These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?
NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April

Absolute disgrace and I will never live in any building run by them, ever again. They are so incompetent I cannot believe they survive. Our once lovely development is overgrown, infested and overrun with flytipping/drug dealing. Crabtree rarely open emails and even after 2.5 years don't recognise me as a leaseholder. I've been literally begging them to let me pay my service charges but they just ignore.
I help out with our resident's association and when going through the annual accounts/charges there are so many errors and overcharges it is unbelievable. I'm not sure if they're crooks or just completely useless.
Please someone go undercover and make an exposé on them as I've no idea what they do all day - certainly isn't managing anything, they couldn't run a bath
Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for £170 and have spent 1 hour on the phone but no one has answered as yet!
I am exasperated trying to deal with this firm. I own a flat and have lived there now for five years and I have yet to have any sort of positive interaction with this company. Despite numerous requests, I have yet to be given any sort of contact details for my "property manager". Absolutely disgraceful. Yet they keep putting up their rates EVERY year and are very quick to write to you to inform you of these increases. I am now going to make a formal complaint as I have no other option. Steer clear at all costs!!! @John - I sent you an email. Kindly confirm receipt. JOHN- I keep getting a delivery failure to the email address you provided. Please advise.
Dehavilland close Northolt , when Crabtree acquired the maintenance contract they were very efficient they promised the hallways and exterior ares would be decorated every five years sadly this promise has not been kept.for many years now the interior & exterior areas have been a disgrace , window frames rotten where they have not been painted,floor tiles cracked and falling to pieces Walls discoloured and marked...this is the first thing my tenants see when they come to view...A great advertisement for a well maintained property ..... shame on you Crabtree
We had Crabtree at our estate in Ipswich. Totally useless. The only thing they excelled at was taking more money of us. Four of us residents became non stipendary directors. We took advise how to get rid of them and appoint a new management company. This we achieved! The new company excellent all residents happy. It was a lot of hard work but well worth it.
Anstey Road, Farnham. I reported a damp problem coming from the roof on 26th December 2019 - it has yet to be investigated (Sept 2020) despite the contractor being clear to them about what needs to happen. Meanwhile the problem is becoming increasingly worse and obviously will cost more to fix and put right. Emails ignored, or when responded to are really unhelpful and actions promised not followed up. Really disgraceful - very expensive and poor value for money. Really unhelpful and high handed. AVOID...
Laughable response from Crabtree as expected. The most 'interesting' aspect of which is that their bullying management team are so quick to defend themselves on platforms like this that I had a response almost immediately. Yet when you email them directly and request them to provide repairs that have been totally ignored for over 10 years, decorate the interior of the building for the first time since it was built WITHOUT DISGRACEFUL ADDITIONAL CHARGES or remove totally unreasonable CCJS from your account AS A PROPERTY OWNER WHO REFUSES TO BE BULLIED INTO PAYING EXTORTIONATE CHARGES FOR GROSSLY SUBSTANDARD WORK you get no response at all. Sound familiar in our current far right wing elitist controlled society? Wonder who is getting backhanders from their extortionate fees? The Leasehold Law is a licence to extort money and needs to be changed drastically to include fairness and maintenance work of an acceptable standard at a reasonable price
Crabtree is the worst property management company EVER ! We’ve had mayor ASB issues on our estate that they run and all They can say is contact the police of course the police get contacted but the problem is theirs no lighting and no CCTV nothing to deter criminal activity but they say it’s not up to the leaseholders to pay for that we had a stabbing in the 1/8/20 i’ve contacted them several times asked them to come and clean up the blood is very distressing to see every time you walk out your front door but still nothing they don’t answer emails or calls totally useless there wolves in sheep skin !!
Crabtree is the most useless property management company. We have 3 balconies that the glass explodesd without any human presence. We have been asking them to check the issues for months as it is extremely dangerous. Instead of taking care of the tenants who pay so much money service charge, they said it is not their responsibility and closed the communal garden. Then, they decided to cancel entry code for the garage, asking the tenants to buy a remote for 35+VAT each. We have been asking for a meeting with the managers of crabtree with no success. Maybe this will help? If you can, DO NOT instruct them.
Well what can I say? What an awful management company! Our communal area is disgusting. I actually get embarrassed when people come to visit. I find myself apologising for the state and smell of it! The carpet is a health hazard and after several attempts of asking for the communial fire risk assessment as there is oil/grease over the carpet, my requests have gone ignored so a formal complaint is my only next option. We haven't had cleaners in since 18th March which fair enough during lockdown but no excuse now! I spend 2 hours every other weekend out there cleaning as it gets so smelly and bad... especially in this heat! Horrendous considering we pay a lot of money for our service charge. Emails and calls go unanswered. Terrible service and upkeep!

My leasehold property is Managed by Crabtree and has been so since built in 2014. I have also been a Director, (sole), for over a year. My general experience, (up to now), has been fairly positive. There have been a few hiccups but generally it has been okay. I have had experience of dealing with similar companies in the past so I take the attitude to expect the worst but hope for the best.... I have to say that recently, however, the standard of communication from Crabtree has been abismal. No response from requests sent to our assigned Property Manager or indeed any other representative since 21st May. I have sent emails, text/sms and voice mails with no results. I am aware that we have all had issues surrounding Covid for a few Months but many sectors are beginning to return to some sort of normality and those who are still not, "in the office" have alternate arrangements... My experience just lately is awful. We have outstanding maintenance issues that require attention and without some sort of response from Crabtree I have only legal avenues to pursue. I have seen an email and name for John Osborn who is part of the Senior management team so have written to him. Hopefully I will get a response. 23.06.20 Recent update. Received a response from J Osborn in the form of an email... Apologetic and assured me that contact would be made shortly... Received a call from PM also apologetic and for a few days things seemed to be getting better only to deteriorate once again with total lack of response to emails... 16.07.20 Getting really frustrated now so sought out MD's contact details... Within 20mins I was having a phone conversation with the top man... Feeling confident that things will improve soon and be back to the standard I expect... Adding an additional 2 stars now as I was extremely impressed by the quality of the latest response... Who knows, maybe another couple if all my outstanding issues are sorted in the next few Months... Watch this space...
They are very poor at communication, they use long distance contractors and have increased leaseholders fees 150% in 8 years and 23% in last year alone. They fail to deliver on day to day service issues and their call centre is next to useless.They are inconsistent in their responses and arrogant in their management style. In our case they were appointed by the freeholder however the leaseholders are now looking to get them removed in the face of new fees being double forecast expenditure.They need investigating.
