Avoid Edzell

I have found a property in my area that was advertised on RightMove and had enquired about renting it. I enquired 27 minutes after the advert went live (4:30pm on a Friday). I accepted my fate and assumed I would be required to wait until the Monday before I heard back. Monday comes and goes with no contact from Edzell in regards to arranging a viewing or advising that the property is no longer available. So I send a follow up email to "chase up" the response as I wanted this flat. I then double checked RightMove again and found that in actual fact, the flat is now a Sponsored Property. I allow the week to progress with the hope that I will hear back, however this never happens. Fast forward to today 28/09, I make my way to the registered address of Edzell Property Management, where I am met with a scowl on the face of a member of staff who doesn't bother to greet me at the reception area, but instead decides to shout across the office at me asking why I'm there. I explain all of the above and proceed to tell the member of staff and her colleague that I replied immediately when the advert was placed and still haven't heard anything back. Office worker 1 proceeds to give up excuses as to why I may have been overlooked, despite me explaining that I have actually requested details from them on more than one platform. I also advised that I tried to get in contact via e-mail and phone (which when you try to contact goes to an immediate pre recorded message advising to contact by e-mail). Still I wasn't getting anywhere so Office Worker 2 blurts out, "Let me be honest with you, we've got 3 days worth of viewings booked for this property. Someone is going to make an application for it and will take it". I tried to explain that I should have at least had the same opportunities as everyone else considering I had requested details as soon as the advert was placed. I asked if I could make an application for the property without viewing it, to which the Office Worker 2 smugly turned and looked at me and said "Nah I don't think so". All in all a very poorly run office. Office Worker 1 liked to throw in excuses like, "He does the viewings, I deal with the e-mails" and "We get hundreds of e-mails for every property we put up". I would highly recommend prospective tenants and landlords to avoid this company and go with a more organised establishment.

WARNING TO ALL LANDLORDS & TENANTS!!! I have submitted a serious complaint to First TIER TRIBUNAL, Edzell Property Management will be investigated for Fraud & deception, there is substantial written evidence from both my tenant, Edzell themselves & my solicitor to support this case. EDZELL have used the covid situation to their advantage. They do not pass on rent to land lords, or return deposits to tenants through lies & manipulation. This has been ongoing for a year. They are unresponsive nor professional . Also be warned they are not regulated like good well known agents such as clyde , slater & hogg, etc , save yourself a lot of hassle and use a reputable agent, pay the extra for peace of mind . Landlords ask yourself " do you want to be going around in circles trying to get hold of your rent after your tenant has paid EDZELL "? Tenants ask yourself " do you want an uncomfortable relationship with your landlord hassling you for rent when you have paid it , but the agent is not passing it on to your landlord?" This review will be updated pending the outcome of the case. In the meantime stay well clear of EDZELL and stay safe . A note for EDZELL, don't bother replying to this review , you can reply to First tier tribunal once they contact you.

Excellent, Professional, Trustworthy

Edzell Property Management have managed my property for many years and are excellent. They do take a lot of blame for issues that are out with their control but it is reasonable to assume that issues do happen and I am grateful that they look after my property whilst I am away. Thank you to the team and I look forward to many years of being an Edzell client.

EDZELL have managed my property for a…

EDZELL have managed my property for a few years,but I cannot get a month of rent into my account, I am taking them to court for fraud, the latest is non payment of 3 months rent. This was because of a water issue 570 pounds later, which was a seal on a window which took 10 minutes and a piece of rubber. Also intercom problem 190 pounds and was never looked at.And that's not to mention probably over 7000 pounds of repairs over 3 years.Please don't use these animals.

A female friend of mine once went to…

A female friend of mine once went to sign a lease with Edzell. She had her young son with her. During the signing the manager of Edzell, Mr Orry Lovat, stated to my friend (only half jokingly) that if she was late with the rent "we'll break your legs". This was at a property on Ferry Road in Glasgow in 2008. I appreciate that that was a while ago now, but Edzell is a family run business to this day, as they proudly state, so I think this is still relevant. If you want to rent from people who would make a vile remark like that to a woman with a young child, be my guest. But I think it is further testament to the contemptuous manner in which they treat many of their tenants - evidence of which you can read here and in reviews elswhere.

