Home sweet home

Came back from work and resting in my new wonderful home. I can’t rate Daryl enough for the experience he’s given me, he’s made it so easy to move here. Moving from Norwich was difficult finding somewhere, and it was a really smooth seamless process. Being from Heaton from where I came from and being able to locate me next to my mum. Thank you ever so kindly, Olivia :)

Helpful, Friendly, and Great Communication

I've been in touch with Ad Hoc for a while now, both Claire and Aaron have been great throughout. Claire was super helpful in answering all my questions (and there were a lot!) and kept me updated even when things weren’t 100% confirmed yet. She was honest about what they could and couldn’t provide, which I really appreciated. Aaron reached out to me about a new place and was quick to follow up with details. It was nice to deal with someone straightforward and responsive. There were a couple of delays earlier on, but Claire took the time to explain what happened and made sure things were handled better moving forward. That really showed me they cared about doing right by people. Overall, both Claire and Aaron were professional, down-to-earth, and easy to deal with. Would definitely recommend them if you’re thinking about trying property guardianship with Ad Hoc.

Deposit has still not been fully refunded

It has been 2 months since I moved out of one of their properties and they still have not refunded my deposit in full. My recent emails have been ignored and I now have to spend my time taking the matter further. On top of this, here are some things to consider if you are thinking of going with them. 1. The emergency number when there is a problem is charged at premium rate 2. The friend referral scheme is a lie. We referred multiple over my time there and were never rewarded this so-called finder's fee. 3. Rent (or 'fees' as they call it) increased by 25% in the last couple of years. 4. The staff in the office (as nice as they were) knew nothing about the building I lived in and a lot of our time was taken up dealing with and instructing builders who had no idea why they had been called to a job. Friendly service with terrible management. Taking advantage of honest people looking for affordable housing in London. They should be ashamed of themselves.

I have lived in an AdHoc property(Hull) for 3 months

I have lived in an AdHoc property(Hull, East Yorkshire, England) for 3 months. I deal with Martin from York who is a really decent chap that gets back to me immediately. I have met Michael(the owner) who again is a good guy. As soon as I met the owner he gave me his mobile and email address as well as his business partners. They have been today and picked up all the rubbish that passers by throw into our front garden. I have absolutely no problems with AdHoc whatsoever. Craig, Hull

I completely sympathise with the other…

I completely sympathise with the other Guardians comments. What seemed to be the perfect solution for me has over the last 12 months turned into a nightmare. The York office are arrogant, ignorant, condescending and patronising! Twice we were without hot water for over a week, on the first occasion it took 2 weeks for AdHoc & the clowncil to sort it out. On the second occasion 2 housemates fixed the problem in 5 minutes after a week of no response form AdHoc. One housemate was told that AdHoc check the rooms "to make sure you're not growing weed"!!! Really! Thanks AdHoc its nice to know that's how you think of your guardians!!! The house is full of adults over 30 who are respectful and helpful to each other. No one has an issue with anyone else within the property. Until AdHoc send completely inappropriate emails to all within the property, the tone is patronising and abrupt. Telling housemates to remove "belongings" from the kitchen area - hello! Does this mean we have to empty the cupboards of pots, pans and food? So what if we store other items in the cupboards - if everyone has their own cupboard what has it to do with AdHoc? Yet, when we have a leaking water pipe in the kitchen AdHoc (and the clowncil) did nothing! That's right, NOTHING! It was one of the housemates that turned the water off to prevent flooding. Ad Hocs response "you have enough kitchen sinks"....well AdHoc the washing up sink only has cold water running, the small hand washing sink only has a hot water tap that runs cold for a few minutes and then nothing, and the white hand basin is inaccessible due to the washing machine! So, in the kitchen we have no hot water to wash up in and have to boil large pans (which surely is a health & safety issue having to carry a hot pan across a kitchen to fill a sink. Plus the additional cost of having to heat this water!) One housemate has been told she has "too much stuff" - erm well she did move out of a house into a room....der.... and other housemates have been berated for using an unlocked room as storage - well AdHoc there's a money making opportunity for you, charge the housemates an extra £20 to share the use of one room for storage! It doesn't take a genius to work that one out! All in all my initial impression of AdHoc was brilliant but after 2 years I am sad to say that they don't care about the guardians and tend to see them as people they can dictate to. I am reminded of the Stanford Prison experiment conducted by Prof Phillip Zimbardo and the guardians are the prisoners!

