I canโt rate Daryl enough for the experience heโs given me, heโs made it so easy to move here. Moving from Norwich was difficult finding somewhere, and it was a really smooth seamless process. Being from Heaton from where I came from and being able to locate me next to my mum.

I've been in touch with Ad Hoc for a while now, both Claire and Aaron have been great throughout.
Claire was super helpful in answering all my questions (and there were a lot!) and kept me updated even when things werenโt 100% confirmed yet. She was honest about what they could and couldnโt provide, which I really appreciated.
Aaron reached out to me about a new place and was quick to follow up with details. It was nice to deal with someone straightforward and responsive.
There were a couple of delays earlier on, but Claire took the time to explain what happened and made sure things were handled better moving forward. That really showed me they cared about doing right by people.
Overall, both Claire and Aaron were professional, down-to-earth, and easy to deal with. Would definitely recommend them if youโre thinking about trying property guardianship with Ad Hoc.

I had a completely different experience with Ad Hoc (Bristol) than the negative reviews I've read on here. The property wasn't great but was fair value or even slightly better than fair value. With a 28 day notice contract you can't go too far wrong, though it would be a bit unfair to Ad Hoc, whose costs must be front loaded, to go in too short term.
PLUS:
- Helped me find accommodation during the first Covid lockdown and went out of their way to do so.
- My impression was they were more engaged with the property than a lot of landlords and otherwise very professional.
- Seems like a good system for renters to get cheaper rent (or 'license fee') and property owners to have their property lived in to keep it more secure.
- Don't be put off by the term 'Guardian', there aren't really any more responsibilities than living in any shared house.
MINUS:
- Usual property sharing issues could occur, no more so than any other shared property (cleaning communal areas mainly). I dare say anything too bad and Ad Hoc would step in. The people I shared with were a pleasant bunch and good neighbours during Covid.
SUMMARY:
- I would recommend viewing before you commit, as Ad Hoc recommended to me to do so but wasn't practical because of covid.
- I found Ad Hoc to be a professional company and would definitely consider taking a license with them again if the need arises.
- It would be good to see the Ad Hoc business expand with more buildings.
I never rented with them, just got shown about, but my God that was bad enough, it was part of an old school that had been sectioned off, other parts of the school were still active, the person who showed me around was a maintenance guy who seemed clueless, informed me there had been tension between the school and ad hoc and local community so I should do my best to "keep a low profile and be seen as little as possible" and although there was lots of outside space I should "avoid using it if possible". There were about 6 shared toilets between 12 or more rooms, they were tiny first school children's toilets from when it was a school that had huge gaps inbetween the cubicles, the only sinks were in the toilet areas and there was one old disabled children's shower with a rusted filthy floor to it, I'm talking orange rust mixed with black mould, the kitchen has no appliances or storage space and all I could be told is this would be happening "soon", the maintenance guy told me he HAS to do weekly inspections and that he can't give any warning otherwise it wouldn't be a "proper inspection", I asked him if he knocks and he gloated he always does despite technically not having to, noped out of there hard, wish I took pictures and reported them looking back, saw one of the current tennants on my way out, he confirmed the guy doesn't always knock, sometimes just walks in like he owns the place and acts surprised when you're actually in which made that tennant suspect he was going in there randomly when he wasn't there more than he should, but hey that's what you get if you don't check the small print that says some weird guys can just burst in at any moment for a "random inspection" also gates were locked from 11pm to 7am so if you needed to go in or out at that time which you "weren't really meant to" then you could "just climb the gate" it was a right squat just one that you had to pay for, illegal immigrants luckily aren't allowed to rent with these guys due to documentation issues but I'm sure they will be thankful and end up in a much nicer slum.
I made two appointments with adhoc and both times, they never showed up. On the third time, they let a tenant show me around. When I arrived to sign the papers, which was the first time I had seen a member of the adhoc team, Claire failed to mention that the council were already looking into converting the property into something else. She also neglected to tell me that the water in my bathroom had been tested positive for parasites living in the system.
I've been let down at every opportunity with these guys and wouldn't recommend them to anybody
Once you move in there is absolutely NO way of contacting them whether it be maintenance, finance or otherwise. I have had several issues that were borderline health concerns; mold, leaks, boiler stopped working. Every time i called/emailed (10+ times over months) i was told someone would be there to fix the issue in a few days. nobody ever showed up for the remaining 6 months i lived in the property.
The role of this company is purely to get you in, once you're in your on your own. Due to a legal loophole they are technically not landlords so all the laws in place to protect tenants do not apply. If these same living conditions were provided by a traditional landlord you can be sure they would be out of business/behind bars within a week.
Avoid another person left without heating and lack of response from any representative ... quick to take the money but never answer when you need assistance. To top things off there was a leak which is still leaking and causing damp which now becomes a health issue . They are a bunch of crooks false promises ... dont use the London office bunch of scammers.
Awful company. Never reply to maintenance issues. We had no heating through Nov-Jan. Mice and rats. Water pouring through a light fitting. No one answers the phones or emails.
Disgusting. We shall see if I get my deposit back. I don't trust this company at all.

Disgusting thieving company, they stole my deposit because of Lisa Maguires error, do not trust them, worst company I've ever dealt with. They do not care about anyone but themselves! They take months to deal with anything and will lie and steal from you, well Lisa Maguire anyway, got more help from Sladana Cobanov. STAY CLEAR, DO NOT PAY DEPOSITS UNTIL HAVE KEYS!
Don't rent with them. The scheme is a really good idea, but Ad Hoc just ruin it. I've had to share the kitchen with rats for months, go without heating and hot water for weeks at a time throughout winter, been talked to in a very condescending manner and the list goes on.
I came back one day to find Ad Hoc staff using my ladders and another housemates step ladders without asking us. They basically help themselves to your belongings. Today I came back to see 30 or so people wandering around the house because it was an open day. We hadn't been given any notice, and one housemate was asleep after a night shift. So no notice, and my bedroom door left open while people wander around it unsupervised.
A reviewer mentioned the prison experiment and this is the experience I've had. I have been talked to almost like I was being interrogated. Ian (York office) knocked, then literally 2 seconds later was straight on the handle trying to enter the room. If you're a woman, I strongly advise you do not rent with them, some staff are a little creepy and will just walk in on you. They also wander around your room on a regular basis and help themselves to your belongings.
Since giving my notice by email, they just aren't responding. They haven't got back to me about topping up the heating oil, my deposit, or notified me about an open day. They will be reported to trading standards if they try to withhold my deposit and end up in the Selby Times!
Every housemate I have talked to has said the same thing. The scheme is a good idea, but Ad Hoc staff have made their lives a misery. I am yet to talk to someone that is happy with the service. And I honestly have no idea why the staff are like this, it's a shame.
Lived with them for 2-3 years. They started off as a decent, small company who had some nice places in London.
Fast forward a few years, they turned into greedy, nasty bullies who took on absolutely sh*** properties with an even shi***** attitude to boot. One of the places i was in got broken into while .i was there, they ignored my email until the police had to get involved. Another time i got locked in my flat due to the door expanding & they told me to call the emergency line, despite it still being office hours (couldn't be arsed). Never fixed the central heating & at the end of my time in the next flat i didn't even have hot water or central heating. I even had a gas leak and they couldn't be arsed to check it!
So glad I abandoned ship.
Where does that money go? Total scammers. Don't even bother!!