Read before you judge!

Negative reviews are counter productive as people rarely leave positive reviews. This leaves an online trail of negative reviews where a company may actually be excellent. This appears to be the case here with Edzell Property Management. I have been using this company for over 15 year to manage my portfolio and I have never had any issues whatsoever. They always seek my approval for works before they are carried out, unless it is an emergency when they take care of everything for me. They use their own in house workmen to keep my expenditure down. They always provide me with a monthly statement of income and expenditure. Timothy and his team really are the experts when it comes to letting properties in Glasgow and before you read these negative reviews and believe them I would urge you to contact them and make your own mind up. Unprofessional and intimidating. AVOID!!!

I recently left a negative review about what I felt was Edzell's terrible business practices, late payments and lack of communication (similar to many many other reviews here). Within hours I received an angry phone call from their manager (during which he shouted over me and, oddly, told me I sounded 'old'). He demanded I take the negative review down, and that not only would he 'see me in court' if I didn't, but also that I "wasn't very smart" to put up a bad review when he had something I wanted (i.e. the money still owed to my mother) I said all I wanted was my mother to be paid the money promised to us for weeks and was told she would only get it if any negative review was removed and if he had in writing that it would not be reposted. He ended the call by laughing maniacally (which was so loud every customer of the cafΓ© I was in turned to look!) and hanging up on me?! Since I wanted the owed payment, I had no option but to remove the review and will, as promised, not be reposting it. I personally feel his reaction and what I believe to be unsettling & bullying behaviour speaks for itself, so will leave it there. Suffice to say, I do not recommend getting involved with Edzell's as a business letting agent!

AVOID

Myself and a family member rented a flat from Edzell for over 5 years. So I'd say I'm in a good position to offer some insight into the conduct of them and their owners, the Lovat family, so that others may be fully informed when deciding whether to engage with them. Here is a brief list of some of my experiences of Edzell over those 5 years; 1. On a handful of occasions during our tenancy, the manager of Edzell entered our flat using a duplicate key with no prior notification, something which I believe is illegal. 2. Charged us the full rent for a "Fully Furnished Flat", yet did not provide the full complement of furnishings and white goods stated on the inventory. What Edzell did provide was sub-standard and damaged. IGNORED all attempts at communication about this matter. 3. CALLOUS, IRRESPONSIBLE and NEGLIGENT conduct towards repairs and maintenance. At times we were left with wonky taps that didn't turn water on, door handles that didn't open doors, dangerous black mould in the shower room, large draughty gaps in the window frames etc etc. Our requests to resolve these issues punctually, or at all, were repeatedly IGNORED or disregarded by Edzell. 4. When our washing machine broke down Edzell forced us to do without for FOUR MONTHS under the pretext of "waiting for a spare part". IGNORED all requests to resolve the issue. Meantime, we were forced to hike our clothes, towels etc to a launderette. 5. Edzell repeatedly accommodated tenants who engaged in belligerent anti-social behaviour - pounding, floor-vibrating music throughout the early hours of the morning, three nights per week, for months on end. Edzell IGNORED all our written complaints about this and done absolutely nothing. 6. When we were flooded by the tenant above, with nowhere else to stay, Edzell left us in a sodden flat without electricity for THREE days in winter. NEVER offered alternate accommodation. NEVER repaired the flooding damage despite requests to do so. You may ask why we stayed? Because of our financial situation and health problems, we were unable to leave. Having read the other negative reviews here and elsewhere (all of which I have no doubt are 100% accurate), there seems to be a common theme with Edzell, that being their irresponsible and negligent attitude towards repair and maintenance of their properties, to the detriment of their tenants, and a proven track record for not responding to the concerns of their tenants. And it clearly demonstrates that what is stated on their website about tenants being important to them and quality service, is nothing more a well-spun fable. In summary, Edzell are a horrendous, odious company who caused nothing but stress and hassle, whose sole and utter concern is lining their pockets. As for the family owners, in my experience, rude, dishonest, and unprofessional. If you value your health, time, money, peace of mind, I recommend that you do not under any circumstances rent from them.

