, they do not reply to emails, they’re communication is non existent. If you are looking at buying somewhere where Crabtree are the management company, AVOID AVOID AVOID!!!! I can’t express enough how awful these people are, I would be embarrassed to work for them.

AVOID! AVOID!

An awful company. Sending us letters with an increase in fees year on year with no proper explanation as to why.. they're con artists. Communication is the worst possible. You might get an email response a month later if you're lucky. When you finally get a response, you're being told that my email has been forwarded to another colleague as they do not manage this department anymore. So you're waiting another month for an email response from the new person. The poorest service I've ever encountered in my life. They should be prosecuted. Have requested more then 5 times for them to fix the building doors and three years later, nothing has been done. They did send out an engineer twice and they haven't fixed anything. Avoid!

Security fail

This review is based on the fact that in 18 months we’ve only had one serious issue, and I’m afraid it was handled pretty poorly. The security door to our block was taken off its hinges and it took 10 days even to instal a temporary replacement. I appreciate that sub-contracting brings its own complications but for something as fundamental as security this is unacceptable.

Outstanding Service by Mr Hussain Karimzadeh

Mr Hussain Karimzadeh, the assistant property Manager, was very efficient and responsive in solving all the matters I brought to his attention in the previous week. He replied to emails promptly outlining what he was going to do solve the matter and when he was going to do it. He kept me posted throughout and circled back to ensure I was satisfied. Having been a leaseholder for nearly 10 years, I am pleased with his customer service and commitment. Hussain, thank you for your service and commitment. It is very much appreciated and warmly received by the leaseholders.
