These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?
NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April

Absolute disgrace and I will never live in any building run by them, ever again. They are so incompetent I cannot believe they survive. Our once lovely development is overgrown, infested and overrun with flytipping/drug dealing. Crabtree rarely open emails and even after 2.5 years don't recognise me as a leaseholder. I've been literally begging them to let me pay my service charges but they just ignore.
I help out with our resident's association and when going through the annual accounts/charges there are so many errors and overcharges it is unbelievable. I'm not sure if they're crooks or just completely useless.
Please someone go undercover and make an exposé on them as I've no idea what they do all day - certainly isn't managing anything, they couldn't run a bath
Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for £170 and have spent 1 hour on the phone but no one has answered as yet!
Awful company they give me such bad anxiety!! Their staff are rude and sarcastic. They do the bare minimum, are extremely slow and ignore calls and messages. Please avoid them at all costs, if you are considering buying a leasehold managed by these cowboys DON’T DO IT its not worth the toll it will take on your mental health. The very fact that this John Osbourne bloke is quick to respond to every single negative feedback on here but not our actual emails is PROOF that they have their priorities misplaced. Its a cover up this company is a shambles!
The development where I am renting is managed by Crabtree and they are useless most of the time. On top of unruly refuse room, security issue and broken lift, the thing that upsets me the most is their attitude. Earlier this week the only lift in my block was broken (again) and was not repaired timely. I happened to have two dining chairs being delivered to me while the lift was broken so I called to ask when the lift will be fixed as I am on high floor. The lady on the phone first accused me of breaking the lift with the furniture. After I explained to her that it was broken before I even moved anything she rudely told me that if I move any furniture after it's fixed I'll break it again because of the weight limit. So two dining chairs will break a lift? Seriously? I then asked her what are people supposed to do when they move home - carry all the furnitures up and down the staircases? And the Crabtree lady dared to say yes!!!! I was in disbelief so I asked her again if she expects people to carry bed and wardrobe up and down 7 floors - and - she said yes and she does not see anything wrong with it!!!!!!! I would hire her as my removalist if she really would do that. I also checked the weight limit of the lift afterwards and it's 675kg. Stupidly I forgot to ask her name because I was already so angry and stunned. I don't think I have come across anyone more ridiculous, rude, unprofessional ever. I am so glad that I will be moving out very soon and no longer have to deal with Crabtree.
Terrible property, anxiety just to deal with ! Useless and unprofessional
Terrible company. I was not happy with maintenance on my street and refused to pay service charge and now due to this ive been referred to Property debt collectors. who are forcing me to pay and extra 250£ and they barely maintain the grounds. Bins in the play area are always overflowing seems to be only emptied once a month rubbish flying area and not sightly. When issues occur you leave your details for them to contact you and no one ever gets back to you.
Horrible company giving me bad anxiety just to deal with and getting fined unnecessarily. would not recommend don't buy a house in the area if it's managed by this company because its absolutely useless.
Also had a voicemail left by a lady from the accounts team horrible tone and at end of call she slams the phone down which was so rude and unprofessional.
I have just received a letter from my mortgage company asking for £2600 in legal fees accumulated because Crabtree could not be bothered to contact me about my service charge. I have had no contact from Crabtree until this. Have just received a really frightening package of legal stuff with CCJ's and court orders etc. Just tried to phone but guess what? No answer...
This company are a joke. Our estate management company (with three volunteer directors) have been battling with this shambles of a company due to a dispute of our accounts. We have now been told that, far from us being able to save our residents money, we actually OWE Crabtree money (over £700) for works that we requested but were never told there were additional call out charges for (over £150 for someone to come from over 50 miles away to tell us that we couldn't do what we wanted and £65 charge to "install" 3 signs on lampposts with cable ties). Not one person in that company told us about these charges until the accounts were submitted to us late. They're appalling. Even some of the minutes that we have received from AGMs looked like they were from an entirely different meeting,
We're now looking at getting rid of them.
Words cannot honestly even come close to describing how bad this company is, and i am not exaggerating! Utterly utterly aweful doesn't even come close. They provide the absolute minimalist service in return for extortionate fees that rise yearly. They offer minus zero customer service... They really do need to be shut down fast!

I have a leak in my flat coming in from the terrace area and have put in a claim with NHBC. NHBC requested information with regards to the building ie height, material etc. Information that I as a leaseholder won't have and Crabtree had to provide these. For the last 3 months it went back and forth and it was very difficult to obtain the information required from the previous property manager and a pure waste of time going from pillar to post. However, I have now spoken to the Senior portfolio manager at Crabtree Property who is great and very helpful. My understanding is that most of the property managers as well as our building manager report into him but he still took the time to personally look after my case and assisted me with the information required in a swift manner. The turnaround time was good and he also followed up with phone calls.
Currently live in a flat managed by Crabtree property, leak in roof reported a few months back, no communication about who or when it will be fixed, had to ring them to find any info (if you can get through) communal hallway carpet soaking right by my front door, every time it rains more and more water pours down the wall right over plug sockets. Still awaiting an update, little to no communication!
I have currently been living in a flat which is managed by Crabtree Property. I find their service to be appalling. There is no security cameras outside our properties. My car along with 3 other cars, were vandalised outside our property. My car itself was keyed along the whole passenger side, from the bonnet to the rear wheel arch. I called them and they said they could not do nothing for me, as there is no cameras and was asked to send images of the damage done to the vehicle, the damage happened 4th May, I sent the images and got a automatic reply back on 5th May and have not heard anything back from them. I have called them in regards to installing security cameras as couple weeks before this it seems someone had messed around with my tyres and there was no air in the tyre, I also have 2 young kids which I mentioned and it isn’t spare if someone messes around with my car. We pay a service charge, for them to come, there is spider webs in my hallway and outside my door, which I have to clean myself. The doors been damaged and no one has come to sort this out. What are we paying for if nothing is being done? My windows which are meant to be cleaned once a year are filled with webs on the outside and for someone who has a fear of spiders, I can’t open my windows. Overall Crabtree is appalling, and just take our money and not provide a excellent service.