Very pleased with service recently received

Very pleased with service recently received when our toilet refused to flush! My husband reported this late Wednesday and the maintenance manager (Willie) came out on Thursday. As we are busy people, in and out all the time, my husband asked could he be phoned before the plumber came out. We have asked various service industries to do this before, with little success, but it wasn't a problem for Willie. Unfortunately, he needed to order a part and said he would be back on Friday to repair the toilet. In my experience, workmen are notably unreliable on Fridays, but, true to his word, Willie phoned my husband, said he would be with us in 20 minutes, and he was. He had other problems once fitting the part needed, but spent time fixing this and ensuring it was in working order before he left. He also took away the broken part. Thank you for your help Willie - much appreciated - as was the lovey bar of chocolate you left! I only had one square before my husband got his hands on it. Excellent service from Edzell and Willie

Don't buy a property with Edzell as the …

Don't buy a property with Edzell as the factors. They do not take care of the property. They don't answer phone calls or reply to emails. They say that they have carried out repairs but in reality they have not. Do not use them. They are not fit for purpose.

DO NOT BUY A PROPERTY THAT EDZELL FACTORS!

Lets be honest, no factor we've heard of is 'great' but after owning a flat in a building that Edzell factor I can safely say that they aren't even 'poor'...they are HORRENDOUS. As an owner I feel completely let down by the company I have inherited to look after our building. In my YEARS of experience I can tell you that: The negatives... - They DO NOT negotiate good deals on services - They RARELY reply to emails (1 out of 10 if you're lucky) - They do not supervise contractors (otherwise they would know that the cleaners don't CLEAN etc etc) - They do not carry out noticeable general maintenance of the property (broken windows, missing slats, cigarette ends are NEVER cleaned/repaired - Their communication with owners is non existent (not including bills) - Their fees are much higher than other (better) factors of similar properties - They do not adhere to their own Written Statement of Services - They do not think about tackling anti social behaviour (such as fly tipping), they just eventually pay ridiculous amounts to temporarily fix the issue - The management are defensive and rude and do not take on board complaints...it is NEVER Edzells fault - This is by no way an exhaustive list (I'll run out of characters) Positives... - After years of this beyond awful service at least we know what we're getting

3 years of renting as a student and very happy

I rented for 3 years as I was in Glasgow from India studying. Edzell were good at helping me to understand why they wanted ID and details from me. The flat had problems but they helped to fix them.

Nine painful years renting from Edzell Property Management

We rented from Edzell Property Management, Pollockshields, Glasgow for several years and during that time lived under increasing stress due to Edzell's unwillingness to do what they are supposed to do. We stuck it out only because it was a shared flat, we couldn't afford anywhere else close enough to work, and because we adjusted to lower and lower living standards. I've listed some of the problems we experienced with Edzell Property Management below: 1. No reply to emails to address basic maintenance 2. No action taken against noisy, belligerent Chinese neighbours (who also rent from Edzell) who made our lives a misery for the past year. Acts of vandalism, littering, and deliberate noise and shouting in the middle of the night were completely ignored by Edzell. 3. No action taken to do basic repairs. We had to do the repairs ourselves, including fixing the washing machine 4. No replacing of old, worn out beds, carpets and furniture (all were over ten years old) 5. No action taken to address flooding of our flat from the neighbours upstairs mentioned previously 6. We waited over six weeks one winter to get hot water working again 7. Staff rude or incompetent. Management didn't address problems passed to them. 8. No repairs or redecorating done even though the flat had been flooded previously years ago and the paint was left peeling from the walls and ceiling. I can't really emphasise how angry I am after all the years we paid rent to these uncaring people. You only need to read the mountain of negative reviews on google and elsewhere to see a pattern of uncaring and incompetence from Edzell Property Management. People aren't making this stuff up. If we'd had even one or two positive experiences with Edzell I would mention them here. So I'm talking about a consistent track record of abysmal service over years, not just an isolated incident. We're so relieved to unburden ourselves of this agency and have begun to notice how much less stressed we are in general now that we don't have Edzell and the unhappiness that comes with living in one of their properties. We rented one of their flats in Glasgow. You might recognise the orange Edzell To Let posters in many vacant flat Windows, for example. This is a genuine review based on several years of consistently awful experiences with Edzell Property Management. It is not written to be malicious, only out of the hope that it helps prospective tenants save themselves from what we've gone through.
