I recently reported 3 maintenance issues to property management and Chloe Davies was the one who responded. Chloe was very responsive, picking up and actioning the issues raised on the very next day. Ultimately, all 3 issues were appropriately fixed by a maintenance staff the day after I reported the issues. A minor misunderstanding did occur during the process, however. I was first informed that changing the spotlights and tightening the toilet seat was my responsibility, while the maintenance staff will only be there to tighten the loose tap. But this misunderstand was quickly resolved when the maintenance staff arrived and explained that spotlight replacement could not be done by tenants and also generously helped tighten the toilet seat.
This is the worst property management out there. They will not listen to your concerns about any issues. I lived in Avalon Court- Nottingham, and the lift has been out of service for over 9 months!!! After countless attempts to get them to fix it, they did not comply. Awful in terms of catering to your needs and queries, but are the fastest to chase up on rent. Please please please do not book with this awful company if you like peace!!! If i could give them 0 stars, i would do it ten times over, im shocked how theyre even a verified property management company. I am a student who lived in a student accommodation and it has been by far my worst experience.
Unreasonably high service charges, withholding rent from the landlord, failure to provide relevant documents upon request, and owing the landlord over £17,000.

It was extremely hard to get in touch with UE to navigate the details of signing a lease. It took 3 months and constant follow-up emails and emailing other agents to get anything done. Expect 2+ weeks before any response, and no phone calls possible. Initially, I had not been given an Arthur account, and had to email asking for it when I needed repairs within the first week of moving in. My original email asking for my Arthur account to be registered was responded to 2 weeks later (and 1 week after I had emailed another person and they had helped me), and the response was snarky and unprofessional. However, after that hassle, things have gone much more smoothly. Chloe Davies has been managing the building I am in, and she is much more efficient, responsive, and unproblematic relative to the other employees I have interacted with. She responds to messages quickly and knows how to solve problems.
Had trouble with my sofa when I moved in and got amazing assistance from Karen who came in and gave it a nice clean, made sure I was satisfied and went out of her way to get me a sofa cover. She was very lovely, attentive and kept me updated during the entire time!
This was by far the worst experience of my entire life living here. It is not worth the stress it will cause you living in one of their properties. You are charged for laundry services that do not work and in-fact ruin your clothes. There are a lot of robberies as they do not want to pay for proper security. They illegally enter your premises whenever they feel like it with the the master key. They never do your repairs and mark them off as completed. They get cowboys to do any work that is completed. They never reply to emails. They allow strange people to roam freely in the blocks. They are rude. They will shout in your face. The water will go off and come out brown and yellow. The internet often breaks down. There have been electricity black outs and no sense of urgency. They allow anti social behaviour including drug dealers and prostitution. They will ALWAYS steal your deposit Don’t do it

Given the significant issues I faced, I strongly advise potential tenants to think twice before choosing Queensland Place and Urban Revolution. Their lack of communication, responsibility, and unfair financial practices can cause major disruptions and stress. Until they improve their customer service and reliability, I cannot recommend them to other students. Response to your first reply I contacted your management team a month before my term ended regarding my occupancy situation (72A). Your team offered me a new room via email but subsequently ceased all communication despite my multiple follow-up emails. Eight days after my initial term ended, I received an email stating that no new room could be offered and that I would need to pay for the overstayed period if I don't leave the room. Also, the team tried to deduct the money for 10 days from my deposit. This experience has been extremely frustrating and unacceptable as an international student, and it makes me homeless. I have all the email evidence.

Living in an apartment through this letting agency was a nightmare. Reaching them is nearly impossible as they don't take calls, and getting repairs done takes months at best. The flats they advertise are overpriced and much smaller than they appear. Even worse, the property managers are rude and unhelpful when you have issues. The communal laundry facilities are disgusting. Not only is the area constantly dirty, but the washing machine itself frequently breaks down. On top of that, expect hidden fees for cleaning. The lift also breaks down regularly. The positive reviews for this agency are fake. Don't be pressured into signing a lease – their priority is profit, not the well-being of their tenants. I had my property managers changing three times. The last one never bothered to reply to any of my emails. Always sent my rent but they can't bother to actually assist with my issues and queries. The current state of the housing market is so disgraceful that letting agency are getting way with anything!

So, my initial experience with Urban Revolution was a very bumpy ride, especially because my tenancy manager back then was not answering any of my issues or solving any problems. Fortunately, this changed when Chloe Davies took over this responsibility. Chloe is the sole reason why I have hot water for example, among many others. I would like to mention that since she is managing my issues on the Arthur app, I don't have any more issues. YES! THAT IS HOW FAST CHLOE IS!! Moreover, I found in my conversations with Chloe that she is a great professional, very friendly, with an eye for problem-solving and providing solutions. As an example, my window has been broken since I moved in and nobody managed to fix it - thanks to Chloe, who noticed that the internal maintenance team was unsuccessful many times in this encounter, she has scheduled an outside company to fix this problem. There is much more that I can say about Chloe, but the thing I would like to say to Chloe is a big THANK YOU for doing a great job!
Had an electrical issue with the fuses in my unit at wolstemholme square, and popped in at the concierge desk just to see how to get help about it and he came by my flat and fixed it in minutes!! He went above and beyond on a late night to make sure that everything was working fine for me! Thank you sir for saving my plugs:) if you need any help check in and see if he’s around and he’ll fix it right up for you.
My experience with Urban Evolution at One Wolstenholme Square has left me feeling utterly FRUSTRATED and CHEATED. Despite notifying their staff on mail about pre-existing damages with photographic evidence just two days after moving in, they still imposed unfair charges on me upon the end of my 7 months tenancy. Upon vacating the property, I went above and beyond, spending an entire night meticulously cleaning every corner of the apartment. Despite my efforts, I was slapped with a £143 fine for damages that were clearly present before my arrival. Even accounting for the possibility of general cleaning charges, which Urban Evolution claims to be £45 per hour, it is unreasonable to suggest that a studio apartment would require professional cleaners for a total of 3 hours. I speak from personal experience as a professional cleaner myself. It is evident that Urban Evolution's assessment of move-out charges lacks transparency and fairness. To anyone considering renting from Urban Evolution, I urge you to think twice.
