A lot of the fake reviews pertaining to CSM can be easily countered by the experience of the residents of Woodlands Manor apartments in Belfast. These people had CSM as their property management company. CSM turned their gas supply off for a year or more and decided to do little or nothing in getting it back up and running in a timely manner. These poor people had to go to leisure centres to have hot showers and could not even heat their apartments/homes during an icy cold winter. The cold kills, CSM did not care one jot for the welfare of these people CSM only cared about taking their money.
Terrible service ... I've been trying to resolve many issues (which our block of apartments experiencing) with them. Unfortunately the matters/issues haven't been resolved from beginning of November 2024 (now is may 2025). They very rarely respond to emails (sometimes after a month or longer) or if they respond, the answers are not to questions/issues mentioned in the emails;
CSM has been managing our buy-to-let property for nearly two years. Their tenant finding service is thorough, and they conduct comprehensive reference checks. Regular property inspections give peace of mind, and their maintenance contractors do quality work. The monthly statements make tax time much easier.
We had a very complex legal issue regarding the title to our common areas. Lisa was able to get it sorted out for us. Her legal knowledge is second to none.
CSM were our managing agents. After a prolonged period during which we gave CSM multiple examples of false charges raised and poor service delivered the contract was ended. For examples of their false charges and how we recovered £000’s please feel free to ask.
However after we ceased using CSM they have continued to hold our data for longer than is reasonably required and are in breach of GDPR. Ms Glennon the MD of CSM has been written to twice but no action has been taken by CSM yet.
A complaint has been submitted to the Information Commissioner.
I only had a handful of properties managed by CSM but my consistent experience would be to recommend avoiding CSM at all costs. Their culture from the top down is to ignore customer concerns. They raise erroneous charges for spurious third parities. They over charge for their own services. Poor service and high charges is not a recipe for success.
Jean was amazing, she allayed any anxiety I had from the outset and supported me with a solution. Nothing was too much bother for her, she showed an understanding of my situation sensitively. Definitely an asset to the Company, we need more people like Jean in these difficult times. Thank you so much again Jean for everything and for being at the top of your game, you were prompt and proactive and most professional with your support and guidance!
Absolute joke of a "management" company. The only thing they do well is take money off residents. In return for your money you can expect them to do absolutely nothing.
As others have said, they never phone back when they say they will and do nothing to resolve issues or queries.
The incompetence and lack of manners of the staff is astounding. Lee supposedly had posted a cheque to my home address and when I phoned two weeks later as it had not arrived I was then told that it hadn't been posted as Lee didn't have my address. Just one example of the many times they were beyond useless. Jean is probably the rudest individual I've ever had the misfortune to speak to - literally screaming down the phone at me because I dared to question the ever increasing management fees.
Thankfully I sold my apartment and never have to deal with these jokers again!
An update is needed. Firstly I am grateful a web site like this exists. There were points raised by others that explained issues I had and pointed me in the right direction. Accounts are inaccurate, insurances aren’t fully documented nor provided, appointment requests to view invoices were ignored, work charged for is unclear and costs excessive and the work shoddy, phone calls are not returned nor emails, no site visits are carried out. I waited a year for Lisa to call me back in 2020, two years for accounts after asking multiple times, two years for an AGM which are always after year end, I’ve been re charged balancing of accounts in 2023 from 2020 and 2021. I’m selling to get away from them. I could pay them and write it off as a bad job but their greed for my money and their interest in it motivates me to not let this go. If you think there’s no redress don’t be put off, I’ve already started reporting them and the first complaint stuck. The positive reviews … 5 in one day on 24th April, come on, I wish whoever wrote those reviews about their staff had helped me because all I get is I don’t knows or nothing from Hannah and David. I can stand by my review with facts, posting stuff if untrue just needs a little bit of investigation and IT know how. I’d never risk that, tying those relationships together is a breeze and risky for those involved if this company goes into a proper investigation. You know to stay away if you’re looking a management company, all these experiences are common and real. Parting comment, why do they never address these bad reviews? Look at other companies, they respond with a contact and a want to rectify. I’ve never dealt with any company as bad as CSM are.
Anyone interested in buying property with CSM as the management company I would seriously urge to avoid at all costs. I have decided to sell my property due to the stress of their incompetence.
You have to constantly ring them to get anything done. Even that takes months at a time. Horrible communicators, say they will ring back but never do. Their upkeep of the property is the basic bare minimum and to a poor standard.
Ring and they will knock off your calls. A lot of these reviews are fake too. I don't know a single person who has had a positive experience with them.
I could honestly go on all day about how horrible they are. It's a disgrace. I wish I could give 0 stars.
A very smooth AGM last week. Laura and Lisa were well prepared with all relevant information at hand. Shareholders were pleased with the services and documentation provided.
Absolutely useless. The managing director is new to the industry and it shows. This company could easily end up on spotlight one day for their dodgy practices.
