I recently used the Tooting Bec branch of Marsh and Parson to sell my property and cannot speak highly enough of their Director, Angelo Mulholland. Angelo and Thomas Syms were reliable and honest in their dealings with me, they are both highly experienced agents who know the wider housing market and the local market well and understand the impact of the change in one on the other. Connor Marney, managed the on-the-ground marketing and sale of my property, an absolute star! Calm and reliable, unfailingly polite and hard working I felt really fortunate having Connor as part of my sales team. A big thank you to M&P, I have no hesitation in recommending you!

I worked with Marsh and Parsons to do a short-term lease. My agent rushed me to send over full funds (deposit and entirety of rent) immediately to secure the flat, warning me that I might not get the place otherwise, so I did. He wrote to confirm that I got the place. A month later, he said that I actually did not get the place as apparently the landlord was no longer renting it out, despite the contract and confirmation. He “generously” — that’s sarcasm — offered to refund the money. When he sent it back, it was short $1k. He refused to do anything else about it. Not only did he fail to fulfill contract obligations and screw me over that way, he also caused me financial loss for the privilege.

Reporting them to the Ombudsman

My experience with this incompetent, shameless and unprofessional company has gone on for three years. A few examples: - They arranged for their contractor to carry out a window repair job (cost c. £10,000). The job was defective and carried out terribly (including installing some single glazing, which also happens to be illegal) and it has come to light two years later. When I complained, their excuse is that it's not their responsibility as it is a third party contractor and that the contractor has also ceased trading, but that it's also been too long. 2 years for windows costing £10k is NOT too long. It is also a lie that the contractors have gone out of business - I have checked Companies' House and they have simply opened a new company and dissolved the old one. - Marsh & Parsons' relationship with third party contractors, for whom they bare no responsibility is unprofessional. I was accidentally copied into emails between them, where the tone is overly friendly and the emails are full of kisses and smiley emojis. This is being reported to the Ombudsman and you can probably infer what that means about the overall nature of the relationship between Marsh & Parsons and their third party contractors. - They cannot be trusted with any quotes they obtain for works needed. For example, I was quoted £216 to tighten a loose doorhandle. Let this be your guide as to how overinflated the prices are for larger works. - Based on the fact I have had five property managers in three years (they all left the company), and each one weaker and less competent than the previous, make your own minds up as to what kind of place it is to work. - If you are in the unfortunate position where Marsh & Parsons are your property managers, I advise you not to accept any advice from them regarding repair works. There is no evidence that half of the work I had done was legally required, or even to make the tenants' lives easier. - Mid-term reports sent to me had text that was copied and pasted describing a different property. This became clear when I read references to rooms/features that do not exist in my property. When challenged, Marsh & Parsons said it was just an honest mistake. I paid a lot of money to have a property report done but hey, so what if they couldn't be bothered to complete it properly. - Did I mention that they charge 16% + VAT? I am completely at a loss as to what they in fact do for that money, other than making landlords' and tenants' lives a misery. There are many more issues with Marsh & Parsons, which I do not have time nor space to outline. The rest will be resolved through the legal route and the third party contractors are being reported to Trading Standards.

DO NOT RENT A PROPERTY WITH THIS COMPANY

DO NOT RENT A PROPERTY WITH THIS AGENCY. They are liars and manipulators. My agent convinced me that the landlord agreed to a few conditions before I signed the contract, and then completely disappeared when it was time to meet these conditions! Also, my agent was supposed to meet me on the day I was arriving to the UK. She agreed to meet me on the 28th of august, not informing that it was a bank holiday. (It’s my first time living in london and I am an international student). Neither she, or this horrible agency were answering the phone, and there was no emergency contact. I was simply stranded at the airport with no where to go. I was forced to book a hotel. A respectable agency would reimburse the cost of the hotel because of the inconvenience and stress the agent’s mistake has caused. All the offered when the agent answered 3 hours later was an apology. Not only that, but they stopped answering after giving us the keys, and left us to deal with an uncooperative landlord that I deliberately breaching the contract (mould, not cleaned, stained). I have tried to come in contact with the manager of the agent but I have received no response. DO NOT USE THIS AGENCY.

Genuinely wish I could put 0 stars

Genuinely wish I could put 0 stars. Hands down the WORST real estate agents I’ve ever dealt with in my entire life. I would never ever rent or even look at anything to do with Marsh and Parsons. The worst part is it was not only 1-2 estate agents it was multiple over 2 years of non stop headaches and problems. All they care about is money. My house flooded as well as having the worst mice infestation you will ever see and rather than help me they tried to make me live in the flat even though it was deemed UNINHABITABLE. ALL the estate agents I dealt with at marsh and parsons (and there have been many) are void of conscience. They need to be shut down. Worst estate agents EVER. If you value your sanity and your value of life do not work with them.