I recently viewed one room in an Ad Hoc…

I recently viewed one room in an Ad Hoc property in Stockport, near Manchester. The room was an absolute dump with wallpaper ripped, no carpet, and they didn't even sweep the floor that was full of rubbish, but it was only £200 to rent, so I thought I can make this room habitable and live in it to avoid high rent costs. I work as a contractor in Stockport which is about 4 hours drive from home for me. It is impossible to commute and the cheapest bed and breakfast in Stockport is £40 a night . I paid the £100 for background checks and after that I read these reviews and changed my mind. Another thing that made me change my mind is a warning about pest control at the entrance of the property. Before signing anything about the online background check, I called Ad- Hoc and asked them to refund my £100 and explained that I didn't even start background check procedure. Their reply was that after escalation to the superiors, they are not refunding my money and they said, it is because the room was already booked for me which is a pack of lies in disguise. I call what they did to me the real name (theft). However, I am glad I limited the damage and only lost £100, it could have been the £100 and the £300 deposit as well as being with some violent and psycho lodgers, and it could have been the loss of my life or my limbs. I had a sneak preview about property guardianship with AD-Hoc for £100. "We live and learn"

I’m currently an Adhoc guardian and I…

I’m currently an Adhoc guardian and I would urge anyone to avoid becoming a guardian if you can help it. Yes traditional renting is super expensive but can you cope with strange men entering your private bedroom with NO warning? I’m not just talking about ADHOC workers but maintenance people from the council etc. I am a young woman and I find this very concerning. I’ve never really had a problem with any of my housemates- the majority are pleasant nice people but dealing with Adhoc has been a constant nightmare. I’m not actually sure what ADHOC do to give a service to any of their guardians. They don’t repair maintenance issues promptly or at all, they barely reply or respond to your concerns, they don’t provide any thing that you might require for a house share such as an oven or a washing machine or fridge. We live in a council properly and pay a guardian fee to ADHOC but get nothing in return from them in terms of value for money. Adhoc don’t provide the property- the council does so what actually are they spending the thousands of pounds that they get from their guardians every month on? If they find your bedroom to be ‘messy’ they may issue you a warning. I say might because they use this for some guardians and not others. I’ve received a formal warning for leaving clothes on my floor however I’ve known other guardians to have excessively messy rooms 24/7 yet have been left alone. It’s one rule for one and one for another and it’s very patronising being told to tidy your bedroom as a 25 year old woman. I can only describe being a guardian as super depressing, you don’t have any tenants rights and this is fully taken advantage of- I’ve known guardians deposits to be whitheld once they have moved out for no reason. On one occasion the shower room was out of bounds with no prior notice given to guardians and around 15 people were using once makeshift shower. This company should not be allowed to continue to exploit people in dire circumstances usually on the Cusp of homelessness.

Recommended in the South West

I'm an Ad Hoc Property Guardian in Bristol and have been for the past five years. My experience has been very different to those of the negative reviewers below. I've lived in two former schools and a disused care home, had some brilliant housemates and have found the Bristol Ad Hoc guys friendly and helpful. I've also saved a fortune in rent and bills. If you're looking for a place in the South West, dont be put off. It's worth a look to see if guardianship would suit you.