Dangerous level of gross negligence

Marsh & Parsons is incapable to the point of gross negligence. Avoid at all costs, tenants and landlords alike. Achieving anything on the paperwork side requires hours of chasing them and months before seeing any results. The lack of attention from maintenance is dangerous. Our CEILING COLLAPSED and we are being told to wait until Monday and that there is nothing they can do. The agency is rife with “that’s not my job” to the point of risking the safety of their tenants. Our home is unsafe to live in and all they have done is send an email. Do not take the risk of living in one of their homes. If there is an emergency, they are not equipped to deal with it at the appropriate level. This is dangerous. M&P should not be allowed to continue as a letting agent while they continue with this level of negligence and complete disregard for their clients. Unacceptable.

Excellent property management!

M&P provides great property management services. As a tenant, I felt that the property manager was accessible and attentive to things that needed fixing. The communication is clear and timely and they employ excellent third-party contractors to get the job done. Definitely would recommend a M&P managed property; Derbhla is a star property manager! The renewals negotiations team is another story as they obviously favor landlords and the outcomes can be unfair for tenants. They can for sure benefit from taking a page out of the M&P property management team's book on communication as well as on how to better their interpersonal skills working in a service industry.

AVOID AT ALL COSTS

AVOID AT ALL COSTS. After numerous emails with the agency (Sara Fernandes), Marsh and parsons, they refused to give our deposit back or negotiate. They were claiming deductions that were not correct and all due to a misleading information between the agency and the landlord. I have emails, videos, pictures of the state of the flat when we moved in and out, issues we had and faults around the flat they never fixed. They wanted to deduct more than 300£ for cleaning and they refused to share the receipt ( We have a video that the flat was left in a prefect clean state) and they wanted to deduct another 300£ for a TV stand that was left in the property. We had the approval from Marsh and Parsons for this tv stand and they were saying that the landlord requested to leave this as it was. We never received that information whatsoever. It has been 5 months and we haven't seen a penny from our deposit until today, not even the amount that was not in dispute. - They asked us to pay an extra day on rent because we started the tenancy on the 27th September 2021 and we were moving out on the 27th March 2023, Never seen this before and when we gave the notice they didn’t even mentioned this, just chased it after the 27th of March 2023 - They don’t care about anything else but money and even with the TDS dispute they managed to keep £300 from us. - They will ignore you and treat you like you are stupid. Even with the dispute open they sent an email to a different tenant chasing for payment of the cleaning (DISPUTED IN TDS). - They are sneaky and they will try to get money of you in any way possible. - Be careful with your check in report and check out report: Check in inventory has 188 photos and check out 412, how is this accurate to tell the difference between when we took the flat and when we left? - There was nothing there about no bulbs working in the whole kitchen, broken chairs or stains in the carpet. We trusted this and we end up in a dispute for more than 5 months. - The internal communication they have is rubbish so keep any emails you have and never speak with them by the phone, or make sure they send you an email after confirming EVERYTHING. - They were a mess when we rented but the change from Jessica to Sarah was the next step to being completely unprofessional.

Top rental experience

After getting little traction trying to rent my flat out in Queenspark, I approached Marsh&Parsons. Within the hour Thaminah the rentals manager had visited me and instantly instilled me with confidence about this whole rental property. The following day, I was introduced to her negotiator and also a lovely professional chap came round to take pictures which were pretty much immediately published. I would highly recommend this agency and although I haven’t had contact with the sales team, if it is inline with the rentals team then this agency must be at the top of your list in the Queens Park region.

Marsh & Parsons has rented my property for the last two years. They are very professional and helpful. Charlotte from the Camden office is exceptional, she works with a great deal of care and has made the whole process stress free. I would highly recommend using Marsh & Parsons based on Charlotte’s professionalism.

Stay far away from them

Stay far away from them. Sarah Warmington handled my case and I must say all of these agents are crooks.. They tried to force me to rent out my flat to an inappropriate tenant which they didn’t even want to expose. Eventually I found out who the proposed tenant was and got the shock of my life. When I refused I got called all sorts of things by this agent!! And she tried to scam me on so much money as a punishment for not letting my flat (yes, I’m talking about 1300 pounds), and keep in mind that I had not signed any contract with them!!! Even the receptionist at the agency tried to stop me from calling the support centre by hiding the phone number with his own hands. Absolutely repelled by these criminals!!!