AVOID

I moved into an Adhoc property after leaving a violent relationship and needing somewhere cheap to move to quickly. It was good for this, only cost me £600 to move in and I was in within a week. After this I was involved in the court case surrounding the incidents involving my ex and had a few weeks off work where I physically couldn’t get out of bed. I was woke up mid morning regularly by the maintenance man letting himself in my property “to look around,” and when I kicked off he said I didn’t reply to him knocking and calling. This was because I was going through a really hard time and didn’t want to answer the door!!! The rooms stank of mould, there were no appliances provided by adhoc at all and I ended up cooking off a camping stove. The shower kept breaking and never being fixed, if our units were even slightly messy we would receive warnings and be threatened with eviction. The communication was seriously lacking and certain people were picked on by management and victimised whereas others were given free roam. Head guardian position was given to a violent, rude alcoholic who refused to let visitors to the property use the communal kitchens or bathrooms without me escorting them. No complaints I ever made were ever handled appropriately. Avoid at all costs!

Ad Hoc York, Dewsbury Museum

Hello, Being a property guardian is great.... until you have normal house mates or need anything from Ad Hoc. I lived in Dewsbury Museum since June,2016. Ad Hoc York takes care of it. Half a year was no problem. Then she moved in. Started Constraint complaint about everything… Long story short: after I was verbally and physically attached in the kitchen (May,2018) I reported that to police and Ad Hoc. Have Mr. Craig Mitchell (area manager) replay: ‘Please bear with me while I investigate this and I will come back to you as soon as I can.’ How da hell to live in a house with aggressive person when you can’t go to kitchen or shower..? And he never came back. BRAVO Ad Hoc York for keeping your guardians ‘safe’! I am writing not to complaint, but to inform: She Rachel Durrant still lives in Dewsbury Museum. Be aware she’s mental, don’t suffer in silence. Complaint or contact me too, violent behavior is not acceptable in any circumstances! and i hope Ad Hoc will behave!

One word to describe this company-…

One word to describe this company- AVOID From my experience, my case was not handled professionally and I would not recommend this company to others based on this. I went to view a property. Both me and one other person were viewing at the same time, both wanted to take it. It was agreed between us and the agent that whoever won a coin toss would be offered the property. I won the coin toss and so started to make arrangements to make payment. As soon as I won the coin toss, I went round the flat to take photos to show my family. Whilst still in the flat the agent said because the other customer had booked a veiwing previously which the agent did not show up- so she had complained and therefore they had to give the property to the other person instead. I feel very let down because I had ‘won’ fairly, and not only wasted my time, but also the flat was formally offered to me only to be taken away. I’ve followed up with some phone calls- only been offered a flat in the same building, but which is clearly not in the same condition as the one I had won, but for exactly the same price- not exactly what I would call good customer service or trying to make amends for handling a bad situation to begin with. I feel like they’ve dealt with one property and got their money from the customer- so they no longer care about the situation they’ve left me in.

Worth trying for a while but always have an emergency alternative

I am a guardian for Ad Hoc in the north of England and we do not have the problems I have heard of in London as the housing situation is not so desperate and they have to try harder to recruit occupiers. On the other hand that means the licence fee is sometimes not that much lower than a normal rent for a room in a shared house. I have a self contained bedsit which is a very good deal. I am though not happy about the way they avoided telling me that the fee does not include council tax, which it usually does in a guardian property, until I was actually signing the contract. Judging by the demand letters piling up in the hall, I seem to be about the only person in the building who is paying their council tax and I feel that Ad Hoc tacitly colludes in this evasion by not making the situation clear. The main problem with guardianship is that the property owner and the guardian company each see maintenance as the responsibility of the other so neither of them does anything. I have no confidence that anything would get done in an emergency. I also have a gripe about my January direct debit payment failing through no fault of my own, the money was there and my bank could not understand why it had not gone through so obviously there was a problem at their end, but the accounts office wouldn't listen and just treated me like I was trying to get out of paying. I explained to them that 2nd January is also a bank holiday in Scotland where my bank is and the accounts person made that disparaging noise that Londoners always make about Scots. I found this quite objectionable. By the way I have noticed that there are very few guardian properties in Scotland, probably because the tenancy laws there are harder to get around.
